It took the complex several months to get a contractor to replace damaged flooring. At first, I was told “it’s fine” and that they only needed to do a partial floor replacement. But when the floors were finally pulled up, the damage and the smell were overwhelming — clearly, this was much worse than management admitted. Living with this for so long was a major health and safety hazard and had a real effect on my wellbeing. Even the contractor who did the work was concerned enough that he wanted to return the next morning — that alone shows how serious the issue was. The garbage disposal was another example of poor handling. The first disposal was old and broken, but the second one was working completely fine. The only issue was that water was dripping underneath because the cap/cover was missing. Instead of ordering the replacement part, maintenance stuffed a tissue or paper towel in as a temporary fix. After I voiced my concerns about this, maintenance came in, removed the entire disposal, and never told me it wasn’t working — because it was working. It just needed a new cap. My suspicion is that they couldn’t find the cap they needed, and instead of admitting that, they blamed me. I even received an email accusing me of breaking it with “pieces of a hair clip.” Here are the facts: I don’t even wear hair clips, and the one I do own is still intact in my home. When I told the front desk this, I was told, “oh, it’s plastic.” But I don’t even use plastic dishware — I use metal utensils. Where would plastic even come from? Their story simply doesn’t add up, and it felt like they were just looking for a way to push the blame on me instead of admitting their own mistake. There is also still an ongoing roach infestation. Months ago, I signed documents in the office to voluntarily have my apartment sprayed for pests, and my unit was listed. Several months later, I even went back to the front desk in person to request spraying again. Despite that, no one ever entered or left notices for my unit, and I only now — after a very long time — have seen even a slight decline in bugs. It should not take months of follow-up and signed paperwork for a basic health concern like pest control to be addressed. To make matters worse, I recently learned that management didn’t even have a working key to my apartment. That is a serious security issue. If they can’t find the key, then who has it? Where is it now? Why can’t they get into my unit in an emergency? I actually had to hand them a copy of a key I made myself just so they could enter while I’m at school. That is unacceptable and unsafe — the landlord should always have secure, properly tracked access. If they can’t locate the original, then the locks should have been changed immediately. And when the water damage first happened, there was water all over my apartment for more than 24 hours. I took photos and submitted maintenance requests, but I was told “it’s fine, it’s not a big deal.” They didn’t want to replace the floors until I pushed the issue, even though it was clearly uninhabitable. I have the documentation, the requests, and the photos to prove it. Because of the smell, the delays, and the ongoing issues, I am now considering medical care for symptoms that align with mold exposure. If it turns out I have been affected, good luck trying to argue this in court — the evidence of uninhabitable conditions speaks for itself. Future renters should know: serious problems are left unresolved for months, pest infestations are ignored despite tenants signing on a bug list several months ago and going to the office requesting for spraying with the front desk staff, unsafe quick fixes are used instead of real repairs, water damage is dismissed until it becomes severe, health risks go unchecked, and even basic security like apartment keys is mismanaged. Tenants are blamed rather than treated with respect.

I think communication would make this place 1 million times better. I’ve been emailing and reaching out to the office and have yet to hear back about my mold situation for my apartment. Recently had a flood as well. I was told by the front office that they would come by to take photos but because they said they didn’t have permission to enter. I redid the request then they marked it as completed when they didn’t even do any of the work. My house smells like mold and I’m going to take legal action if I don’t hear from anybody in the next two days. My lawyer has advised me to save any information regarding this case, and you guys will be hearing from soon, If I don’t hear from anyone, I just need some sort of communication. I’ve already tried going directly to the office emailing Encanto putting out several requests and haven’t even received a call back and they have my number on file. It wouldn’t hurt just to see the status of what’s going on so that way people understand the updates and don’t think that they’re going to live in mold. Please keep in mind if you think they’re going to the office is going to make it better but it’s not. I have yet to receive contact from office management after requesting to speak to them several times in person. Since I can’t receive contact with anybody, I’m unable to access my resident portal as of now and this is my last effort to receive some sort of help before I take legal action. Update: After management checked for mold, none was found and the damp smell is gone. However, the flooring was not properly repaired—sections remain curled and weak from water damage. Rather than replacement, it looks like it was simply caulked down. The result is a floor that tears easily with normal use. Given the rent of $1,027 for what is essentially a half-bedroom apartment, the quality of repairs does not reflect the cost. Communication also feels dismissive, with tenants sometimes receiving passive-aggressive emails instead of solutions. If you need to move in quickly, this complex might serve as a short-term option. Just be aware: recovering your deposit or addressing issues through compliance could be a challenge.

