The 303 bnb is fabulous!
My sister and I spent 2 separate nights here last summer, and I have been meaning to write a review ever since.
Here is the short review version, for anyone who just wants the facts:
Location:
The 303 is easy to navigate to from the 40 freeway, without getting lost. It is in a peaceful residential area with quiet neighbors and a nice view.
Rooms:
The rooms are color coded, tastefully decorated, and very clean. There is a game room with a kitchenette and refrigerator for guest use, and a clothes washer and dryer in the hall. There is also a pool table and gym downstairs, and a balcony and porch with plenty of seating for guests.
All of the rooms are upstairs, which may be a deterrent for potential guests with limited mobility, but was not a problem for us.
I do not recall if the 303 welcomes child guests, but quietness is highly encouraged, and there was a large, nude painting in the game room upstairs at the time of our stay, which isn't necessarily kid-friendly.
Service:
The owner and host, Kim Davis, was incredibly welcoming and kind, and readily available if anyone should need anything. A friend of hers cooked a lovely breakfast for all the guests (everyone eats together) and she and Kim both went above and beyond to help everyone out, and make them feel at home.
Price:
The 303 was relatively cheap for a bnb of its quality, and for the experience we had there, it felt like a huge steal. That being said, we did not go during a busy season, and probably would have paid a lot more if we did.
Now, here's the longer version, for anyone who wants more details:
Location:
We were easily able to locate the 303 from the freeway into flagstaff, (only a few minutes drive) and there are plenty of restaurants on the way, if you need a bite to eat before check-in. The neighbors were all pretty quiet, and the house next door even had a sign out front, welcoming bnb guests from all over the world.
There is very little traffic on the street, but you're still not far from the business areas of flagstaff.
Rooms:
My sister and I stayed 2 separate nights, once in the Green room, and once in Purple. They were both fabulous, but we did like the green room better, as it was located directly next to the balcony, which gave us easier access without feeling like we might bother any of the other guests. As stated in the shorter version of this list, the rooms were exceptionally clean, and the beds were comfortable. Each room has its own bathroom and shower, (no sharing necessary) and there is also one ordinary restroom downstairs.
Service:
As I stated in the short version, the host was fantastic and welcoming, while still managing to let everyone have their privacy and space. Her friend who cooked for us was not only an excellent chef, but was also kind and helpful beyond what was expected.
We were given a code for the front door before our arrival, and a room key and welcome packet were waiting for us just inside.
When booking our stay, we were asked about any food allergies they should be made aware of, as the food is prepared fresh for the guests.
Price:
As previously stated, my sister and I stayed during a less busy season, so we don't have a good idea of the usual cost. That being said, the price seemed quite reasonable for how nice our stay turned out to be, and was much lower than the price of another establishment we stayed at, that we liked far less.
Our whole experience here was fantastic, and really boosted the confidence of us novice road-trippers.

Read moreMy lovely Wife & I spent four enjoyable nights at 303BnB Flagstaff, and we had a fantastic time celebrating our 15th wedding anniversary. Our reservations were from February 1st through February 5th, 2023. Our Hostess, Kim, was super sweet, extremely accommodating, and wanted nothing more than to make us comfortable and relaxed. Kim's attention to detail is fully beyond reproach. She has taken into consideration every tiny detail in designing her own Bed & Breakfast, and it definitely shows. From the fabulous artwork on the walls, to the in-house gym, to the fun game-room, to the welcoming atmosphere of the house itself - this B&B has it all! Breakfast is always right on time and certainly doesn't disappoint! Kim's cooking skills come to the forefront as she serves up delicious Eggs Benedict, fluffy pancakes, amazing omelets, fruits, and the deliciousness goes on and on. I can assure you that once you push yourself away from the breakfast table, you will not feel any hunger pains for quite a while! There's plenty of coffee and tea, as well as fruit juices, available. And from 4:30 to 5:30PM each evening, Kim provides a nice sampling of various cheeses and wines. It's a wonderful time to relax after a long day and visit with some of the other guest's that had the good fortune of booking an adventure with 303BnB Flagstaff. There's an endless list of entertaining, educational, and fun things to do close by. The spectacular Grand Canyon National Park is but a short drive, as is Grand Falls in the Painted Desert on the Navajo Nation. Walnut Canyon National Monument and Antelope Canyon are definitely worth checking out. Lots of good restaurants and bars are to be found close by. We chose to do some ax throwing and snow-sledding - both were lots of fun! For the kid in all of us, the upstairs game-room offers full-size Table Shuffleboard, a digital dartboard, and a tabletop video console that features a multitude of vintage video games such as Galaga and Frogger. Wanna watch a movie? No problem as there's a wall-mounted TV as well. Also in the game-room is a full-sized refrigerator with color-coded boxes on each shelf, so each room has their very own cold storage. Ice and cold water are at your disposal, as is a coffee maker and a microwave oven. There's a nice-sized upper deck that provides a nice place to sit and enjoy a cup of coffee in the AM or a glass of wine in the evening. Humphrey's Peak (clearly visible from the deck) is the highest point in the Coconino National Forest Kachina Peaks Wilderness area, as well as in the entire state of Arizona at 12,633 feet! And I almost forgot to mention that there's a billiard table (and ping-pong) downstairs by the gym. Each of the four bedrooms is tastefully appointed and nicely decorated, and each bedroom features its own full bath. They're decorated in specific colors, and we chose the Blue Room. Again, Kim's attention to detail is evident, as everything that a guest could want or need is right at one's fingertips. From the comfy blue robes hanging in the closet to the spacious bathroom with all the necessary amenities. There's even a personal-sized coffee maker and drinking glasses in the room. Everything in its place, and neat and tidy. The bed was super comfy, and each room has its own climate control. On the north side of town in an older residential neighborhood. A major hospital was only 4 blocks away.||- Exterior: Adorable. Better than new. Yellow with white trim.||- Interior: Clean and bright. The owners and innkeepers live on the first floor with 4 suites on the 2nd floor for guests.||- Our Room (the “green” room): Not huge, but still First Class. | - Bed was super comfortable (and I have trouble sleeping)| - Towels of varying size were soft and thick| - Even the toilet paper seemed more plush. 3 ply?| - A window seat overlooking the quiet street was a nice touch||- Breakfast: From scratch each day for all visitors at 8 AM. While that wasn’t always best time for us, it was understandable since Kim, the owner, handled everything by herself.||- Amenities: Plenty…some of which you don’t typically find:| - A pool table on the first floor| - Washer and dryer on the 2nd floor at no charge| - A large game room with a big TV and refrigerator on the 2nd floor| - Designer touches and whimsical art throughout the house| - The house was always very clean||- Hosts: Super. Perhaps the most important feature was Kim. Super friendly with boundless energy and a chef’s touch in the kitchen. I could never be an innkeeper. I’d toss half the tenants to the street, but Kim blended everyone so well we didn’t want to leave after 4 nights.||- Housekeeping: Whatever we asked for…we got. Basically, we just needed fresh towels and clean waste baskets.||- Parking: No problem.
