I think giving 1 star also waste. I am staying in property which is maintained by this fraud agency . I am staying in property from Jan 2021 initially they are unable to provide heating things in Feb when there is heavy snow fall I chased up with this people but no use finally Barking council visited house and served notice to fix all things which is related health and safety.
Always looting money money. Now I have contract with six months break clause but agent forced me to stay here otherwise they threading me that we will spoil your credit history and this people gave unsatisfactory reference check because I am moving out. I have lots of things to share feel free to reach out me by commenting here I will provide all the required details.
This agency is not happy with my tenancy but they didn’t say anything 2.5 years when I stay in property which they are maintaining very badly. Every time council or some others need to interfere. While moving out this people are unsatisfied because I am not allowing them cheat.

This is the way you all people faced with other agency after spending 2.5 years in house and getting unsatisfied reference. Agency is inspecting house every six months but he is telling he can’t say how I am maintaining house at the moment but he is managing property and I am staying in this property for 2.5.

I'm a teacher and mother of 3 and have paid Holdens 6 months in advance for my rented property only to be treated like a criminal for asking for basic repairs. The house is full of mold and has damp but no one wants to resolve this hazardous issue. Pipes were also blocked and left without hot water for 7 days. I was told this is not a hotel service. So basically I pay £1200 a month to live in terrible conditions and it takes weeks to resolve an issue. On top of that basic communication is near impossible as both the manager Umar and his colleague Shafique fail to grasp basic English. Umars English is full of spelling and grammatical errors in his emails and Shafique you would think was a teenager from a deprived area with the slang he uses. He actually told me to "not get it twisted" and spoke like a delinquent. Not what is expected of an estate agent.
Very unprofessional and incompetent bunch who I will be making numerous complaints about. The property ombudsman, environmental agency and directors of Holdens is my next port of call.
I didn't part with £8000 upfront for this terrible service. I'm appalled!
(Edit) Further to my review and since Holdens poor response I would further like to clarify that they have used the same baseless accusations against other tenants who have left poor reviews. This most definitely is not a fake review and I don't see how questioning someone's command of English when they can't spell or use correct grammar constitutes racism?

Maintenance responsibilities were left entirely to the landlord, with no further support from the agency.
One of the most concerning incidents occurred when Zafran assured us that the carpet had been professionally cleaned. Upon moving in, it was immediately evident that this was not true—the carpet was in such a filthy condition that I had to rent a cleaning machine from Tesco and clean it myself over the course of several days. I did not request a refund, but when I raised the issue, he simply smiled dismissively, making me feel insulted and disregarded.
He also pleaded for a positive review to be left both here and elsewhere. Now that I have vacated the property and am no longer under their influence, I feel it is important to share an honest account of my experience.
