The most important info you need when booking this place is you can't check in early or leave your bags after check out. It's the only thing that can be improved there are lockers in Train stations but if u have a big luggage or peak seasons.. those lockers do fully used , yes all the locations and you will spend hours finding it and queuing it and it's not a very nice experience.. Other than that this place is a gem! Everything you need and a washing machine in the room. You can purchase laundry pod via coin machine. Also if you are in kyoto for a short stay, I recommend to stay near station or tourist area.. as this place is in kind of residential area and busses in kyoto during peak season are crowded and takes time.

The room is ok, but check-in is at 16 and check-out at 10 is too strict and non-customer-oriented. No luggage storage room, no breakfast, far from the station. But very clean anyway, and many nice things inside. There's kettle, hair straightener, tooth kit, slippers. No complaints about the accommodation itself, just the things mentioned above were crucial for us and this is the first time I see a hotel that works only 6 hours a day.

OWNER ENTERED OUR ROOM WITHOUT PERMISSION WHEN WE WERE UNDRESSED & IN BED!

I would be very careful when booking this property as the owner will use his key and access your room. On arrival, nobody was present which is common in Kyoto, you let yourself into your room. I had an important work call so needed Wi-Fi and unfortunately this didn’t work. I phoned for help twice and nothing worked. I contacted booking.com to inform them and went to bed. All of a sudden, I heard banging on the door asking about Wi-Fi, I shouted back that I was in bed and it was too late now. Without permission, the owner let himself into our room and it was at this point we had to ask him to leave and explain we were undressed. We left and got our money back because we did not feel safe here. Such a shame! Never in our 7months of travel had we...

Better than expected. Really satisfied with the service & definitely recommended for other Tourists & Locals to stay here. Private Parking available but you'll be charge 1000 yen per day.

Pros: Comfortable room , Complete facilities , easy to use & the room space is perfect, not too spacious & not too narrow. Not need to worry if you couldn't speak Japanese because the staffs could speak a good English.

Cons: Nothing especially. If there is , You need to use stairs if your room on level 2 or 3 because there's no Elevator in...
