Very clean and neat. Lots of long-term and Winter Texans, but every site was well kept. Looks like it would be crowded due to all the mature trees, but it was actually easy enough to navigate to the short term sites. Most short term sites (including ours) are pull through, but our site did require you to back out of it due a tree near the front. Easy enough to back straight out and then drive out to leave. Ours was plenty long enough for our truck and fifth wheel. Full hookups are close to the rear of site. Plenty of "yard" space with a picnic table. Our particular site had a long-term resident extremely close on the off-door side, but he was quiet and we never actually saw him. Lots of space to take a good walk, including a "nature trail", which is just a short path through the neighboring woods. No dedicated dog area, but plenty of warnings about picking up after your pet (which is a good thing). Bathrooms clean. Laundry clean. Being just north of San Antonio, we were able to pick up both San Antonio and Austin over-the-air TV channels. No cable. Didn't try satellite, but trees might be an issue. Verizon and AT&T service good. The campground is on a large, busy divided highway, so every time you approach from the north you have to make a u-turn. Hwy 281 is very busy, and the whole area will soon be part of north suburban San Antonio. Very convenient at a major crossroad, which has an HEB, Home Depot, Walmart, and Starbucks, among many other retail and restaurant options. Didn't notice highway noise. A great spot to use a a base if you need to be in that area. We were visiting friends in San Antonio and also some local breweries in Spring Branch and Blanco, so this was perfect. Several good little local coffee shops, including The Loft and The Barnhouse. Good burgers at The Branch.

First time staying here and it was an overall really great experience. Plenty of space to walk my dog, really cute, vintage club house. People were very friendly and the bathrooms were clean. Nice laundry set up and the location was perfect! I loved that I was down the street from everything I needed. HEB/Walmart, restaurants, CVS, Academy, etc. Beautiful scenery! Couple of little snags that don’t really matter too much because of all the amazing qualities this park has: 1. It does take a bit to get out of the park when towing a 30’ RV because it’s off the literal highway. There is no access road, I just had to wait a bit for very fast vehicles to stop coming so that I would feel safe in driving out. 2. For the most part the asphalt was pretty flat, but remember it is the hill county. A mixture of my automatic jacks going out and the uneven ground had my jacks bend and the rig stayed unleveled during my stay 🙈. I was too exhausted to try and figure it out and had a lot of work to do for my business so I just left it like that. This is where I found out the showers were clean and had great water pressure. The shower on the right side was much better than the one on left side. Overall, it is a very nice park and the people were very friendly and helpful!

I lived there full time 8 months in Summer of 2017- Spring of 2018 They never judge me based off my age as I was 20 yrs old when I started to live there. I was the youngest person that lived there but it didn’t matter everyone was so sweet and to my knowledge no one had a problem with me. The people who live there are a very tight community when a young couple’s trailer burnt down everyone was offering ways to help them. Multiple people would search daily for the couple’s missing cat who did eventually come home to just say goodbye. The dog park was my favorite! I had two dogs that loved to visit Charlie the Donkey and we would bring him and the longhorn carrots! They knew my whistle and would move as fast as they could for carrots and head scratches! When I upgraded from a small 22 ft trailer to a 34 ft fifth wheel they had no problem moving me. I was a little frustrated at first because it was closer to the highway and one of my dog was a door darter at the time but a little baby gate fixed that. I didn’t hear any noise from the highway except an occasional honk. I was on the second row of trailers/RVs and the property came down slightly so that seemed to help. Only issue I ever had there was at 4 am my elderly neighbor’s outdoor speakers went off for a couple days in a row playing some talk radio. It was right by my sleeping area and no fan or white noise helped so I just told he grandchild or child (not sure) Who would visit every once in a while he denied it at first And kind of got mad but it stopped after that so he must have fixed the problem. Kinda silly the 20 yr old complain about an elderly mans radio being...

Can't thank this RV park enough. Especially Dan. We were on our way through the area when we broke down on the side of 281 about 2 miles up the road from them 4 days before Christmas ⛄. Clutch went out. They were my 3rd call ( first RV park said to not waste my time, that no one would have availability 4 days before Christmas!) I called them after hours around 8 I think. Dan promptly answered (pretty sure he was off work already at home) and said they had one spot left we could have it until they were fully booked (the 27th). He even offered to help if we couldn't get our truck to operate well enough to back in. He recommended the mechanic a couple doors down. That's where we took the truck. It took us exactly 7 days to get it back. (Past the checkout of the 27th.) I called Dan, he told me he made some moves and got our site opened up longer preemptively expecting our stay to need to be longer than the 27th. Seriously an ANGEL. We are so blessed and thankful for this RV park, and for Dan. If it wasn't for them we would have had to spend a boat load on a hotel room with our 3 dogs, lost probably 3/4 of the food in our fridge/freezer, and had to spend on a vehicle rental. Truly took care of us like family and made sure our Christmas wasn't spent in a hotel. Also everyone who lives on site was beyond kind, and they have a ton of cool activities ( dime bingo, breakfast get together, church Sunday, etc.) we will definitely be back when we are in the area and would highly recommend supporting this wonderful business that is ran by amazing people. Thank y'all so much, and thank you Dan. Big hugs, you guys...
