I've lived here for about two years now and I'm honestly a bit disappointed with the new management through American Landmark. The recent unit renovations were anything but smooth and the contractors did a very sloppy job (unfinished edges on counters, chips in granite, counter paint sprayed all over, not finding studs in walls to install new curtain rods, the list goes on). I've had to have so many of the "updated" things fixed since they were installed that it really doesn't feel like an upgrade.
Which brings me to my next point, the maintenance here is ridiculous. It's basically the same people as before, maybe with one or two new guys, but they are now saying that things are completed when they haven't entered the apartment. The other day my spouse was home all day and they didn't even knock once and listed our service request as completed. I've also spoken to residents who have dogs and have been called in the middle of the day because their dog was "loose" so the maintenance guy couldn't do his work, which according to multiple residents I've talked to is an outright lie because they crate their dogs every time they leave.
What is most infuriating though is the way American Landmark is treating the residents. They have been imposing new fees on us like a $5 monthly Package fee, a $10 monthly Trash Removal Fee, neither of which we signed for in our lease. The package fee doesn't even guarantee that all my packages are held in their "secure lockers" since not all carriers use them. They also switched our water/sewer from metered to flat rate. Previously, we would spend about $30/month on that bill. We are now billed about $60/month for it. Again, not something we signed for in our lease. The pools are open til sunset but the other day we received an email threatening to call the cops on residents who use the pool after 7pm. Sunset is currently at 8pm.
We have also been told to remove bikes, pool floats, exercise equipment, and a few other things from our patios. There are no bike racks or storage areas in the community, and most of the apartments are fully carpeted, so I'm not sure where they expect us to put those things. If we don't comply they threaten to fine us $50 with a $10 additional fee for each day those items remain out.
We have also been told to bring in the Valet Trash bin every single day. Previously each unit had a trash bin that stayed outside where you could put your garbage until the Valet Trash company came to pick it up. Note that this service (at $25/month) cannot be opted out of. The bins don't take up any walkway space and no residents I've spoken to have complained about leaving them out. Now they are asking us to bring in a trash container, that we keep outside and that often gets dirty, into our carpeted apartments daily, again with the threat of a fee if we do not comply.
I've attempted to call the office multiple times and it's increasingly difficult to speak to someone. I've also emailed American Landmark's regional manager with no response. So if you're considering moving in, look past the shiny new countertops (which are low grade and not sealed so watch out for stains) and fresh coat of exterior paint on the buildings. I lived here with my fiance for 2 years and the first year wasn't so bad, but we quickly found out this place is a scam. Let me start with some positives... its close to 95 and within walking distance to some stores like Target and Publix. It's also a short drive to Youngs Circle. Now for the bad. They say they provide a gym, but that's not true. Shortly after moving in like a few months, it went under construction for upgrades (that was a year and a half ago).I'm not sure at the time of writing this review, but I wouldn't be surprised if its not done still and all management will ever say is its almost done. They started a valet garbage service which charge tenants $25 but the people don't pick up the garbage every day so you end up having to take it out yourself or see piles of garbage in front of everybody's door. The front gate that is suppose to protect you from people not authorized to be in the complex is ALWAYS broken. It takes weeks to even months before anyone comes out to fix it. As a result, there have been numerous auto thefts, stolen property and packages.. all management will say is its not their responsibility. They have no security on site so why have a gate at all. To give you the illusion that you and your property are safe. Ok so we know things break in apartments, and management set up an online system to make putting in maintenance requests easier and faster, but it takes weeks before anyone comes out to look at it. Now to be fair, the maintenance guys are all really nice and do the best they can. The system is flawed not the workers. Ok so if I haven't scared you off and you're still thinking about renting a place from here then good luck. Upon my fiance and I moving out, they tried to charge us $4,000 for not giving them 60 days written notice, but sent us the written notice reminder 1 day before our deadline was due just to make sure we would pay. We went back and forth with management (Melissa) who kept giving us the runaround so we had to go above their heads and call corporate who were able to help reduce such a ridiculous amount. Then once we moved out and had our inspection with only minimal damage to the vinyl flooring (3 spots were scuffed up) which when asked management said it wasn't a big deal, they send us a bill for $1,000. Doing our own research and getting quotes from reputable companies, the damage they say we did would be anywhere from $200-$500. Can you believe these people?! Scammers, liars and thieves are the only words that come to mind. I wish I saw a review like this when I was considering moving into this place because it would have saved me so much time and aggravation. Please people do yourself a favor and look for a different place. Go next door or even across the street, the other apartments have to be better...
Read moreI filled out an application for myself, 475$ application feed in total (125$ plus 350$). Which I noticed on the paper said cannot be refunded if the application is approved. I also had to fill out a pet screening application in which my application would not be sent for approval until both were completed. I was unable to fill out the second half and was reaching out for what to do next and never got an answer. Other plans ended up working out and I asked Angel if my application could be canceled and 2 hours later received an email that my application had been approved (with guarantor). Thus meaning my application was "approved". I also noticed the time stamp was after I had asked for her to cancel it. It also should have never gone through since I had not completed the second half of my application (for my pets). I felt as though they were trying to have a reason to keep the 350$ part of the application that was refundable. I told her that I noticed the application had been sent after the fact also, noticing the time stamp and adding the fact that I had submitted for myself not with a guarantor option either. At first she said it was approved, then received my email noting the inconsistencies then sent me an email back noting only 350$ could be returned and for an address to send the check to. When the check came in (10 days later) she said it was there to be picked up, I sent my address again. I then waited a week and called (maybe had even sent an email asking if it had been sent since I received no word) and another woman answered and said it would be sent later that week. I received an email a week later asking for my available times, clearly so that I could come pick up the check. I told her I am unavailable and am genuinely confused at this point on why she does not send the check as it had been pushing 3 weeks and she asked my address letting me know she could mail it. So why is it not being sent as it was said that it could? I emailed and called multiple times over the next two weeks with not one response. I finally received my check in the mail. Finally. Not only did I feel as though they tried to keep my entire application fees (and yours too if this applies) , but the communication level even before my canceled application was insane. Could not believe the inability to get a response for help, or for clarity before and after the cancellation.