I only been living for and couple months know couple weekend ago i getting gotten the heck the scaring the heckout of myself throwing my trash into the trash dumpers there homeless people high ask an kite and totolly out of there gone back till my apartment till coming down from the scaring that took place had till call 242 Cops that early saturday light out sunshine morning thank God the police of albuquerque should up and ask totally I'm Totally disgusting disrespectful please with young them till leave up honset i starting till become like an prison of war camp i had till fix my dead bolt on the inside they had one metal plate over an small metal plate keeping till myself here i don't trust managment here one moment at been waiting for the repair work till be done on my apartment big promble in these apartments roaches big time in the living kitichen hiding behind the fridge hiding in the bathroom behind the bathroom sink crawing on the wall's at night had till rewash my disher over again and again because of roaches crawling on clean wash know im seeing homeless people coming on the encanto lofts complex grounds dumpers driving and rumming though the trash dumpers for food but don't dump personail information in the trash dumpers that is what they are looking for i have seen no improvement here repairs are way behind and excauses are made ya'll the by mangerment staff's the same excauses no wonder the review are very true what i have read by other resident's own review i know couple tentents here that had boot's put on there personal vehiles and then hwho they are never-getting done here i still been wating for repair work till be getting done even on the second floor and thrid floor of d units hallway light's are burn out an addient waiting till happan period!!!!! Ive been waiting snice 2024 and it is ya'll ready Januray 2025 and repairs have not been done in my apartment of repairs work still waiting till getting done it is disgrace complex apartment there is alway's drama here 24/7 period negative thing's that are happening here you never see any maintenance workers around of fixing apartments closing gates been laid till of so many excuses from management been smelling and seeing low lifestyle low live doconvenience fee paying with cashier check that you have till add don't live here if you want till dealing with Germany roaches running around-the-clock inside the apartment know I'm Totally getting an spoiled smell in the bathroom early in the morning positive that have gotten worse in the smelling of like rotten eggs ordered smell that have made myself baffling up from the smell in the bathroom sink smelling ordered early every morning totally can't keep anything out with Germany roaches getting into everything more than once had till rewash my dishes and redo my laundry because of Germany roaches crockroches getting on my clothing cleaning laundry there is totally 💯 percent totally negative thing's of negative apartment complex apartment drama going on here mostly at night 🌙 falling night fall gunfire or fighting by resident's or ya'lll night parties going on though out the 🌙 🌃 into the early morning earlier morning hour's of the next Day-Lewis morning 🌄 myself I'm Totally oldies old school generation I have lived in places that 💯 percent was kept up by mangerment staff's and maintaining maintenance at others places I have live at decades in Albuquerque NM but this'll places is totally the worst place I have live attractive live at snice January 2024 till August 2025 myself I truly trying my best till communicating in positive ways with Encantolofts apartments staff of management but there communicating is 1 percent positive but the other's half 10000 totally negative communicating back totally freaking worsening totally upset how I been treated here snice January 2024 till August 2025 with dissecting disrespectful disrespect by anyone myself I'm old school country generation 66 the 70's and 80's ya'lll my life I have never anyone stand ground period never-disrespectful anyone...

I'm here to reconfirm everyone else's zero-1 star rating. This is by far the worst place I've ever lived. The management, the amenities, the quality of the apartment is so terrible and I can't not recommend this place less. I've lived here for a year and a half and bear with me, but I want to outline just how bad this place is.

Let's start with management. The leasing office NEVER. I MEAN NEVER. EVER. picks up the phone. If you have an issue and aren't available to go in, you have to call several times to get someone to answer. At that, there is never anyone consistent here, so I will talk to someone new every time I call and get so much back and forth. The weekend I moved in out of state, I tried to alert them I would be cutting it close to the time they closed, and all they said was "well we don't get paid to stay overtime". I arrived at 6:01 pm and no one was there. There was no sense of empathy or care, and hardly an apology the next day. My parents and I had to stay at hotel for the night because they weren't willing to stay a little longer or answer any time I called them later on that day.

About a month ago, my towels were stolen from the dryer. I was gone for a bit from the communal laundry room, but when I came back, someone had stolen them. I go to the office to file a complaint, and they only thing they told me was that they're "not liable for stolen items" and despite there being a security camera in the laundry room, they wouldn't look through the tapes because it could pose a "risk to them", whatever that means, and I would have to file a police report to get the tape. Again, no empathy, compassion or concern from anyone in that office. I no longer do laundry here.

