This review I am writing is a combination of facts and opinions. This review is not in any way to discourage anyone from moving here, but to provide insight before you make your decision of making the reserve your new place of residence. Lets start from the top! 1. Staff is super friendly, Since I moved to the reserve there has been problems on top of problems. Here comes the facts! I explained to the STAFF that I didn't want to sign the lease without seeing the actual apartment, I will live in. Well, I set a date with the staff member to visit the apartment on a Saturday to look at my apartment - not their model! I drove hours to go view the apartment with family members instead of someone calling me in advance, they waited until about 30 minutes before I arrived to tell me that the carpet cleaning guys took the key and they didn't have a spare. Therefore, I couldn't view the apartment I was going to live in. To top it off, I specifically asked to be downstairs which I was informed I reserved one FOR SOME STRANGE REASON, THEY SCHEDULE ME TO MOVE IN AN UPSTAIRS APARTMENT. Now this day, I was highly upset, but I remained calm. They fixed it! Fact 2- I was able to view the apartment the day of move in. I came down there, with a few things the day of move in and I already told my previous apt managers , I was moving so I signed the lease still! Mom was super encouraging and we decorated the place with cute and chic lamps! (no light in living room or bedroom) I came down with only a few items and my bed was not one of them. So I had to make a pallet on the floor. My first night there, I experienced roaches. I was absolutely disgusted !! ( the reviews you read about the roaches are true!). Also, the next morning, my blankets were covered in dog hair indicating that someone did not clean the carpets as well as they should have. I love dogs, but I was still disgusted . I informed the office that my room carpet was full of dog hair and the apt has roaches. Now, they did send someone to come clean it. I dont speak Spanish, but I could tell the cleaning lady was not pleased from the neck rolls and tone she was using. I simply wanted the dog hair out! The dishwasher was extremely hard to open and close, when I opened it, there was black stuff in it ... Also disgusting! So I left for a few days to give them time to correct the problem before I came back with my furniture. It took them weeks , to fix the dishwasher, I constantly had to go to the office to get someone to come fix it. Fact 4- When I first moved there, I was concerned about snakes because of the high grass surrounding the apartment. I made a simple request for them to please cut the grass down- months ago! My biggest Fear came True! I went to get a bottle of water and there was a snake in my apt. I reported to the office, and in the inside I was fuming !!!!!! They sent a lady who was just as afraid of the snake as I was! I am so thankful my mom was there that weekend! I do not know how I would have reacted if I was there alone!! And GUESS WHAT SOMEHOW THE LANDSCAPING CREW MADE THEIR WAY OUT TO THE PROPERTY THAT DAY!! to cut the grass! The take away from this review still to this day im dealing with roaches, nobody has an explanation how the snake came in, maintenance has yet to come seal any holes. I no longer feel comfortable in my own place, it was taken from me. Maintenance get to choose what they fix and what they do not want to fix ( I overheard them while getting ready for work). The only thing the office offered to me was Sorry THATS IT . Reserve thank you for time, once the lease is complete I will not resign and I will not recommend anyone to stay here! I do not even want to move to your sister property! Once I complete editing the videos and pictures I will upload to my blog and social accounts because EVERYTHING THAT IS LISTED AS FACT IS TRUE Trust me I keep track of everything!! PS - You have to tell the office to do everything even simple task ! Why do I have to tell the lawn crew how to cut the grass? questions that...

I moved in 12/15/2023. Upon move in, I was never allowed to view the apartment as the apartment I rented was given to someone else.. by Keisha, so then I was put in another unit last minute. I kept trying to see the one they chose and was repeatedly told, no I canāt, still getting ready. The day I signed the lease, they take away the āLook and leaseā deal, saying I didnāt see the apartment they moved me to! Then Keisha deleted my lease online, AFTER I signed the lease. Yes, they did this.. then played stupid like they didnāt know how that happened, then FORCED me to sign a manual/paper lease with new amounts to take the benefit away and change the terms. I was assured by Kimberly, Property Manager at the time, and Vanessa, Reg Mgr, all would be taken care of. Donāt worry we will make it right.
OMG, the roaches⦠everywhere. YOU PAY MONTHLY PEST FEE!
Then my AC issues, constant leaking, my electric bill was less than $50 a month and is now over $250 a month because they refuse to replace the broken AC. Open, exposed wires to the AC as well and the floor is rotting from the upstairs.. this place will catch fire soon.
