TLDR: all the 5 star reviews come from lazy pet owners who can't get away with being so gross anywhere else, and it's skewing the average rating way higher than the place deserves.
i've literally never seen a black mold infestation like this before, and i was a real estate agent in new york city for a decade. i looked carefully at all the photos on all the sites before booking, and they did not at all show the extent of the problem. the other low star reviewers are not exaggerating, the place is a health hazard. i was only offered two windowless rooms, one on the fourth and one on the third floor; in new york neither would pass health and safety inspections, they would absolutely be labeled uninhabitable and the owner slapped with a fine. i see other 1 star reviewers made the same complaints here and the hotel replied that they would fix it; 10 and 11 months later, they've done nothing. maybe the rooms on the other side of the hallway aren't severely water and mold damaged; they told me i couldn't change rooms.
i thought it was a good deal at 600 baht-ish for a private room and had to find a cheap place same day because the place i was in flooded, and two places i booked and paid for before this one either also flooded or tried to scam me by claiming they got flooded, so i had to fight for my money back later . . . everyone in the flood zones was rushing into the non-flooded areas, so there were fewer and fewer choices, just as my budget was quickly dwindling. if i could have left, i would have walked away without even staying an hour here. they simply should not be renting out the rooms i endured, the money can't possibly be worth getting reviews like this.
i thought i could tough it out if i only stayed in the room for a few hours to sleep, but the stench was unbelievable, i woke up with red bleary eyes and a sore throat/cough etc. the mold alone is a serious health hazard, exacerbated by the sink and shower not draining, many of the pet owners just lining their rooms with pee pads and never walking their dogs, and the cleaning ladies barely cleaning (dirty floors, dirty walls coated with pet spray and fur, the air conditioning filters had literally never been washed or changed).

Pros: • Convenient Location: If you have a vehicle, the location is great for getting around Chiang Mai. • Spacious Rooms: The room was roomy enough for two people and offered plenty of storage space for luggage. • Basic Amenities: The room came with two free bottles of water, and the bathroom had dispensers for shower gel and shampoo.
Cons: • Parking: While there is parking in front of the hotel, the spaces are limited. If you arrive late, you may need to park on the narrow street outside the hotel, or there might be no spaces left. • No Elevator: The hotel is a three-story building with no elevator. If you’re traveling with heavy or large luggage, be prepared to carry it up the stairs. • Hard-to-Spot Entrance: The entrance to the hotel can be easy to miss. If you’re driving, slow down after the intersection; it’s located between the Chinese cemetery and the market. • Bathroom Sink: While the shower was well-equipped, it would be better if there were a soap dispenser and hand towel available at the sink.
Suggestions: I appreciated the hotel’s use of a tablet for guests to fill out their information via Google Forms, but the design could be improved. A multi-field input form would make the process much smoother compared to a single input box for all details.
