Highly recommended for an affordable stay in Venice.
The location is ideal, just a short walk from the San Toma water bus stops on the Grand Canal, making it a great base and easy to get anywhere. Like much of this historical city, the property is old, worn and dated, but kept very clean. We had a "superior room" which was on the top (2nd floor) where the breakfast room and garden terrace is located (there is also one other bedroom on this floor). Our room was very clean; it included a small fridge, a small electronic safe (free) in the wardrobe, as well as tea & coffee making facilities. There was an air conditioning unit but this was sadly not switched on. We had unexpectedly hot weather for our 3 night stay 9th-12th May 2024 and came prepared with small hand held fans as we knew it was too early in the year for the air conditioning to be functioning. Our room had 2 windows which we opened during day time (they both had a fly screen to keep out any mosquitos) but we had to shut them at night due to the noise from the narrow lane below, however the property itself was very quiet & peaceful. Our bathroom was immaculate and the shower water was a good pressure and drained away quickly from the shower tray. Toiletries were supplied although we used our own. The included breakfast served by Marco was simply perfect and perfectly simple. We found Marco to be a very kind, gentle host who was very helpful with advice about our planned itinerary. He allowed us to leave our bags in the property after we checked out on the last day, which we appreciated. Read moreWe got good instructions to find the B&B and took the water bus to S Toma it was really easy to find from there. It possibly would have been quicker to walk but the chance of getting lost would have been higher. We arrived late and our key was left in our room door. We had a room with a bathroom in on the top floor where breakfast is served. The room was very clean and the bathroom modern. The bed was a little hard for our liking but that’s personal choice. The only slight negative was the water pressure / temperature in the shower. You either had heat or pressure not both! Though I think this may be typical in Venice. ||The next morning we went to breakfast and met the owner Marco. He is a very friendly person who gave good advice about where to go and about the floods that were happening at the time. Breakfast was tasty and fresh. With a choice of cereals, breads and ham and cheese each morning. It set you up for a day of exploring. The room could possibly be noisy on the floor during breakfast but we were normally first up as we wanted to explore. ||The location was central and easy to get around from with loads of nice restaurants and bars nearby. The fact it was just round the corner from the water taxi was great too! The number 1 and 2 both stopped so you had choice. There was a small supermarket just opposite too which was handy for any needs.||If we went back to Venice we would stay here again despite the water pressure as it was a great base...
Read moreOur fourth, and probably last stay here over the past 18 years, proved to be delightful once again. ||It is SO easy to access from the San Toma water bus stop and especially if you're staying in the ground floor flat, as we always have.||There's enough room for luggage and 'spreading out' a bit, which is always a luxury when travelling.||There was an updated bathroom suite since our last stay in 2013 and an air conditioner in the lounge now, and along with the one which has always been in the bedroom, we were kept cool during some hot, muggy weather.||The chocolate shop opposite has moved, (drats!), but there's a supermarket just along from where it was, which is well stocked and not expensive.||Marco was welcoming, as usual, but if you see an information sheet taped to the back of the front door, get your glasses out, (if needed), and read it. We didn't and missed the fact the Grand Canal was closed to water buses for most of the day due to a regatta.||Or better still, check with Marco at the beginning of your stay if there are any upcoming events which you might want to see, have to work your plans around, or avoid!||For location, great value and facilities, we have always - and still - find this flat...
