I’ve toured and visited this building many times over the years, and I know it well. In my view it’s too expensive for what it is. Punta Pacifica is marketed as exclusive, but day to day it doesn’t feel that way. The whole area is crowded with cars and constant movement, and the street layout isn’t friendly for walking or getting around—something to think about before moving here. Paitilla Park is the closest real park (important if you have pets or children), but walking there from the building is uncomfortable: narrow/uneven sidewalks, awkward crossings, and often dirty. Inside the neighborhood there’s only a tiny patch of green between towers, not a place to truly walk or move around. Towers are packed tightly together, nothing like the renders that suggest open space.
Getting in and out of the property can be chaotic. Some fixes have helped, but traffic at the entrance still isn’t a comfortable experience. A genuine plus is the large, well-made balconies; you can actually use them and they bring great natural light—rare in many Panama buildings. But many right-side stacks face another tower. When you step onto the balcony to enjoy the ocean, you also see rows of other apartments directly in front of you—and they see you. It feels like a view of other apartments with a slice of ocean, not the private “luxury” view you’d expect at this price.
Inside, there are a lot of units, so common areas can feel crowded. There are two pools, but they’re small and often full, with limited loungers; the sun hits mainly in the morning and after about 1 p.m. most of the area is shaded, so don’t expect all-day sun even on the ocean. Administration appears active (the money seems to go somewhere), which is a positive. Security is very strict—ID at the main lobby and again in an inner lobby—which may feel safer but is a hassle if you receive guests often.
Bottom line: it looks luxurious and the big balconies are a real advantage, but the privacy, walkability, comfort, and overall value don’t match the price in my opinion. It’s not cheap, and while I wouldn’t call it the most expensive either, it doesn’t deliver what I expect when I think “luxury.” If those things matter—especially usable parks, easy walking, and a truly private ocean view—compare carefully with buildings nearer Cinta Costera...

The stay overall when we settled in was ok except for cockroaches occasionally. When it was time to leave we had a final inspection and the apartment was in a lot better condition then when we arrived and we headed back to Canada. Today we got our report to on our damaged deposits and they are charging us for a small little mark that was there when we moved in a charge of $180,for cleaning over $100 . Laundry in which we done before leaving over $50 . In all these things they billed us over $500 . I was warned by other tenants how they do these ridiculous charges and now after experiencing it myself I will never rent again in...
