9/19/25 DO NOT MOVE HERE UNDER ANY CIRCUMSTANCES. The noise here is a real issue! The people who live below me in 2704 blast their music all day and all night. I’ve sent several emails complaining about the issue. The noise policy is not enforced at all. The cost of rent here is not worth it.
Loud music, gates have not worked in over 2 years. NO A/C!!!!UPDATE from 4/5/25 A/C issues still not fixed. 84 degrees outside. Thermostat set at 69. 77 degrees inside my apartment and still getting warmer. Tell me why I should pay my rent with hazardous living conditions. No communication on when repairs will be done. Looking forward to when my lease expires in a few months. UPDATE: 4/5/25 AC IS DOWN!!!!. See pic of thermostat! Thermostat set on 69° since 10am yesterday. Currently 77° in my apartment and getting warmer. Maintenance tech replaced air filter yesterday. He left the temp set at 69°. Took almost 24 hours to reach that desired temp. Waste of electricity. Today maintenance tech came and worked on my AC again. After the work was completed the tech left without locking my door. No note of what was completed. Under no circumstances should nobody EVER move in. I guess I’ll sleep in my car tonight or a hotel since I know the AC will work there. Will not renew my lease. UPDATE: 1/10/25 There is no such thing as a noise ordinance in this complex. Day or night the music blast. No respect. I’ve complained regarding this issue and nothing gets done about it. Such a disappointment. Time to move out. Can no longer pay this amount of money when I can’t work from home in peace.
Update 7/28/24 I would and will NEVER suggest anyone move here. It is 3:38am the tenants inside apartment 2704 are rude as ever. Blasting their music like it's their personal house. I went downstairs at 10pm the night prior and asked them kindly to turn it down some. Gates continue to remain open with no communication or update as to when they will be fixed. I will certainly be breaking my lease.
Too many cars per apartment. Vehicles on the property that have never moved. The only thing this property cares about is collecting money.
Update 4/15/24 A/C is not working. 85 degrees outside. 77 degrees inside. Submitted a ticket at 12:05pm. Currently 3:04pm and no response. Under no circumstances should you move here. Take your chances and live in your car.
I moved to this property because of the location, great school district for my son, cleanliness of the property, and gated community. I’ve lived here for 2 months now and I have not seen the visitors gate closed. Yet it is advertised as a gated community. Having a residence only gate is pointless. The maintenance crew does a poor job of cleaning up behind themselves and could do a better job of leaving maintenance forms when they do enter your home to perform work. I came home to find kitchen cabinets open and my refrigerator pulled out of its proper location. Vehicle violations are important but not the most pressing issue at hand. Trash violations are the more pressing issue. Numerous tenants are leaving their trash directly on the ground with trash containers provided but not being used. This not only stains the concrete but also creates a pest control issue. See attached pictures of the HVAC door stains after AC unit was replaced. Read moreMy husband and I lived in building 1900 for 13 months. We loved the place through out the time we were there. Maintenance was always prompt to our work order and our issue normally were resolved within 24 hours. Ashley and Valerie at the leasing office were very helpful. Our neighbors were friendly, the whole neighborhood was quiet and the location was very nice.
However, there are a few things that dropped 5 stars to only 3.
We had to deal with roach issue inside the apartment for the first three months. And we had to constantly spray Raid around the entryway, balcony door frames and window frames in order to keep the roaches out the whole time we lived there. Mind you, we are nowhere near dirty, all the roaches came from the breezeway and bushes.
The utility bills fluctuate like crazy. We started from $60/month to $100, $120, $130, $150 and $180/month. There were only my husband and I lived in the apartment and we never had a guests stayed over. Our water usage was very normal and consistent. However, the rate of water and sewer somehow changes every month. The leasing office said they have no control over this and they have been getting the same complaints from different residents before. I have also talked to some neighbors, and oddly enough, some of them were paying less with family of four. I made a complaint with the utility company after I received the ridiculous $180 bill, and my bill somehow dropped back to $60-70 range the following month.
TRIPLE CHECK YOUR MOVE OUT STATEMENT. Two weeks after I paid my final move out statement, the property manager, Madelin Reyes, emailed me and asked me for more money because “there was an error on the final statement”. She claimed that the final utility bill was not processed in time in order to be added on the final statement. However, the truth is, the final utility was definitely on the statement and was paid already, but the property manager herself did not understand how their accounting system works and accidentally double charged me on the ledger. I had to personally go back to the leasing office, looked at their ledger and pointed out where she double charged me over and over again in order for her to understand. She even said to me “Thank you for explaining to me. I always get confused with the system”. I understand everyone has pros and cons. If she happens to be not so good at math and accounting, then maybe she shouldn’t be in charge of these. I can’t help but keep thinking how many people have she wronged and overcharged. I've been living here for a while now and I must say the quality has declined at an extremely fast rate. When I first moved to the property it was owned under Wesley Properties and the complex was Wesley Plantation. Now that TMG properties has taken over it is complete trash. I'm literally in the leasing office more than the Property Manager Michelle. It must be nice to literally never be at work. The property is too big not to have leadership. No matter what time of day you go into the office she isn't available. She doesn't respond to emails or properly services the complex. It would be one thing if the current staff was properly trained, however each time you ask them questions they don't have any answers. The staff is bad mainly because Michelle is not there to train and now there aren't any more experienced leasing consultants. The blind leading the blind. The lease agreement is filled with rules and regulations that would provide you with a sense of certainty that you would gain a peace of mind about where you live. The only thing they care about is receiving money. I have sooooo many emails that haven't been returned or have be answered with broken promises. It is extremely frustrating. On this property you will find loitering,drug deals, trash, ashes in the breezeway, pit bulls, and dogs being walked with no leashes. I'm not sure what it'll take to get a response or a sense of urgency regarding the complexes conditions. You can't forget the late pool parties with no supervision or loud music.
My parking lot is pitch black. I sent an email back in April requesting a work order being placed. It is damn near July and nothing has happened. (I have pictures)
Pit bulls and emails not answered regarding the aggressive breed. The lease agreement clearly states the breed isn't allowed.(see pictures)
Trash in the breezeway left by neighbors. This is before the courtesy trash service. The trash attacks bugs, animals, and leaves stains in the breezeway. (see pictures)
The property started doing construction months ago which has since been completed, however in the parking lot there is an additional dumpster. Now that it is the summer time it has the most horrible smell and attracts cats. (see pictures )
I can't wait to leave this property. Do not move here. The apartments are dated and you will be dealing with so many problems its not...
