I stayed at the RedDoorz Plus Hoenhao Boutique Hotel Ratchada for five days and I have mixed feelings about it. On the positive side, the room was huge, quiet and had a nice kitchenette with a mid-size fridge and a prep area. The pillows were nice and the a/c worked well. Room service was provided everyday including fresh towels. The front desk team was friendly, too. The hotel is also close to a Big C Extra supermarket, an outdoor food market and the Thailand Culture MRT. This RedDoorz is also a very good value.
However, there were also a few drawbacks that made my stay less enjoyable. The wifi was very unreliable and kept crashing, despite having 3 routers in the hotel -- this occurred virtually everyday. The king bed was hard as a rock, even though it was relatively new (it could use a foam topper). The kitchenette lacked some basic utensils, such as knives, basic cooking supplies, a microwave and needed more plates and silverware. The location was not very convenient for sightseeing, as it was off the beaten path a little in north Bangkok. I had to take Bolt to get everywhere and often got stuck in traffic for 30-45 minutes. But you are likely to see zero tourists in this part of Bangkok!
Also, with a few upgrates (wallcoverings, rugs, enhanced kitchen, paint touch-up, foam mattress topper), I believe the owners can list this property on AirBnb with much success. Clearly an updated, modern property like this has much appeal to the new generation of travelers. Whether RedDoorz will allow that remains to be seen. They do rent the rooms out monthly as posted on a sign outside of the hotel -- however, they need significant personal items to make workable.

It’s located in the very local area far from the main road so pretty quiet. However, the building and wall doesn’t block any sound so the first night was a disaster for me. The family above me makes a lot of noise at night and I can hear their child running back and forth, and sometimes shouting. The flooring is not covered with blanket so very easy to hear the sound of walking and running. And the sound of motorcycle was not shut by the window in three morning. I recommend not stay here if you’re sensitive to noise.
The rest of my stay was ok and didn’t suffer from noise above my floor anymore. Probably because they were gone.
There are many food stall within few minutes walking. I enjoyed buying different local food for breakfast.
They provide daily house keeping. The staff is at the first floor during business hours but they don’t speak English. The house has official line and WeChat available in English and Chinese so if you have any questions or requests you can communicate without any problems.
Laundry is 50B per basket which I’m very grateful during my stay.

The people are so humble and down to earth. The owner of this hotel is living with her family. Such a wonderful family. We made a request that we will be able to check-in only @ 12:00 AM in the early morning, they understood our situation and waited at the reception with the keys just for us to welcome and explain about the hotels and nearby sight seeings.
The rooms are super clean and spacious. I would RECOMMEND this hotel with all my heart to everyone who asks for a safe and clean and affordable budget friendly hotel.
I will visit again, if I get another chance to stay in bangkok.
