I lived there from February 2020 to Jan 2025. I lived in building B had a roofer fall through the roof into my living room. When I transferred to building F to get a bigger apartment I ended up being put in an apartment that was not ready and they gave me the keys without signing the lease it was not cleaned several things were broken or needing fixed I ended up with a co2 leak shortly after moving into bld F the fire department had to shut off the gas because no one could reach maintenance on the emergency line and me and my 3 kids were sent to ER to be treated for CO2 poisoning because of how high the levels were in our apartment. The management didn't say anything to me for a few days after this incident after I had let them know what happened that night with a voicemail and email. After that we had a leak coming from the light fixture above our kitchen table multiple times, we had water coming out of our heater vents in the kitchen, we had black mold growing in the utility closet making me and my 3 kids extremely sick. Our fridge quit working and needed replaced. On top of that we had another leak in the hallway bathroom from the light fixture for a couple weeks and maintenance finally comes over takes my light fixture off and comes back a week later out a bucket under it and said they needed to change the water valve so the maintenance guy Roy ended up forgetting to shut off a water main he said due to lack of sleep and when the plumber arrived he cut the pipe to change the valve and hot water poured into my apartment for almost 45 mins and flooded all the way from the hallway to each bedroom to the living room, kitchen to my front door. Maintenance guys Roy and Steve vaccumed up the water and Steve brought some fans. I have video footage and photos of all of this. Shortly after we started getting mold growing in the hallway bathroom, my daughter's room baseboards and more black mold growing up the walls in the utility closet and another leak in the master bedroom that they had to cut out and fix. My upstairs neighbors ended up with pneumonia from the entire bathroom floor below them and above me having inches of black mold like a giant floor of mold from a leak they ended up moving. I let the office know and different management multiple times that after 2 yrs of living in building F and giving multiple Drs notes from my kids pediatrician and my rheumatologist, my asthma and allergy specialists nothing has been done just shrugged off like it's not a big deal and pay for it myself. It's a low income apartment. The new manager, Jane said they would do a mold test. A few weeks later. Never gave me the results.. I also did a radon test here with results being highly elevated and nothing was ever done about that. I was treated very poorly by the maintenance guy Roy he put off several requests came to my house and yelled at me multiple times for putting in work orders saying he is too busy or don't complain you will get me in trouble cussing me out. He gave me his personal cell number and asked me not to submit requests and never once cleaned up a mess from the work he did in my apartment telling me to use some elbow grease and do it myself. I never received my security deposit, I never received my move out costs, nothing. As for Jane the manager she was great to work with treated me like a person she was Always professional, kind and respectful. I was pepper sprayed by a neighbor lady in bldg K who almost ran me and my son over at the bus stop and I went to talk to her and instead of talking she just looked like she was going to punch me for saying, "hey, I don't know if you seen me and my son at the bus stop." instead of talking she just reached for pepper spray with her dog on a leash lunged towards me and my child and sprayed me in the eyes while holding my son's hand. I did call the police about this incident and my son has been in therapy since. SO many other things happened here I won't mention. But be careful...

It is not worth your time, stress and energy to have to deal with the horrible management, maintenance and living conditions at The Bluffs. Don't be fooled. They don't care about their tenants and will ignore any requests for maintenance. They took three years to fix an issue with the dryer vent, just blamed it on our brand new dryer when it was a hole in their vent line. It caused MOLD and water dripping in our master closet for years and they never did anything about it! They never answer their phone and their office staff is like a rotating door - you never speak to the same staff/manager EVER. Dog poop everywhere in the grass/sidewalks. Dumpsters constantly overflowing. They even had a tow truck patrolling the parking lot in the middle of the night if your tags were expired, even by a little bit, they'd have your car towed! They don't honor the deals from previous managers, just say they have to check with the new manager. They don't ever provide you a current copy of your lease. They even changed the dates on our lease after signing. Other tenants would smoke weed/cigarettes in their apartment and it would filter into ours. When we told them we have asthmatics in our family, they put letters on the doors reminding everyone that there's no smoking in apartments. That was their fix. No real solutions, they just want you to pay and shut up . Oh! They even increased the rent in the middle of the lease! FOR EVERYONE! I don't wish living in The Bluffs Apartments even on my worst enemy. Save yourself from the pure Hell it is to live there and find somewhere else to live. You'll thank...

If you're even considering renting here, stop right there. It's been an absolute nightmare. The application process is a ridiculous ordeal where they nitpick every tiny detail, forcing us to redo things over and over just because they didn't like the way it looked.
And don't get me started on the move- in costs debacle. They screwed up the email with the wrong name, then had the audacity to almost double the costs in the corrected email.
When we finally moved in, the place was so cheep. It was obvious it hadn't been properly cleaned, with dirty dishes left behind crumbs and dust in the cabinets, barely functioning light bulbs, and doors that sounded like they were about to fall off, they make loud cracking sounds when you open them.
And the parking situation? Don't even get me started. They assigned us a spot, but the first time we parked at our new place in our new spot the neighbors came out and yelled at us that we were in their space. After some back and forth with that teenage girl at the front office, she shoved us into a spot several spaces farther away making it a nightmare to lug our stuff up to the third floor with two babies in tow.
And let's talk about their package system. It's a complete joke. I can't even access the lockers, so I have to rely on the incompetent teenage girl at the front desk again, who managed to lose a $200 package within the first week.
So, unless you enjoy dealing with incompetence and headaches on a daily basis, steer clear of this place like the plague. Trust me, if you have any other...
