Only the property is nice, but no good property is worth if the services provided are pathetic and staff is cunning to the core. I have stayed in this hotel post-Christmas of 2021 and giving 1 rating, please read below if you are planning to book a room here. (I suggest to do booking somewhere else and utilize your money for good experience)
I booked the rooms in much higher rate than usual rate due to new year time but Nitisha who is a receptionist there were handing over the check-out receipt with normal rate. This was literally FRAUD. They took so much money but handing over the receipt with normal price. Upon questioning, Nitisha was not ready to listen, said she doesn’t know Maths, was misbehaving like anything and left the counter and went inside.
They mention complimentary breakfast will be provided in different booking sites but no breakfast was provided. There is no restaurant in the hotel. They give you one restaurant's contact number who takes at least an hour even if you order a cup of tea/coffee. Famafa doesn't provide any utensils to eat food, they will directly hand over the food to you which comes in polybag from restaurant.
They charge 2000 bucks for missing room key, but they won’t let you know about this rule in advance. They neither share this information over the mail while sending booking confirmation nor let you know about this at the reception or have the rules written at the reception. Also, this rule is not mentioned by Famafa in any of the booking sites from which they take booking. They have just written this rule on the back of the room door in the smallest font size. This is literally a tactic of looting people. People go to Goa to chill not to read your 20 rules which are written in font size 8 at the back of the door. Still if you want to maintain such rules, please have a practice of handing over a pamphlet at the time of check-in and highlight your unreal rules in that piece of paper.
Have experienced the above scenario and I totally understand taking fine for a missing room key (person who gets missing key could barge in the room) BUT you should charge a legitimate amount from the guests, Rs 2000 for a lock is not at all sensible. When we requested Nitisha that we’ll buy the same lock from market and give it to hotel, she denied to that as well and forced us to pay.
When we asked Nitisha to make us to talk to any manager or senior authority, she literally left us on counter, went and sat inside. We had to catch the flight but this woman had literally irritated us to the core.
Nitisha had literally spoilt our mood during our stay. She is unprofessional and cunning to the core. Famafa should have a better person on the front desk. I guess Khadin would do a better job than her. Kudos to Khadin who was helpful...

Excellent very neat and clean spacious rooms with all required amenities Best part with Famafa is the manager of this place Mr. Khadim. What a excellent manager they have very hospitable, always greets with smile, always ready for any help or assistance required. He is a one man army handling almost all the things from booking to check out. Thats why i say he is a one man army.. Pros Spacious clean and neat rooms Big bathroom with state of art sanitary fittings Good wifi network. Each room has one router as it is important here since the mobile connectivity here in this area is very poor Very close to beach Seamless check in and checkout with GST bill. You usually dont get in some of hotels here Free car parking. Here very less hotels have parking space Cons Commuting road to reach hotel is very narrow

Our intended plan of just staying for 2-3 days became 11 days as we could not find any other reasons to move to any other hotels or guesthouses in the vicinity. This hotel was beyond perfect for us. Refurbished two years ago, the huge property is located next to souvenir shops, restaurants, convenience stores, vehicle rentals and best of all, an approximately 50m walking distance from the beach right into the heart of the action. We had merely walked in and asked for any available rooms as we were having a horrific experience staying at another nearby property. We were shown a few options and opted for a double room with tv and fridge. Our room is huge and spacious beyond any standard means; more than 40m3 and have all the amenities we required. You can get netflix, prime video and any other channels connected from your accounts to the tv. The whole unit including the bathroom are very clean with modern shower fittings and good water pressure. A big shout out to Khadim, who accommodate to our every needs with prompt, efficient service and always with a smile! We enjoyed our stay tremendously thanks to him!