The downpour of water coming in from the upstairs apartment into my apartment every single week for 2 months and refuse to hire a qualified plumber to fix. You PAY A PORTION OF WATER FOR ENTIRE COMPLEX, for leaks they wonāt fix.
Unqualified Maintenance who lies, keeps marking work orders as completed on the online portal when they are NOT!! Letās face it, NOT qualified and needs to be replaced.
The water heater, sits on the floor in the closet next to the washer and dryer, (which by the way you canāt close the closet doors they try to put up) where they expect you to put your clothes⦠I called the Fire Marshall and sent them pics and they said the way it is placed is a fire hazard, not up to code and dangerous to all tenants. I guess they will be coming soon for an inspection!
Long story.. I was PROMISED, since they never āmade readyā the apartment, they would repair everything in the apartment as they should never have leased it. The broken countertops, the kitchen sink falling in, the Sheetrock, the mold, the painting, the broken blinds, the discolored, mismatched paint. Throughout the entire apartment, no working electrical outlets. No light fixtures, the AC issues, the water heater; they have avoided addressing like the plague.. Iām assuming because they know this is taboo!!! Itās ongoing, never-ending.
They have done nothing, but make excuses, lie, say that they need to keep doing inspections, yet repair nothing!! They only do inspections because they want to see if YOU are doing something wrong so they can retaliate against you for making a claim against them!!! YES, thatās exactly what they did to me!! Within 1 week of escalating to Corporate, Claudia Esparz and Jessica Avila, have made it a personal vendetta to get back at me!! Retaliating, Harassing, bullying, making unfounded claims against me on lease violations. Iāve talked to my attorney and he said, let them continue to violate the law and document.. which I have tons of!! if you live here and affect your safety/health - call LEGAL!
Donāt MOVE HERE!! Donāt believe what they tell you! I was given to their Resident Retention at the corporate office, Tifini Ramirez, hasnāt done anything to ensure they make the repairs, defends Jessica and Claudia, and then offers a transfer to a sister property, then says well not transferā.. but reapply. Itās the same Rocket Capital management. Wonāt offer a better apartment.
Iāve called the Corporate office and left a message for Robert Martinez, CEO of Rocket Capital to please call me to discuss and Iāve yet to get the respect of a return phone call. Maybe they arenāt giving him the messages, maybe they are. I donāt know, but everyone should know that I would NOT move...
Ā Ā Ā Read moreI would leave no stars for this apartment complex. I moved out at the end of May after finding maggots in my kitchen. Come to find out there was an issue with my fridge. Mind you the smell was horrendous. My fridge was replaced with another fridge that brought roaches so I slowly had roaches coming out in my kitchen. I had fleas for the whole year I lived there. Investing my own money into treatments because the pest control did nothing. They blamed it on the cats on the premises when in Baytown cats are able to roam free. I didnāt mention there were 2 kittens in my ceiling. They had complete wholes in my walkway and restroom wall just exposed and wasnāt patched up until 2 weeks later. The ultimate straw for me was when I found maggots in my closet and in the carpet in my room. I reached out to corporate and they were aware of the situation and said they would follow up and then they went ghost on me. As of today I have yet received an acknowledgement. It took for me to mention If I needed to I would find legal counsel and Claudia (the apartment manager) had the nastiest attitude. Unprofessional, unsympathetic, and ignorant to all that I endured living there. She did not help and to make it worse no one ever answered my calls. I donāt see why Claudia is still employed because she is not the leader she needs to be for her fellow staff. Gracie was the only one that tried her best to help me and I know alot of my concerns would have to be answered by Claudia but of course she goes ghost and letās Amanda and Gracie take the wrap for her duties as a manager that are neglected. I ended up calling from another number and they answered me. They avoided contacting me so I had to show up to the office for every encounter with them regarding the apartment. Ultimately Iām charged for a late fee when I was completely moved out and for cleaning when I sent videos of the apartment before I left. The charges in my move out form were bogus. I never was late and complied with all their rules and regulations and somehow $300 is removed from my security deposit. I reached out to the office and am disputing the move out bill and I canāt get a response. Maybe this will allow corporate to start doing the right thing and actually reach out to me and discuss the concerns I have. Canāt wait to hear back from someone about this!!!! Iād prefer the owner because if you have people like this working for you, this explains the type of person you are and company you stand by. Last but not least corporate approved for me to breach my contract due to absolutely having no solution for my living situation in this apartment. The apartment was unlivable when Claudia said I could live there. Looking at all these reviews Iām surprised this company is in business. Save yourself the headache and donāt move here.
