Read below for full review but in short: updated units aren’t as great as they seem, wait for a 3rd floor unit if you can, rent is too high but utilities are decently priced.
Pros: quiet community, carport, management, maintenance, spacious units Cons: squeaky floors (ours and our neighbor’s above us), poor quality and installation of updated features (cabinets, floors, caulk, and paint), uneven subfloor.
We’ve lived here for a little while now and so far, it’s been good! Quiet community, always parking available, and each unit gets a carport. The manager, Ken, has been nothing short of amazing and welcoming. Love seeing him around the complex and sharing a wave.
We got an updated unit which looks great at first glance but is subpar at best when you take a closer look - handles not screwed in to the cabinets correctly, low quality paint job, and poor caulking around the bathtubs and sinks. Within a week of moving in, we had maintenance over for a few projects - valves for the washing machine were leaking, pipes under kitchen sink not properly fitted which caused leaking (twice), and the door handle on the slider broke off. Also, the tracks for the slider door are super old so it takes quite a bit of strength to open it up. The steps leading up to the units are super old too which seems like a huge hazard to me (I’ve been told they’re getting updated soon but have yet to see construction start). Another odd feature is the fact that there is no lighting in the bedrooms - there are dummy switches though so if you plug in some lamps, they’ll turn on when you flip the switch.
I was sold on the fact that there are “2 and a half feet of insulation between each unit” but can hear every footstep our neighbor above us takes. The floors in our unit creak loudly as well which makes us super self-conscious while walking around our own apartment. However, we cannot hear the neighbors on either side of us which is appreciated. Also, the age of the building/unit has led to wear and tear of the subfloor to cause it to dip in certain places and remain high along the walls. We’ve had to wedge levels under our furniture along the wall to ensure nothing falls over as we walk by (which may also be attributed to the poor carpet installation leaving a thick lining of carpet along the wall).
Other than that, the location is great - right across the street from OU, short drive to downtown Auburn Hills and Rochester Hills, everything you need is right around the corner. And I definitely feel safe here any time of...
Read moreI currently live in a 2bed/2bath apartment and I love it. 1) Ken (manager) is fantastic. He made moving extremely easy/hassle-free. Super friendly and kind, and seems to only want residents to be happy. Always responds quickly to emails, which often correlates with fast maintenance. 2) As mentioned before, maintenance is really fast with minor repairs/replacing appliances if necessary. 3) The living space is great. It's very spacious (in ALL living spaces/bedrooms) and cozy. As a student, having bedrooms at opposing ends of the apartment means my roommate and I don't disturb each other when we're in our rooms, which is a huge plus. We have a nice view a of the trees and deer that walk by in our 'backyard'. There is extra storage space by our patio we never use, but it's nice to have. 4) Community is very quiet, neighbors are very friendly. There is opportunity for recreation at the tennis court, swimming pool or fitness center. You never have to walk more than 15s to a dumpster, which seems minor, but when it's cold outside it's nice to have this as a perk. Mailboxes are also close! There's enough parking spaces close to our apartments that even if I get home late I don't have to worry about not finding a space. As an OU student, it's conveniently right across the street from where I need to be almost everyday. My only 'negative' about the outdoor environment is that there is one set of speed bumps that are quite inconspicuous and so can be easy to miss when entering/leaving the complex. The other 2 speed bumps are also pretty unforgiving so you have to REALLY drive slowly over them.
Overall this is the best apartment I've lived in after having moved 6 times in the last 8 years for school. I'm happy to call it my home away from home and would highly recommend to anyone looking for a fairly-priced and nice place to live (especially incoming...

Pros: Updated appliances and flooring. I loved having an in unit washer and dryer. Very quiet. Carport and plenty of parking, balcony, and tennis courts. Nice staff and responsive maintenance team. The area is nicely lit with carport lights, balcony lights and lights leading to the stairs. Neighbors are very nice! Also did not have to worry about packages being stolen. There would be times where I’d be out of town for a few days and my packages were always there.
Cons: Insulation in my bedroom was terrible. The rest of the place was fine but I did have to install window covers for the winter time. In the winter, more often than not snow would not be shoveled. Found myself slipping a lot in the winter.
I’ve found it being quiet more of a con than a pro. I could hear my neighbors upstairs when they do anything (turn on shower, walk, talk, etc). So, I’m sure my neighbors below were annoyed with me because I worked from home and tended to move around a lot. Closet doors are also very loud to open and close.
The gym was something I wish I could have utilized more. The machines are pretty dated and there was only one treadmill that worked majority of the time. This led me to get a gym membership on my own.
I come from a family that owns an apartment complex, so I am a little more aware of small details like paint, caulking, cracks, etc. If it wasn’t for that, i’d give it a 5/5.
