“Downtown" KOAs are sometimes little more than parking lots with hookups. Not so with this campground: it has a fair amount of trees and the space between sites is decent if not roomy. The sites in the front are a bit tighter but have the taller trees that provide shade for the RVs. In the back of the campground, the sites are separated by grassy islands, so there’s more space, but most of the trees are shorter. Many of these sites are occupied by seasonal or full-time residents: we were probably placed in that area because we were staying for two weeks. The campground has the typical KOA amenities - propane refills, camp store, laundry room, a playground, and a pool - but it also has a hot tub, a covered communal patio with grills, and recycling bins (paper, cans, and plastic). The fenced dog park was pretty small and didn’t get much use. Most of us walked our dogs on the leashed dog walk adjacent to a small canal running along the length of the campground: convenient except for the mosquitoes. In terms of cell service, I was getting 15Mbps down and 8Mbps up with my Verizon Jetpack hotspot with MIMO antenna: good enough to stream TV although with pauses and periods of low quality, particularly in the evenings. My AT&T phone (which I didn’t actively use for data) got 63Mbps down and 12Mbps up. The campground is only a few block from the center of town: you could walk to several bars and restaurants. The Black Canyon of the Gunnison National Park is only 20 minutes away via US-50. We enjoyed our stay and would stay here again.

Paid $48 for a single night stay. Full hookups (50amp, water, sewer). We didn't have a reservation prior to showing up and were lucky to get one of the last spots. We stayed in spot 18 which is the first pull-through spot as you enter the campground. That meant we got some headlights and a bit of noise in the evening but nothing too crazy. The campground is one of the closest campgrounds to the national park but it's still a bit of a drive up to the visitor center. We were a bit late coming back down in the morning and requested a late checkout but our spot was already reserved. They let us park in the overflow parking behind the office so we came back and moved it before heading back into the national park. We walked over to the basketball court and shot some hoops and walked around the campground. It seems like about half the campground is permanent (or long-term) residents but everything is tidy and the trees offer some nice shade.

As with most KOAs that I have stayed at, this was a very nice campground as well. Neat, organized, and with a friendly staff. Traveling on motorcycle, we opted to rent one of the cabins with a bathroom and kitchen in it. Everything worked as it should, and was in decent shape. I won't say it was perfect - it definitely showed its age, with fraying carpets, loose molding, and kitchen cabinets that just appeared old, generally speaking. But for a good comfortable place to stay, it definitely fit the bill. Towels were noted to have some hair strands almost "infused" in them, but overall I would recommend this KOA to anyone else looking for a good night's rest, especially if you have your own camper or tent. This was our first time staying in one of the cabins, and I would book it again. Cabin was quite large, larger than I expected, with plenty of room for gear and / or kids to play on the floor, etc.

As with most KOAs that I have stayed at, this was a very nice campground as well. Neat, organized, and with a friendly staff. Traveling on motorcycle, we opted to rent one of the cabins with a bathroom and kitchen in it. Everything worked as it should, and was in decent shape. I won't say it was perfect - it definitely showed its age, with fraying carpets, loose molding, and kitchen cabinets that just appeared old, generally speaking. But for a good comfortable place to stay, it definitely fit the bill. Towels were noted to have some hair strands almost "infused" in them, but overall I would recommend this KOA to anyone else looking for a good night's rest, especially if you have your own camper or tent. I have LOTS to say &:I intend to tell it all... When I have time. Basically the management is... Poor (I'm being nice). Horrible people for public business setting because they are very... "Reactive" to... "Issues". A bit immature really. Somewhat ILLEGAL, & A WHOLE LOT OF IGNORANCE. No exaggeration! I NEVER sling mud unless it's literally crossed the LEGAL lines & they're to dumb to realize the common sense. No one can just deem laws because they want it so. The management gets very upset if legal threats are challenged. That's entertaining. The Defamation is WAY OVER THE LEGAL LIMIT, however. Extreme gossip with zero truth (I can prove all this BTW). The "female" (not a lady or woman or even b**) & her... Brother?? I think? No matter... They clearly have not been in a position of "POWER"... wherever backwoods they're from... Because they weren't there very long before I got stuck there & I witnessed the control monster come out so obvious I'm a little embarrassed for them that they don't see how 1. Illiterate it is to anyone who gets "grounded" from... SHOWING... for IDK exactly. The reason changed a lot & none of them were either legal, or made sense, or logical... unfortunately. But trying to get an answer would make them mad & I worried she would have a heart attack. Yep, WAY too much power for people who never had any & severely abuse it & use it for personal revenge. Especially if your IQ is "bigger" then there's is... They are fun to watch try to do maintenance. Pretty dumb. But my opinion goes right along with the visual care of the place. It's a clown car. I would go back if I was bored with life.... Or I had their job. That would be awesome & FUN. I would totally go all out to the tourists with "community stuff" & it would be so clean, cute & fun. Landscaping, everything. These people never smile, & I forgot... The "STORE" SUCKS! Mine would have all the basic needs, forgot to bring, stuff... & be OPEN when someone needs the MANAGER!! UGH! Anywho, it COULD be cool. Fun, popular, profiting a lot without greedy costs (just busy). It's too bad because it's really just not card about much. Just money... It's obvious because they charge different prices to people (in the way of POSSIBLE extortion. Seriously). They don't know how to cover that up. Pathetic because they probably don't know what real CRIMES are being committed & uhh... they sorta remind of middle school... how excited & cool it felt to shoplift candy. More daring & over confident... & Sloppy... But an extra $100/month, low key on the side under the table maybe... From 1 or a few & a couple more here & there off & on from the camper community each month, not in writing but sounds like a good deal. Especially those in town for work & make pretty good money... They have a deal for those type. Is anyone checking on these unqualified grumpy old narcissist illiterate siblings from somewhere that "didn't have no KOA place or nuthin'... They're just know doing what they want & they can have tantrums, punish the guests/tenants, & probably feel more superior than ever before because it's all over looked, under the radar, not noticable in small doses. IDK, could be wrong. But I would never want to defame someone so I don't ever say something unless I HAVE proof of my "claims". So I have MORE to say, other topics. I'll get back here when I can. This place is fun for sure... If psychiatry or Sociopathy is of interest. Just FYI... If the OWNER wants this info, no problem! I would accept the job if offered to (kidding, but not). Whatever as long as SOMEONE looks in here & fixes the...

The bathrooms are clean, the pool looked lovely and the RV/camper spots looked decent, so this might be a good place for some. It’s also reasonably priced in an expensive area.

For us, this place was a bust. We chose KOA specifically because we work as we travel and they have tent sites with electric (for a higher price) and WiFi.

The night we arrived in Montrose there was heavy rain and thunderstorms. The electric we paid extra for was out in the weather. This exposed set up works for RVs or trailers hooking up with an industrial plugin, but it’s super short sighted for the tent sites. I can’t plug my iPad, computer or phone into the electric and just leave them out on the ground in a thunderstorm. This is the first KOA we’ve been to where the electric at the tent sites has absolutely zero protection against weather like this. I’m not sure what you could plug-in as a tent camper (besides maybe an extension cord) that would be okay being left out in the weather. Montrose is known for sun, so maybe that’s why it was set up this way….

We ended up charging our devices in the laundry room and bathroom which could have worked, if we could have at least had WiFi. The website advertises free WiFi and we were given login information, but our devices couldn’t find it. We even tried walking in the rain up to the office. The LTE with Verizon also didn’t work here so we were unable to just use our own data. Luckily our work is flexible but this does put a damper in our plans for tomorrow.

Disappointed we picked the KOA and spent more...
