Let me start by saying the view and the convenience of this inn to the beach are exactly what you pay for when you stay here. I shared a room with my mother and we each had our own bed and slept comfortably. The air conditioning worked very well, we had a lovely convenient patio on the first floor and our car was parked mere steps from our patio. The patio was lovely, the flat screen tv was wonderful, the mini fridge kept our waters cold the entire time so we very much enjoyed the beach. I cleaned the bathroom sink again when we got there with cleaning supplies I had brought from home as an extra precaution with Covid variants lurking. I was glad I brought them and I also sprayed the whole room with lysol. There was a hair on that sink and one on the bath tub. I found a half eaten potato chip on the floor accross from the mini fridge. How well then, could they have vacuumed before we arrived? Obviously they couldn't have mopped well either. I spent the entire stay in my flip flops if I wasn't in the bathtub or on the beach. The rooms looked and smelled clean until you take a closer look. There was a door between our room and the connecting room that when opened, had a piece of thick foam placed inside with the words "sound barrier" written on it in magic marker. There was no lock on this door. The door from the hallway had a lock on the door, a bolt, and a chain but we dared not leave anything of value inside because when you leave, you can only lock the door knob and if you then press on the door, you can see the light coming through the door jam. It would take 2 seconds to break into the room if someone chose to. You can leave through the patio after locking the main door but there is no way to lock the patio door from outside. There are two entrances to the hallway and they are unlocked 24/7. I didn't feel safe until after I slept through the first night safely although admittedly, I slept with one eye open. Upon further exploration of the area, it's a safe beach town filled with various Inn's that look much nicer than this one, though likely more expensive. The breakfast was enough for us there are more than enough hard boiled eggs, juice, coffee, tea, homemade muffins, and homemade oatmeal. All were delicious although the eggs were overdone because they were hard to peel. The day we left at 11:02, check out is at 11, the staff were waiting outside our room with baited breath for the keys which made me feel rushed. They had materials at the ready to fix the disgusting bathroom ceiling that looked ready to cave in not too far in the future. The water was always strong and hot but the bathroom is tiny and all of the room is outdated with paper thin doors, except for the patio door. The hot tub hours are 8 to 8 and kind of silly when you consider tge fact that most people stay on the beach until dark and don't want to sit in a hot tub when the sun is blazing. To address some of the negative reviews about the room, yes, it visually is a bit dated. But you're staying at an inn; not a luxury hotel. We found it to be old in a charming sort of way and more than adequate for what we needed. You're on vacation...go explore the town (easy 10-15 min walk) or take advantage of the private beach access. The room is for showering and sleeping, both of which it is great for. I did think the mattress was a bit firm for my taste, but slept great both nights, so it must have been comfortable.
Now, back to the positives. The beach access is unbelievable. The day we arrived was a bit chilly, and we had the entire beach to ourselves. After we were sufficiently cold, we had a 5 minute walk back to our room and a warm shower. You can't beat that. Parking is great - they have a full lot, which once you've driven through the main part of town, you'll very much appreciated.
Then there are the muffins. My goodness those muffins. I'd go back for those alone. The breakfast is a pretty standard continental spread - more than enough to hold you over until lunch (Bennett's is an easy 5 minute drive if you want a good sandwich) - and they put out the leftover muffins in the afternoon. I didn't grab a Mounds one our first day and regretted it the second I took my first bite of a Blue Raspberry muffin the next morning. They're that good.

In fact, the muffins they either make in house or bring in were excellent.||That being said, on to my review on my experience with the inn itself.||Out of employees I encountered, one older lady was very friendly, one younger lady smiled but said nothing when I offered a greeting while another older lady was just rude. I’ve been told that it’s a New England thing, but most New Englander’s I met on my trip were great.||We were drawn in by the pictures and reviews, and though I can honestly say that the room was clean, the room we were given was not one pictured on the site at all. |We were told we were receiving a garden view, that was in fact, the side of the office area, the roof, room windows, and security cameras (as pictured). |The room we were given has not been updated in more than 30 years. It smelled strange and I realized later that it is because the bathroom odors spilled over into the whole room. ||Within the room was a door that connected our room to another room. There was NO lock on my side of that door, which made me feel uneasy and only a thick “sound barrier” foam (pictured) separated us. |So although the place was clean, we were disappointed with the actual room experience.||I have a bad knee and hip, so safety is a concern for me. Which makes me feel I should say that the inner staircase is padded and carpeted which makes the steps more narrow, so I had to walk down them sideways, because only half my foot stayed on the steps.|Also, the outer railings to the stairs is plastic, so it was slick from the rain and I almost fell down the stairs when leaving with my...
