This is my second time living with this company, and I strongly urge anyone considering it: run the other way. What was once a promising concept about building community has devolved into a company that prioritizes rapid, unsustainable growth over tenant safety, habitability, and basic rights.
In the unit I lived in, We went nearly a week without hot water and air-conditioning barely working during a heatwave in Madrid (update 8/11/25: the air con situation has gotten even worse in a second heatwave. Mind you none of this was a problem last summer so all of their excuses as to what is happening are clearly not true.) — a clear failure to provide essential living conditions.
The stairwell is currently a serious hazard, still unrepaired after a major flood over a month ago that left multiple rooms with soaked walls and water damage. These conditions rendered rooms legally uninhabitable under Spanish housing law, yet the company’s only response was a token 200€ discount in response to the damp walls, and 50 for the lack of hot water and air conditioning.
In one of the laundry rooms, theft has become a recurring problem, and despite multiple tenant requests for security cameras, the company has taken no action. This blatant disregard for tenant safety and property is unacceptable.
They also restrict air conditioning settings, claiming it’s for “energy savings,” but it’s clearly a cost-cutting measure. The units barely function, even during extreme summer heat.
Complaints and suggestions go nowhere — issues drag on for weeks or months with no accountability and no meaningful improvement. This company is violating tenant rights by failing to provide safe, secure, and habitable housing.
If you care about your well-being, your belongings, and your legal protections as a tenant, stay far away.
Update Aug 11 2025: Instead of actually fixing any of the things that tenants complain about in these buildings they are now attempting to bribe current tenants to leave positive reviews as they try to get the "right people" to move here and feel "welcome". Read moreI'm so, so pleased I moved into Cohabs as my first home in Madrid. Moving to a new city is intimidating but Cohabs felt like a safe and welcoming landing for me from day one. They really do put a huge amount of effort into events and building a community. Here in Madrid, there are multiple houses and house events/interhouse events. It makes the whole city feel friendly and you immediately have a connection with anyone who is also staying in a Cohabs house. The rooms themselves are so lovely to exist in. Super modern and nicely decorated. So sweet to arrive and not have to worry about stocking a kitchen! And all handyman issues I've had, I haven't had to wait more than a couple days to have the problems fixed. Read moreI highly recommend Cohabs! They make city living so much easier with flexible arrangements that don’t lock you into long-term commitments, which is a huge plus. What really sets them apart, though, is the sense of community! You’re surrounded by like-minded individuals, and the regular events they host make it easy to connect, network, and feel at home right away.
