Apartment has flooded three times since I moved here two Months ago and they don’t do anything. Fire slams has been going off 430 am and randomly at other times. The HVAC costs more than my 2200 sq foot house did, they charge pest control but don’t come unless you specifically ask. No one cleans up after their dog and there is feces all over the pet area. They don’t respond when you put in requests or even emails. They gripes at kids for being outside at all. I will def be moving and filing a complaint if they don’t fix the flooding issue. Jan 3… this is gross. I’m not dirty, I have a robot vacuum that sweeps every day and I mopped the kitchen yesterday, and then see this. Slide the fridge out and it’s so gross, I get charged each Month for pest control and they have been by one time since I moved in in September. It was hot in the master bedroom in the summer and now freezing in the winter. The windows aren’t even sealed, you can feel the cold air coming in. So my electric bill will be sky high with it set to 68, but if the pipes freeze we got notice we get charged. I sprayed ortho, they sprayed just around kitchen , I run diffuser with citronella and I have electronic gadgets that supposedly deter bugs; and there are Still bugs every day, all over. I can still in my couch and feel the cold air Coming in the sliding door and the windows— heat at 68 and electric bill is Over $200, that’s more than my 2200 sq foot house was. Unless you want bugs all over and paying g to heat/cool the outdoors, I wouldn’t move here. They also did not prepare for the ice and it was a complete sheet of ice outside, lucky no One slipped and broke their legs. Def finding a nicer place when lease is up. I wish i could Give this place zero. Don’t live here, you’ll hate it.

I’ve lived here about 3 years. I like it. My only concern is my AC. I’ve been told there is nothing wrong with it, yet my thermostat stays at 80 or over. I turn the air down to lowest temp and still the thermostat is at 80. When maintenance comes out, they tell me the vents are registering at 75. I asked how is that when the thermostat is at 80. I was told the thermostat isn’t accurate. The picture I took is at midnight- thermostat at 85 degrees and has been this way for a while. I’ve called more about the AC than anything else. I just wish it can be correctly fixed.

I’ve lived here about 3 years. I like it. My only concern is my AC. I’ve been told there is nothing wrong with it, yet my thermostat stays at 80 or over. I turn the air down to lowest temp and still the thermostat is at 80. When maintenance comes out, they tell me the vents are registering at 75. I asked how is that when the thermostat is at 80. I lived here for two years and never had any issues. It’s a great place to live with a low-key chill vibe. My apartment never had any issues so I can’t comment on the work orders and maintenance. I also didn’t go to the pool often but it was nice and clean when I did. I loved going for jogs in the evening around the trail that connects to the other apartments and so did others. The best way to describe this place is as potential.

It has the potential to be 5 stars and of course that comes with work.

I lived here from 2018 until the end of 2022. There were a numerous amount of issues I experienced. From reviews I did seen here I will say I never had the car break in or any issues that made me feel unsafe. I have heard gun shots and see police surrounding the area I remained confident in the GPD as they had a good presence.

I loved the area, the layout of my unit, the pool was super clutch and very appealing to the eye. I was in love with the Jacuzzi however it was often out of order, the fit pit and the entire outdoor amenities were super adorable. The gym was pretty cool and clean it could have used to updated equipment and it often had heating and cooling issues. Cooking was more of a issue making it hard to use during summer or warmer days. This place definitely had the look that would make you want to call it home.

I varies amounts of issues here. I experienced parking issues, people parked in handicapped with no tags, pest control issues, heating and cooling issues, water leaks from an very outdated dishwasher, upper units flooding, unknown flooding in bathroom ceiling, bedrooms and living room, loss of food and no replacement due to in operable appliances, and this is just to put it in a nut shell.

I was pushed off for many of my issues as long as I was there. My fridge finally was fixed after making a call to Grand Prairie about the living conditions. Most things were attempted to be resolved honestly, but more so when I had enough. Pest control issues omg I woke up to bugs in my bed. I was nonchalantly handled as if this was normal they would send out pest control they even changed company which made it obvious I was not the only one having a unresolved experience. My neighbors had the same issues as well we each even developed our own routine to try and aide the problem using the same solution and cleaning schedule to make sure we were doing our part to aide the issue. This issue had been spotted on my move in day when I saw a dead roach in my bathroom socket. I immediately called and of course they’ll get pest control involved but I was informed they never heard of the unit having issues. This may even be partially true because unfortunately people are nasty and also some people just have to stick it out, which ended up being my case.

I did have a very heart to heart with the Manager after all decisions were made and she tried to convey concerns. I just wish she would have did a little more. I wish I could have actually stayed but in a unit that was habitable and free from issues. I wish they would have been honest and allowed me to escalate this to the owners which they would not share the contact information with me. Being in this industry and having knowledge all the way around I understand somethings are just beyond their control. I still wished better for this place because it could be so much more. And I really seen myself enjoying it more had I not endured so much bad.

Some suggestions I would offer is compensating for peoples loss and extra money paid to maintain a living at this property as well as the higher utility bills obtained due to the hearing and cooling issues. Trusting your residence when they send you proof as I sent photos all the time. Even offering and aiding the resident to change units that may have been pest free. I miss the area and the layout of my unit! But I do not miss the maintenance issues! I still thank them for their time and diligence even with moments I was upset and fed up. Naydia btw is by far the greatest agent they have ever had I really really appreciate all her efforts and the way she handled me. Truly she is!! The maintenance guys Victor Sr and Junior they did their best as well with what they had! It was a pleasure knowing them your efforts were...

