OLENIA Luxury Apartments Neos Marmaras — Hotel in Municipality of Sithonia

I had a terrible experience at this property and I strongly advise others to stay away.

I arrived in the afternoon, only to find a room that looked nothing like the pictures. The place had a strong mold smell, ants all over the floor, no functional air conditioning, and no internet connection, even though all of these were promised in the booking. The space was extremely small, there were no wardrobes, and it felt completely unlivable.

I immediately told the host about these issues. They tried to fix the air conditioning, but failed. I politely asked for another room – one without ants and with working AC – and was told they had nothing else available.

I then requested a refund. At first, I was offered 360 euros, which was a partial amount. I refused because I couldn’t stay even one night in those conditions. I made it clear that I wanted a full refund, or at least something fair considering I was leaving right away.

I booked a new accommodation at my own expense and left the property. Later that evening, I called to ask if they had decided on the refund. Instead of a response, I was told that I would not receive any money back and that I would be held responsible for any damages to the room in the coming days – even though I was no longer there.

This was outrageous, abusive, and completely unacceptable. I returned the key the next morning at 10:30 AM, and they still refused to refund me anything.

This experience ruined part of my holiday and cost me a lot of money. I did nothing wrong – I simply expected the basic conditions that were promised. I have reported this case to Booking and to the European Consumer Centre.

I am extremely disappointed with the experience my friends and I had with hotel Olenia. After traveling for 12 hours to reach our destination, we were informed on the morning of our arrival that our reservation had been canceled. The reason given was a supposed flood in the apartment we had booked.

The timing of this notification was unacceptable. We had planned our trip carefully and were left stranded upon arrival. This lack of communication and support is inexcusable.

We are absolutely furious with how this situation was handled. Given our long journey and the late notice, we were highly inconvenienced and stressed. This unprofessionalism and poor handling of the situation have left a lasting negative impression on us.

When we booked, we checked the reviews and saw a few low one because of people that dont understand a situation that can happen.. but still decided to book. We arrived 4 hours later than scheduled. It was not a problem and the owner waited for us until late to give us access to the apartment and to explain anything we needed to know. The apartment was amazing. We booked the loft apartment. With 31° there was no need to start the a/c once. It has an amazing balcony where you can have your breakfast in peace every morning with an amazing view. The whole apartment is modern and fully equiped. Coffe machine, toaster, microwave, cutlery, hairdryer. The only 4star is due to a disco/bar in the city that plays music very loud until late and people with soft sleep might be annoyed. We had a great experience overall....
