This is 3* at best and certainly not a boutique hotel.
Good stuff first. The staff are great. Vangelis makes the best Margarita, Lovely Georgia who looks after you for breakfast and until mid afternoon, the 2 lovely ladies who keep everything so very clean and tidy. Artemis and Kostas.
The location is perfect as Koutouloufari is a lovely little place with just enough bars and restaurants. Piskopiano is a 5 minute walk with more bars and restaurants. Heard it was 10 minutes walk to the beach but also heard it's very busy there so we didn't bother plus from our balcony it looks a very built up area. Coffee with breakfast is good. First day breakfast you get a platter of all the a la carte food you can choose for breakfast during your stay. There was omelette, fried egg, scrambled egg, boiled egg, ham, cheese, bacon, sausage, beans, mushrooms, Greek salad !!
Comfy beds. Safety deposit box. Kettle with tea, coffee and sugar in the room (no milk). Free iced water from pool bar. The food is really good here. Shame they only serve until 1600.

Junior Suite Room 25. Nice views from the balcony. Big but disappointing living area with not much in it and a quite small bedroom off that. Air con is in the living area not the bedroom but it did keep it quiet cool most of the time. Bedroom is badly designed as if you opened the wardrobe door the other person can't then get past to get to the other side of the bed or get onto the balcony. When you open the balcony door it touches the bed.
Website description states "natural beauty and healthcare products". It's a soap box on the wall like you get in a Premier Inn and so cheap you can't get any lather from it. No separate shampoo, shower gel, conditioner and no body lotion which I was expecting from the description. Pool towels you have to pay €2 each for plus €2 every time you change them . Why do you have to pay !! The bloody Cicadas drove me to distraction if you sit on the beds under the trees . The black sun beds are slightly away so it was easier to block the noise out.
Breakfast buffet was ok with yoghurt, melon, rolls croissants, pastries etc. but it never varied
The pool was my bug bear with this place. The tiles just above water level in the pool were really greasy and dirty. Probably something to do with people not showering before they got in the pool so it's a build up of sun tan products but this should have been cleaned off every day. Some of us complained and were told it had been cleaned a week ago but 2 days later it was still the same. Very unhygienic. Although it did get cleaned the day we left. The steps into the pool are wobbly, especially the top step, and these are the only steps into the pool so no gradual ones to get in and out. The grass area next to the pool looks unkempt with cheap, uncomfortable sun beds crammed in.

Unfortunately, at that moment, there was no availability but, after a few lucky coincidences, I was finally able to make a reservation for 3 nights.
What to say ? ... my gut feeling was right 😊
This 20 rooms boutique hotel deserves a 5 stars rating, for design (see the photos, please), location (the small village of Koutouloufari is lovely and quiet and, moreover, 5 minutes walking from the beach !), staff (a big thanks to Dimitris and Smaro, the owners) and cleanliness.
We stayed in a Junior Suite, on the first floor, with sea view and our stay was excellent.
For the rest, the property has no private parking but parking lots can be easily found on the street.
As I am a perfectionist, I'd say that another mirror and a bigger bathroom would be very much appreciated but, also like that, there is nothing to complain about.

Rooms are run down and in need of renovation. Outdated appliances and decor. Cheap furnishings from IKEA or an outdoor supply store. Internet is extremely slow - a 4G LTE connection split amongst the whole property with the WiFi access point located outside on the roof of the pool bar facing the rooms. Pool has not been thoroughly cleaned in a long time. Breakfast was okay but not great. The staff are very friendly and try to work through the lack of support from the operator. It was made clear by the staff that the operator has less than a year remaining on the lease, so they are doing only the bare minimum and letting the property suffer.
