Bruna (the Italian mamma) & Marco (her son who played professional rugby) are the perfect hosts. Very friendly & chatty. Fabulous breakfast! Rooms are nicely decorated. We even had a teddy bear on one of the beds, which was a nice touch. We had a room with a newly refurbished bathroom, which was lovely. Tea/coffee & kettle in the room. There is parking round the back down a small alleyway which was a bit hard to find & difficult to maneuver. Very close to town. Right next to a lovely park, plus pubs & supermarkets.

We had a really great visit, one night in room 4 right at the top. Bruna was the nonna we all wish we could have, her son gorgeous and we were lucky enough to meet his cute little girl. I've no complaints, it's quaint and old fashioned but in a positive way. My only complaint is that there was no shower gel but a quick trip to Lidl solved that. Breakfast fabulous and the off street parking a bonus. We'll be back, just see see Bruna x

The hotels in Warwick are expensive and having stayed in a few, the standards are disappointing for what you pay .|This was not the case with Cambridge Villas . Although it does not look like an impressive hotel from the outside when you enter you soon realise you are getting value for money .|The Italian family who own it are so friendly and welcoming you want for nothing.|We stayed in a room which was immaculately clean and provided all the essentials. The beds and bedding were very comfy and although slightly on the small side there was decent storage for clothes. We had a plentiful supply of tea and coffee sachets and breakfast was outstanding.|Parking is provided round the back and although it is a 10 minute walk from the centre I would still class it as easy access to all the attractions Warwick has to offer . |Overall it is the perfect place to stay when visiting Warwick. Outside scruffy so first impressions were not favourable. The stair carpet was dirty and worn, but the actual room was clean and the beds were comfortable. We were positioned at the back of the property and it was quiet and restful.|The staff were welcoming and pleasant. The elderly owner was rather sweet and her son was very friend. |There was no need to go hungry at breakfast, as you could have extra toast, a choice of cereal, fruit and yogurt. However, one small chipolata sausage and one rasher of bacon was all we got on each of the three mornings. |The location was perfect for visiting the local area including the restaurants, bar, river walk and the castle. This is in a lovely location for walking into Warwick. Good value for money, the bedrooms are spotlessly clean and spacious and the bathrooms are fresh with plenty of hot water and toiletries. A freshly cooked breakfast and free parking makes this a good base. |A couple of things to point out: access to the car park is not immediately obvious. It’s at the back of the house via a track next to the building; the downstairs living room/bar area is a bit shabby, a shame because this first impression doesn’t really do the property justice. ||But if you’re looking for somewhere cheap, clean, close to town with a good breakfast then...
