We stayed here for a couple of nights in early March 2025.
The room had good space and was comfortable. The bed was comfortable. The place was neat and clean and the appliances worked as expected. There was no wardrobe to hang clothes, but a coat/hat stand to hang things on if necessary. There was also a drawer available in a cabinet and a drawer in each of the two bedside tables to store clothing and other items. The hot water delivery was variable, with temperature fluctuating on one day, but perfectly fine and consistent the next.
It’s an older building, in good condition, set in lovely grounds. Given the older building there were not accessible power points beside the bed to charge devices.
There is a DVD player and DVDs in the cabinet under the TV. Don’t let the apparent keyhole fool you, turn the handle clockwise to unlatch.
If you are out after dark there is an outside light you can leave on. You’ll find the switch just inside near the top right hand side of the door frame.
A generous breakfast was included, together with a range of snacks.
The hosts were communicative and helpful.
Location is good, with restaurants, cafes and shopping only a few minutes walk away. It is also well placed for the Puffing Billy.
There was no wifi, but the phone signal was strong.
Off street parking was available. It is outdoors and unsecured, but well away from the street.
Your GPS may currently take you to the wrong place in getting here, depending upon whether you ask for directions to ‘Belgrave Bed and Breakfast’ or 11 Monbulk Road Belgrave. Apple Maps will get you to the driveway entrance if you seek directions to the street address, but take you to a spot on nearby Ena Road if you seek directions to the ‘Belgrave Bed and Breakfast’. Google and Waze work the opposite way around - for the driveway entry the plus code for Google is 39R4+X56 Belgrave, Victoria, and the latitude and longitude coordinates are -37.9075774, 145.3554005. I don't think it's safe and I wouldn't recommend bringing children or elderly here. Google stachybotrys mould.
I developed a bad headache shortly after checking in due to the strong musty/mouldy smell. It wasn't until two hours after checking in I noticed mould growing on the floor boards so I decided to check out for health reasons and because the smell was overwhelming even after I tried to ventilate the room. My experience was made so much worse because of the hostest and I hope I can forget this situation soon. She texted me endlessly after I checked out almost verging on harrassment and refused to refund any of the payment. I tried to give constructive criticism and told her the issues so she could rectify them but she became hostile, overly proud and accused me of insulting her rather than taking advice and acknowledging the problems. Please read other people's reviews on trip advisor - I'm not the first to mention the problems. The place is unhighgenic. The style is amazing but the furniture smells like it's rotting.
There was hair all over the bathroom floor, the carpet hadn't been vacuumed, the bed linen smelled incredibly old. Their were two packets of cheap rice crackers on the bench, a block of camembert cheese and an open vase of milk in an old fridge. At the price they're charging it's not worth it. Do yourself a favour and stay somewhere else.
As well as that, the bnb is located right next to two busy intersections with loud engines passing through. It's situated on a hill so all the noise travels into the bnb. I couldn't hear any nature over the sound of heavy traffic. It was like being in an old house next...