This property company owns an apartment complex I just escaped from 3/31/15!!! The property was Red River Ranch in Grand Prairie, TX. And it was by far the worst apartment I ever lived it! First of all, they had me sign my lease BEFORE I was approved and at the same time they had me fill out my application. At this time, they hadn't even gotten my boyfriends approval. He had some old troublesome renters history, so when we were visiting the property initially, they said pending his rental history check would determine if we would be approved!!! I then contacted them, a day later to inform them that we wanted to withdraw our application, they scared me into staying. They reminding me that I had already signed my lease (before being approved), and if I did NOT fulfill my FULL 12 month lease term that they would file that against my credit!! They gave me an option to pay the fee ($765) to get out of my lease, and I could HOPE that someone else leased the apt before my move in date. I then asked to speak with the person above the manager, only to be told that there was no one above Alyssa (property manager). I asked for a number to call someone and they gave me the number for the office I was standing in when I asked for it. This all happened within the first 3 days of even speaking to this property. Less than a week!! We hadn't even moved in yet, and were being told that we were responsible for the lease term. I informed them that we hadn't even been approved yet, so how could they hold us to a lease term before knowing if we were approved. They then tried to tell us that we were approved the very first time we sat down (even though they hadn't finished verifying my ex's information).... so after explaining to them that I felt like they were breaking the law, about a day later they said we were approved WITH NOT DEPOSIT!! My ex had a broken lease, and outstanding balance with on older property. But we didn't have to pay a deposit?? The duration of the stay was terrible. I had to repeatedly send multiple requests for work orders. It usually took anywhere from 1 day to almost two weeks to get work orders processed. They would not accept an email as a form of work order request. Basically my living experience at this property was a direct reflection of the way management felt about us. Within the first 2 weeks, of residence, the berber carpet was snagging. When I put the work order in, it took multiple visits over the course of a few weeks to get the carpet fixed. Only after the manager herself came down to my apartment to "LOOK" at the problems we were having with the carpet, then walks around my apartment (in high heels). She suggests to me that in order to cut down on snagging the carpet maybe we shouldn't wear our shoes inside our house. At this point I was shocked! So my wearing shoes in MY house is why the carpet snags?? No, maybe its cheap carpet! So we did like she suggested, and took our shoes off at the door every time we came inside.

Over the course of the year, I attempted to find the property manager. Eventually I located the number for the property owner. I had to go through multiple tax appraisal districts to track down the owners number. Once I did that, I called. About 20x over a year, and never received a return phone call. I think it's pretty safe to say, not only does the management at Red River Ranch NOT care about their tenants, but neither does the owner.

Now that we are gone, we have received our final move out bill, totalling $466.50!!!!!!!!! the charges are ludicrous! I took very good care of that unit, and cleaned it from top to bottom when we moved. We left that unit with normal wear & tear. I guess they were going recoup that deposit they COULDN'T charge us because they ILLEGALLY leased us an apartment by having us SIGN A LEASE BEFORE WE WERE...

My girlfriend and I lived at Red River Ranch for a year and it was probably my worst renting experience in almost 10+ years of renting. We had a huge roach infestation even though we cleaned, didn't leave food out, let pest control spray whenever they came by once a month, and put out our own traps. We even put in a work order about it and nobody came by or followed up. When we moved out, we were charged a pest fee. We spoke with an agent at the office about it and they basically said that we should've complained more or sent in more work orders if we had wanted to get someone to come check it out, but that we could speak to the office manager about trying to get the pest charge (and another unexplained charge) removed. We spent 2 weeks trying to speak with the manager both in person and over the phone, but she had always "just stepped out of the office" or "would call us back by the end of the day". We never received a call. We eventually paid the balance, because the letter they sent to our new place with the balance said they would send it to collections by a certain date and we didn't feel like fighting anymore.

Besides for the bugs, we had issues with almost everything in our apartment breaking or not working properly at some point during the year. We had to put in more work orders in 1 year here than our last 5 years at other apartments combined. AC/Heat (multiple times), fridge, oven/stove top (multiple times), dishwasher, toilet, sewage water coming up out of the shower drain (multiple times), and the foundation shifting so badly that some of our doors wouldn't latch are just some of the major issues. Even when the AC was working, it didn't properly cool the apartment. We lived in a 2x2 and the master bedroom was always 5 degrees hotter than the rest of the apartment. We put out thermometers to check. We spoke to an agent in the office about that early on in our lease and she said that's just how the AC units are, but that we could buy ceiling fans and they'll install them for us for a fee. Also, be prepared for $250 electric bills unless you leave your AC at 80 degrees.

One positive was the fellow residents. The people in my building mostly stuck to themselves, but were polite whenever you would pass them and nobody ever caused any issues. The location was also great. Pretty much dead center in DFW, so you're only about 30 minutes max away from most places. You're also only a couple miles away from Globe Life, Cowboys Stadium, and Six Flags.

Those positives aren't anywhere close enough to make this place a good place to live. Pay an extra $200 or $300 a month if you can and live in a bug free place that you'll actually enjoy. If you do decide to live here, be wary of being put in...
