Not Recommended – Very Disappointing Stay
This hotel was a huge letdown. The pictures online are completely misleading—the place is old, poorly maintained, and far from what was advertised. The pool was dirty, and the pump never seemed to be working.
Our room was in terrible condition: • We found a massive spider (about 20 cm in diameter) inside. • The shower was completely blocked, causing the entire bathroom to flood. • The room had a terrible, unbearable smell.
To make things worse, the reception experience was extremely uncomfortable. The receptionist constantly asked intrusive questions every day: Where are you going? What did you do yesterday? When are you leaving? It felt more like an interrogation than a warm welcome, making our stay even more unpleasant.
Overall, this was the worst experience we had in Hoi An. The hotel is outdated, dirty, and has terrible service. I would not recommend staying here.
UPDATE: It’s interesting that the hotel claims to have recently renovated, because if that’s the case, the condition must have been truly bad before. During our stay, the room was very dirty, and the bathroom was in an unacceptable state of uncleanliness.
No one mentioned anything about leaves in the garden—that was never an issue. However, despite their claim that the pool is cleaned regularly, it was consistently dirty. The bathroom drainage was also not unblocked as they state in their response.
As for the spider, it was definitely not just 5 cm—it was at least 15 cm or bigger, and I will be adding a picture as proof - I stand 4m away when I did the picture….
Additionally, I did not remain silent during my stay, and I strongly disagree with this false statement. If the experience had been as bad as it was, I certainly wouldn’t waste my time writing this review unless I felt it was necessary to warn future guests.
I have visited many hotels and have plenty of comparisons, and unfortunately, this was the worst one. If a hotel is clean, well-maintained, and free of unpleasant odors, I always give 5 stars. However, in this case, I cannot do that, as future customers deserve to know the reality...

There was even a small courtyard and shower out the back door of our room to enjoy complete privacy. A nice variety of choices for breakfast all prepared to order. The location is excellent. |The hotel is located on a quiet neighborhood street. 20-30 minutes walk to Old Town, 10 minutes to a nice local market and two small well stocked grocery stores. 10 minutes to several truly local food spots. The garden surrounding the hotel is beautiful.||Above all the entire staff is warm, welcoming and helpful. Na will assist with everything from booking a local tour, hiring a driver or guiding you to the best place to change money to local currency.|If you like being very near the hustle and bustle of the old town. If you want a little R&R or peace after a day of exploring, Hoi An Garden Villas is for you. The rooms were spacious and clean.
