I lived here for five years. The old management company, KRG, was great. Never had any issues. Then, early 2025 or so, M3 Management takes it over and made my last ten months there literally hell.
Just to clear the air at first - this is not in Bexley. It is in Whitehall. They can paint it up all they want but it is not in Bexley, and they are charging Bexley prices for it.
The ladies in the office are rude and condescending, and will give you conflicting information directly in front of each other, and when you call them out on it, one of them always suddenly goes quiet and the other restates what she said. They do not have the phone ringers in the office turned on - when I told them I was having issues calling they had me call in office and proved to me, as well as verbally confirming, that "we don't have the ringers on because they just make so much noise all the time". They will not return calls, so if you want anything done, you have to go into the office yourself - and you better hope it's even open! I have left work early to go to the office and found it locked with all the lights off, with no message on the answering machine stating they're closed, no notes, nothing.
They are laughably miserable at taking care of maintenance requests. We had a leak in our bathroom ceiling, actively dripping water from the upstairs toilet, and after nearly a month of calling non-stop, they finally came out and cut a hole in the ceiling and determined "yep, there's a leak." The hole was there for several weeks before their "fix" was to spray it with FlexSeal, and I was told explicitly by the maintenance man "they have informed me they will not be sending a plumber because they don't want to". Almost another month later and they finally patched the hole.
Less than six months later, shocker, the leak was back! Not only was it back, it was way worse than before too! The ceiling paint was bubbling and peeling, and the ceiling was literally turning black with either melting FlexSeal or mold, and they still couldn't be bothered. I put in mulitple requests for it to be addressed, and when I went into the office with concerns about my ceiling caving in, I was told "Oh, they're designed not to cave in". When I asked what if it does, she said "well, let's hope it doesn't!" and when I pressed again about what if it does, she laughed at me and told me explicitly "it won't do that, okay?" like she was talking to a child.
Emergency maintenance is just as unhelpful - if you call after hours, they promise you that someone will be by, and when they aren't and you call again, they say "yeah I don't know where they are or why they haven't showed up, we'll send them another message" over and over until either someone shows up or it's within office hours and you go the office and demand someone be sent out.
John, the property manager, will not answer a single email you send, and when you go into the office, he will not be accessible to speak to you at all. They do not notify of significant work being done to the property - parking lots being inaccessible for paving, etc. - and provide no ETA or have any insight as to when these things will be started or completed. You may wake up one morning to a hired maintenance crew directly outside your windows, leaning ladders on the glass and blasting music and using your window sills as drink and food racks, and you would never know.
And to top it all off, they sent me an email after I moved out and told me I owe them $1700 in rent for November, when I moved out in October and did not sign a lease with them agreeing to pay rent after the end of my lease, and they are not answering their phones, of course.

Read moreThis place ended up costing us money. First of all the basements are health hazards. They are full of mildew, they leak, in the summer the gnats come through the pipes and the apartments are a version of 'throwing lipstick on a pig'. Their shoddy maintenance couldn't handle a toilet being backed up so they hired an outside company and we were charged. Mind you they said clog was due to hair. Could you imagine how much hair it takes to clog a toilet? We hadn't been living their long. Anyhow, they took the $105 from the rent ($755) then started counting late fees on the same fee they took off the rent. Never once saying 'when will you pay on late fees?' Or anything that would have made us aware of said fees. When we moved out we asked the lady in the office if we were square and she said 'yes'. I will not get into the incompetence of the office workers because it would be brutal. Anyhow, months after we leave we BOTH were listed on a collections (I was listed as occupant and never signed any legal paperwork associated to this apt) and rightfully after I told collector this , she requested copy of lease and then realized that they couldn't charge me. When trying to clear this up with office, we were told to work something out with collectors. All in all, I wld never recommend this place to anyone. Kinda glad that Columbus fined them big money for being a public nuisance. Maybe they will do better. As a side note: some of the money we owed was our fault. Basically $225 for cleaning fee. We left some items in the basement but the rest was totally due to them not...
Read moreI've been dealing with this a/c issue since ending if march... This company is no better than Ardmore before they switched to a different company. They said that they replaced my a/c with a new unit and that was 2 months ago... The picture that you are seeing is the aftermath of their "replacement"... Yes that is ice, as a result of a LEAK IN THE SYSTEM... There is also a gas leak as well, potentially putting my family in danger... I tried to call the office MANY TIMES and they say they will send someone to fix it, and no one shows up... This is the most ghetto company I've ever dealt with... So many complaints on the residential app that it's not even being considered, yet they want to just build more apartments... If you are going to rent here, just know what you are getting yourself into... Possible rodents, roach infestation, and the office doesn't really care about your complaints. They just want your money. Very terrible company and I can't...
