Local rules not enforced. There are no patrols to catch people blocking half an already small street every afternoon blocking your way home when it’s busy. Animals especially cats are left outside all day and night leaving disease ridden feces near walkways and outside doors. They will rarely pick up trash people litter on or near your property. The office will not send security when asked, especially when there is no security scheduled to patrol anywhere at night, good luck with neighbors committing property damage.

They need to reenforce their "no street parking" rule. They painted all sides of the streets red, that didn't help. The streets aren't wide enough for 2 way traffic if cars are parked in the street. They also need to take better car of their slopes between houses, overgrown dead weeds, overgrown bushes that look like trees. Brighter/better street lights. Other than all of that, it's a good place to live. Quiet for the most part.

Safe place to live, love the fact we have a park swimming pools a gym & a guard at the entrance office staff is great, very reasonable half the price of a mortage or an apartment. Sure you don’t own the land but does that really matter.

This used to be a nice and calm community. when I moved in they were strict on who they let live here, but now they let anyone live here. I have lived here for many years now, but lately the security here is not good at all. I don't feel safe living here anymore. there are always people getting drugged all day with loud music the whole day and night, they spend their time screaming at each other and cussing at everyone. My kids are always scared to play outside. and its always noisy even with my windows shut it does nothing to block the noise. I have called security on them many time and they do not want to do anything about it and just tell me to call the police. They are LAZY!! they used to be very strict but everything went downhill.I pay a very high price to live here because of the good these community homes used to be, but now my family and the rest of my neighbors (who are not the apart of the problem) don't get the protection and security we need. this solo year someone got beat up and people have been robbing the houses here. I have changed my review of this place for several factors I have gone through in the process of acceptance. To live here you have to fill out several pages of paperwork without knowing the dimensions of the lots you are interested in. I was told a space would be located for me by the owner after a nice talk then it took a month to get reviewed by the Regional Manager Jessica. The interesting part is that I had enough money to buy a new home and have 100K available with my job's allowance and they said I didn't make enough. I was never felt welcomed or informed on my process by Vidalia the office manager or Jessica who first greeted me. After giving them copies of my income, they never read them in the application packet and I was asked to resubmit my copies and told the next day I was not accepted. I feel I was unfairly rejected and the owner painted a false sense of hope of acceptance. I lost my home after spending most of my life watching over family and hoped to have a place to call home with my...

Covina Hills is a nice little mobile home community that offers basic amenities that you would normally find in a mobile home park. They have two pools and hot tub‘s outdoor showers a small gym and two club houses that you can rent out for a small deposit. One of the downsides to this place if you have children is they do not have a park on site while there is a grassy area and basketball courts there is no Play ground. Also they are pretty touchy about how your property looks, they have specific guidelines for the type of dog you can have, there is not very much additional visitor parking. They have additional spaces that you can rent at an additional cost for RVs Jetske‘s boats etc. they claim to always be filled up and your name is been put on a waiting list however if you drive by those spots many many of them are completely empty and have been for...
