Pros: accessible to/from airport by tricy at standard city rates posted on the tricy. Adequate for rates. Accepts Philippine senior card discount( total 32%) but need to ask and may have to help with how to figure out the amount to pay - no VAT of 12% plus 20% senior discount). Remember to ask for senior rate when dining out or riding public transport. Exceptions are the vans.. many don't offer discounts but not hurt to ask so long as one has Philippine senior card). Rooms start at second floor (no elevator). Room was clean. Bed ok without bugs post close check. Functioning aircon, hot shower and small flat panel tv with limited cable channels. Inn looks so much nicer than outside facade. Tricy and jeeps just outside main entrance. Can easily walk to bus terminal but not with wheeled luggage. Staff very helpful in teaching us how to "commute" to tourist spots. We paid local fees minus senior discount. Able to get to cagsawa and mayon rest house for fraction of cost of commercial tour trips.||Cons: very cramped accommodation. Noisy till way into night and early in morning (noise of tricy, jeep, and buses right outside. Bad sewer stench from bathroom drain. Bathroom was very clean. Had to use spray lotion to cover up stench. Towels were clean but no longer white looking. No face towels. Bring your own. Water from sink is not potable but no sign to that effect. Restaurant recommended around the corner was well appointed(table cloth chair covers water goblet etc) and bit pricey but menu did not offer Bicol dishes. We did not stay to eat. Read moreHad a 12 hrs landtrip, and u wanna take a rest and sleep first before Side tripping. When we arrived with my friend, guy receptionist there was so not friendly. Nakasimangot ang early in the morning. He asked me to fill up the form & just gave me the key. No any info given. Even the wifi details not given. Going upstairs I already saw their dirty floors. When we enter inside the room, before i ooen it saw mosquitoes 🦟 around. Inside the room it has also. What was very disappointed is it looks like big in the picture. I booked in Agoda. Room is too small. I don’t know why it is in Agoda. It’s a motel type. With not so very nice bed. Pillows smells very bad like it is never been washed. Bedsheet is color dirty white already. Toilet is disgusting. Too many rusts from faucets. They don’t have a tissue also. We tried to think & rest maybe 1 hr atleast. But we can’t help the smell of the pillows even i cover it with their blanket. To the management, i suggest that u change the pillow itself. Because even u washed the covers, it smells bad from within. Lot of improvements from cleanliness to attending staff specially the guy I forgot to take his name. It was May 2019 and most of the hotels are fully booked. One after another, all hotels are full. So using google, we are lucky to find this Lakwatza Inn, and there's plenty of rooms available.
