Rio Vista Resort — Hotel in Horseshoe Bay

This place is not a resort, don't be fooled by their false advertising! There are no boat Docks with lifts, no covered fishing pier, no water trampoline, the splash pads only work on occasion, the exercise room has black mold on the wall from a nasty bathroom which once had a leak that backs up to it. The public bathrooms are gross and very outdated as is the laundry room. There are constantly washing machines and dryers (out dated) that do not work. There are very few picnic tables and they are warped and in bad need of repairs. Swing and benches, railings, at the waterfront are missing boards. The dilapidated wood Docks are unsafe and instead of removing them or repairing, they put a couple of 2x4s to keep people from attempting to use. The Recreation Room smells like mold and mildew, very outdated. The miniature golf, carpet is ripped and torn, rendering it unusable. There are many palm trees that froze years ago and were cut down waist high and ugly stumps left behind. There are many non residents launching boats and jet skis and parking their trailers in non parking zones. The maintenance men's truck is badly damaged and is not street legal. The entire place is in need of lots of deferred maintenance. The Managers are terribly rude! Kim, the main manager authorized the maintenance men to hijack, illegally, our privately paid Wifi to provide it to a temporary resident who moved in next to us as there is no service at the front of the park, closer to the entrance. Also, allowed the same person to park perpendicular to all of the other rv's and within less than 6 feet of our RV. People speed up and down the road, to include family of the manager. We were there for almost 2 full years as weekend residents. I am a career Property Manager who grew up on Lake LBJ and we just kept hoping that things would get better but the opposite happened. Although the Management was willing to make amends for all that went wrong on this vacation, the place still is very rundown.

Our original RV space and throughout the RV park were very crowed and close to each other.

There was old furniture that had never been thrown out behind one of our RV spaces and the person picking up trash every day never attempted to either.

Two RV spots down from where we were there was an inoperable old RV, the side rearview mirror was broken and a hole in the middle of the RV. This looked to be abandoned and in super rough shape.

One of our spots had a septic located 3 feet behind the camper so all we smelled was you got it POO!

We rented a slip for our boat at $25.00 daily on weekend and $15 on Monday but it turns out that none of them are assigned or even show on the slips that they are rented. Even though they ask you which slip you want to rent when making your reservations anyone can park in your spot. What's worse is that the people there aren't aware that you need to rent those spaces and that you just can't park there. We lost a $1200.00 trolling motor because of an incident like this.

The internet was impossible to access to the point where you couldn't even enter a password even though Management gave you your own unique passwords

Lastly no cable. After the neighbor moved their RV he traced the cable lines and they had been cut.

So sorry to write this review but this property needs a great amount of updating for the prices they are charging at...

I normally don’t do this but felt the need to give others a heads up about this “resort”. First the only website is VERY misleading. They conveniently take pictures of the large condos and leave out the abundance of very run down trailer houses from the permanent residences on the property. The second misrepresentation is the lake front views, they make it seem like you have private access to the lake front but the reality is, you walk up to boat slips and that’s all. If you don’t have a boat it’s impossible to enjoy the water because you can’t walk up to the “beach”, it’s not safe for children to be around. We stayed in the Italy described on the website as being “over the top” with decor and one of their higher end condos and it was old. Like very very old, extremely outdated and my husband had to fix the couch himself because the back came off of it! The carpets on the stairs and top floor were FILTHY! It made me cringe to see my baby crawling on the dirty carpets. The maintenance men were always staring at the girls in the pool it was creepy and they would mow in the peak time of day causing dust dirt and pollen to swarm the pool area, which was also dirty inside. Basically this place is a glorified trailer park and I was disgusted we paid nearly $300 a night! Save your money and go to horseshoe bay or the Hilton and get actual lakefront and updated condos. Oh and the “rec” room was AWFUL! It smelled absolutely horrible, extremely dingy and gross and felt...
