Potential guests should be more interested in charm than luxury here. Primrose House is furnished with lovely antiques, which means that the bureau drawers don't always open easily and you may have to climb into an old iron bathtub (lots of stairs and narrow passages also suggest that travelers with mobility issues should plan to stay elsewhere) but the total effect is warm and cozy. There are fireplaces in most rooms, but none in which you can build an actual fire. The metal mini blinds behind the delicate lace curtains are so old that they no longer adjust, so they don't block much light and your privacy may be slightly compromised. Only about half of the electrical outlets in our suite worked, and several lightbulbs were burned out, but the wifi, heat, and hot water were adequate. Our room was clean when we arrived but was not serviced at all during our two-night stay, although plenty of fresh towels were available. Breakfast was freshly cooked and abundant, but disappointingly humdrum--even the bread was off-the-shelf Kroger brand, and soft margarine rather than butter was offered as a spread. Scrambled eggs, fried potatoes, and bacon all were overcooked. On the other hand, when the staff was onsite (not often) they were very friendly and accommodating. The price was reasonable and the location--within walking distance of Nelsonville's historic district, and about half an hour from Hocking Hills' major attractions--may make up for some of Primrose House's deficiencies.

Street parking appears to be enough for almost 2 cars & is free~a pro along with very reasonable price. The door in rear, to enter, is not marked, except for directions on email. The Terrace room has a door that exits outside but they only allowed us the key that enters the kitchen and bedroom door inside-an inconsiderate inconvenience. Terrace room is a spacious room, with somewhat rustic charm, was clean, & cool, with a bent/broken curtain rod. Advertising was a jacuzzi ~I didn't find it, so I assume it meant the hot tub outside-didnt try to use it, because it rained. Food was mostly from Krogers, not homemade, but appeared decent quality. There is a refrigerator in kitchen with limited space, that is shared by the cook & guests ~ like it or lump it~ they will move your food to get their things in. Surveillance cameras monitor entry & departure ~not sure if the crime is that high or if selling information is that profitable.

Walking distance to a few nice shops and restaurants (2-3 blocks to a nice little square of town) It was so quiet that we didn't even now anyone else was there until breakfast. Our room was big with a full bath. The garden area out back was nice also

My husband and I recently stayed at Primrose for our wedding anniversary over Memorial weekend. We stayed in the Terrace room, which is on the main floor near the dining room. The room itself is very cute, charming and cozy. The room has a window air conditioner but the room stayed very cool and also had a box fan if needed. The shower had good water pressure and stayed hot after two showers. The parking area off the street was great. I don't want to bash this place but we were kind of disappointed. There was no greeting from anyone and no communication about where anything was in the house. The cons: -Ceiling fan didn't work hot tub wasn't up and running but was advertised to be the TV is positioned on the wall to the side, so would be difficult to watch from bed....maybe have the TV on an extender so it can come out from the wall and be turned to see from bed because I realize there were no other options for TV placement our TV didn't work. We brought it to the attention of the staff member the first morning of our stay. She told us she would inform her manager and let us know what the manager says, but we never got any follow up throughout the stay. We also called the provided phone number in case of any issues, left a message and never heard back. the only time any staff members were there was for about two hours in the mornings to cook breakfast and clean up. We didn't have any housekeeping service through our stay and no offers for fresh towels or to take out the garbage. There was an envelope on the nightstand to leave the housekeeper a tip, which we would normally do as we tip any service providers, but there was no housekeeping done, so we weren't sure why that was there as they didn't do any housekeeping during our stay. Breakfast was cold and the sausage links were only microwaved, so we didn't eat there the second morning, which is disappointing as it was a bed and breakfast. the other guests kept turning on the dining room lights and leaving the room which ordinarily wouldn't be a problem, but the lights shine right into our room so it woke us up twice. We had enquired about early check in and was told it would be possible, however on the way they phoned and said it would cost an additional $20, once arriving they changed their story and said $25 for each hour. We waited and explored the town and when we finally got the keys and went to the place we realized they gave us the wrong keys. After waiting 15 min in the heat to get the correct keys we entered the property. While it has a quaint and old fashioned feel, the functionality of staying there is severely lacking. The garden room in which we stayed had one of the worst beds you could possibly imagine. Completely uncomfortable and somehow tilted to one side, so if you are not careful you roll off. My wife got sciatica from one night in the bed. The sheets did not appear to be cleaned, we had the run of the place since no other guests were there (should have seen this as a red flag) so we explored and found a linen closet to change the sheets. Later we explored the hot tub which is not functional despite them stating that it is serviced before each guest arrives, only one jet was functional. The breakfast was edible at best and caused my wife gastric pain. There were no curtains or any such thing to block out light and even late in to the evening the room was extremely bright. I would avoid this place at all costs. Their refund policy is essentially non-existent seeing as you only receive a full refund if canceling a year before your stay, which goes down to half 2 weeks out. and none at all after. So If you are looking for unfit sleeping conditions, non functioning jacuzzi, gastro intestinal issues and the most awkward breakfast experience ever look no further! Primrose house...