The way the office communicates with the tenants is by putting up papers on the outside of the door for everything and everything. I'm away from my apartment often, so I can't get every physical notice they put on my door, and it's so inconvenient when I miss information because they taped it to my door and didn't email me or try to call me when I'm out of state.

I reluctantly renewed here because rent for a one bedroom is cheap, but in the summer, while out of state, I called about every three days to renew my lease with them. It took TWO MONTHS to get a new contract with them. Every time I called, it was someone new and/or calling at least three times to get someone to answer. Then last month, they called me concerned saying I never signed a lease. I contemplated leaving, but then after speaking to someone new, they found my lease after two days. So mismanaged.

Last fall, they sent out an alert to not park in the front lot two weeks before they actually did so. As a grad student, I'm pretty forgetful and am so busy with school, so imagine my surprise on the day of an exam, two weeks after that notice, that they moved and booted my car to the back lot. I understand they gave a notice, but why not send reminders, especially the night before any major repairs to the complex? Again, no sense of compassion when I went to the office to see where my car had been moved to.

The complex itself has undergone three or so changes in ownership, and all the amenities they've added are underutilized and/or serve no purpose. They put a gate around the parking. Great! But the gate door is always open. They put up gatedoors to the passageways. Cool! But these too are never locked. Even with these facades of security, several of my packages have been stolen from my door. Does management care? Again, no compassion. What's funny is that there's a little sign outside these gates saying something about security cameras being in the hallways. Wanna guess is that's true? Lol. They redid the landscape and added a little bark park or whatever, but no actual improvements to the lives of the tenants living here. Why not put in actual heaters? Or more efficient AC units? It took the complex several months to get a contractor to replace damaged flooring. At first, I was told “it’s fine” and that they only needed to do a partial floor replacement. But when the floors were finally pulled up, the damage and the smell were overwhelming — clearly, this was much worse than management admitted. Living with this for so long was a major health and safety hazard and had a real effect on my wellbeing. Even the contractor who did the work was concerned enough that he wanted to return the next morning — that alone shows how serious the issue was.

The garbage disposal was another example of poor handling. The first disposal was old and broken, but the second one was working completely fine. The only issue was that water was dripping underneath because the cap/cover was missing. Instead of ordering the replacement part, maintenance stuffed a tissue or paper towel in as a temporary fix. After I voiced my concerns about this, maintenance came in, removed the entire disposal, and never told me it wasn’t working — because it was working. It just needed a new cap. My suspicion is that they couldn’t find the cap they needed, and instead of admitting that, they blamed me.

I even received an email accusing me of breaking it with “pieces of a hair clip.” Here are the facts: I don’t even wear hair clips, and the one I do own is still intact in my home. When I told the front desk this, I was told, “oh, it’s plastic.” But I don’t even use plastic dishware — I use metal utensils. Where would plastic even come from? Their story simply doesn’t add up, and it felt like they were just looking for a way to push the blame on me instead of admitting their own mistake.

There is also still an ongoing roach infestation. Months ago, I signed documents in the office to voluntarily have my apartment sprayed for pests, and my unit was listed. Several months later, I even went back to the front desk in person to request spraying again. Despite that, no one ever entered or left notices for my unit, and I only now — after a very long time — have seen even a slight decline in bugs. It should not take months of follow-up and signed paperwork for a basic health concern like pest control to be addressed.

To make matters worse, I recently learned that management didn’t even have a working key to my apartment. That is a serious security issue. If they can’t find the key, then who has it? Where is it now? Why can’t they get into my unit in an emergency? I actually had to hand them a copy of a key I made myself just so they could enter while I’m at school. That is unacceptable and unsafe — the landlord should always have secure, properly tracked access. If they can’t locate the original, then the locks should have been changed immediately.

And when the water damage first happened, there was water all over my apartment for more than 24 hours. I took photos and submitted maintenance requests, but I was told “it’s fine, it’s not a big deal.” They didn’t want to replace the floors until I pushed the issue, even though it was clearly uninhabitable. I have the documentation, the requests, and the photos to prove it.

Because of the smell, the delays, and the ongoing issues, I am now considering medical care for symptoms that align with mold exposure. If it turns out I have been affected, good luck trying to argue this in court — the evidence of uninhabitable conditions speaks for itself.

Future renters should know: serious problems are left unresolved for months, pest infestations are ignored despite tenants signing on a bug list several months ago and going to the office requesting for spraying with the front desk staff, unsafe quick fixes are used instead of real repairs, water damage is dismissed until it becomes severe, health risks go unchecked, and even basic security like apartment keys is mismanaged.
