After staying awhile (full-timer) and not just a two day stay this rv resort is not worthy of the name Resort. We have been coming to the park off and on for a few years. They have let this park really go down in quality and care of park. Very disappointed They don’t keep the amenities that we pay for in working condition. You have to repeatedly request for the repairs to be completed. They don’t keep the lawn maintenance up and the grass around your sights are extremely high at times causing mosquitoes and bugs to be much worst. They changed lawn service companies but we’ve yet to see the new one. We bought our own mower to keep our spot maintained. Hoping for better lawn service than what has been done since we decided become a full-timer last year. Gates are always a problem keeping them in running order. We currently pay for climate control spaces and the big door on one side has been broken for over 2 months. It has a Bucket in front of it to keep the door from flying open and it doesn’t shut all the way. They said they ordered a new one but still no completion date. This defeats the purpose of climate control and what we pay for. A new management company took over a few months past and for the most part the changes we have had is increases in pricing of course. The positive in hopes of improving quality living is still way down the list of many issues. No dogs in the office is a ridiculous new rule for just a big square room with plenty of room so that our pets can visit staff and get a treat. The dog park is nasty needs to be resurfaced with fresh sod in many areas. It’s small to begin with but it should be maintained and cleaned daily and that doesn’t happen, as well as the park. They don’t clean off the empty sites or even clean them after someone leaves. If we start to see changes I will update my review and mention the improvements. Currently there is too many issues. But we can hope.
UPDATE: Still same conditions but even worst since storm. Did not hire a clean up crew in to clear debris. Staff has been clearing each day which is one maintenance man and two women that work office part time. We the full timers have tried to help in clearing our own areas. Still don’t have lawn maintenance or pest control. Mosquitoes are horrible. They are all over your pets as well as yourself. What was broke or not working is still the same. Grass areas are a foot high in some areas Dog park is same and worst with smell and mosquitoes are swarming our pets as well as us. Thank goodness for the skeleton crew staff that is onsite. The positive is the front entrance gate is working Thank goodness due to two recent cars break-in on different occasions. These cars were left unlocked so other than theft no damage to cars. Entry onto property was from entrance. There is cameras. We still have hope though.
Update 8/8/24 Storm debris is finally picked up and put in roll on dumpster. Trees that can be saved are leaning over untouched. The grass has been cut one time since I last updated. It’s now a foot tall at least again. The landscape beds have dead bushes and the weeds are so high you can’t tell where the actual landscaping starts and the weeds end. Mosquitoes are still very bad no pest control anywhere in the park area to help with roaches or mosquitoes. If it’s just a short stay it’s ok but for full timers or long stay Nope. We still have hope All that was broke is still not fixed. Lost a major light source up front at entrance so it’s very dark.
Update 8/22/24 They are now finally cutting grass and starting on landscaping improvements.
The door has been replaced on the climate control finally however, no door sweep, so it has about an inch gap at the bottom, allowing roaches, rats in and air to escape. That’s not proper climate control. Hopefully that will soon be added to the door that was just put on by a contractor. Automatic entry gate still working. Read moreBEWARE: multiple break ins in park! My husband and I have lived full time at this park for almost 2 years now. In the last year there have been at least 4 break ins with my husband's truck being broken into 3 times so far. This past Thursday April 3, 2025 my husbands loaded hand gun was stolen out of his truck. The first thing he did was go to the office to tell the manager. Our manager did not offer any sympathy or empathy, only asking if he had filed a police report. My husband had not at the time, he was more concerned with letting them know so the office could let the residents (a park full of families and elderly people) about a loaded gun being stolen. The manager stated he could not do anything without a police report and my husband did use profanity in the rest of the conversation due to being frustrated with the response. After the 4th break-in in a year he was mad that this keeps happening. The manager told him if he didn't like the park he could leave while pointing at the gate. We have spent over $20,000 in rent and etc at this park and you would think management would try to keep the long term guests happy. The first break in occurred while Nancy, the previous manager, was still here. Within 30 minutes of being told: she had made sure the police were on the way, sent a mass email to the park letting us know what had happened, and then she went to the sites of several people whose things were taken to ask what she could do. The current manager did none of these things. My husband went up there because the park should be notified of a break in and wanted the manager to let the residents know. This incident happened 4 days ago and no one has emailed the residents to let them know. The park has gone downhill significantly since BlueWater has taken over as the management company and since the manager was hired. I have seen the current manager walk around the park once during his time here. As a manager how do you make sure the park is running smoothly if you don't know what it looks like? Nancy rode around everyday checking on the park and the residents. If we ever had a problem, her door was always open. And now the manager has a large privacy screen in front of his door which makes him very unapproachable. She directly confronted residents about not following rules and got the job done. In the last 6 months, I have had to complain about the same problem at least 5 times before even an email got sent and then still had to complain on the same issue 3-4 more times. The park is not clean and maintained like it used to be. There are tree limbs piled up in empty spots, the grass by the pond is several feet high, sites are never cleaned when long term guests leave, very messy sites, dirty barbeque grills, and trash overflowing in bins and dumpsters. There are broken awnings, multiple covered sites that have no coverings due to the hurricane 9 months ago, and trash in the pond. The air conditioning has not worked in two of the laundry rooms for at least 10 months and now the gym air conditioning also doesn't work. The laundry room was 82 degrees yesterday when I was washing clothes. As well as belongings being stolen out of our vehicles, I have had multiple packages stolen from the office. When I have told staff I was told that the cameras don't work. The park says they have 20 cameras but they either don't work or are not pointing where they catch any...

I arrived on a Tuesday evening after office hours and was shown to my pull-thru space (#12 which is the closest spot next to the wall separating the rv park from the highway) for a week long vacation. Imagine how nice it was to begin a week long vacation by being awakened at 5:15am the next morning by a pile driver just on the other side of the wall on the highway.
I had a full day planned (Wednesday) so while out and about I called around and was lucky enough to find a nearby rv park that had one space available. I returned to Advanced RV after office hours, packed up, dropped off my paperwork on the way out. Long story a bit shorter - the manager finally agreed to look into giving me a refund despite it being against policy because I was very insistent that the only reason I left was due to the inhospitality of the rv park. I certainly didn't enjoy ending my first day of vacation by returning to the rv park in the evening after a very busy day to pack everything up (including large outdoor pen for my dogs) and drive to another rv park, unpack, etc.
No message from the manager but I eventually received a credit to my credit card.
In February 2016 I'd booked at $59.00/night for 6 nights ($318.60 after 10% off Good Sam discount) then changed to week long stay in July 2016 prior to arrival which was now $302.00 so I received a credit of $16.60. Instead of charging me $43.14/night or even the original $53.10/night I was charged the new increased full rate of $66/night for two nights (a total of $132.00) which resulted in a refund of $170.00 for the remaining FIVE nights.
A few more emails were exchanged between myself and the manager until he said "I do not feel that you are due anymore monies." A final email saying I was, at the very least, entitled to a rate of $66.00 less the 10% Good Sam discount (a savings of $13.20) never received a response.
The only positive thing about this experience is that I eventually landed at the beautiful and hospitable Southlake RV Resort. Funny thing is I only made a reservation at Advanced RV Resort because Lakeview RV Resort, Southlake RV Resort, Allstar RV Resort and South Main RV Park had no vacancies when I contacted them back in...
