Cause for Being AwareâŠ
Gonna try to make this short.
I moved in Apt. 105 on November 9th, 2019 @ Rockridge Springs. Many issues with the apartment. Apartment was stated as Apartment Ready. It was not. Many roaches where present in the stove, in the back of the fridge, and behind the dishwasher. I contacted property management at the time and they did nothing. Just claimed that it was a few and that they would spray/bait. I asked to be relocated or some other resolution. Denied my request. So I stayed at this location so long due to work needs as long as I did and could have. There maintenance team is ridiculous as they do not replace any equipment to better suit the tenant or the property unit value. They will keep putting band aids on things and just say fixed.
They charge you for a monthly service of Pest Control. But due to me having cameraâs I have only seen on several occasions this person come and do anything.
I submitted my 30 Day Vacate Notice via official communications by email on February 5th 2023 to be moved out March 5th 2023. Next day February 6th 2023 the Property Manager emailed back stating that they have received my notice. And stated to contact me with the final invoice after I have moved out.
I moved out by March 5th, 2023.
For awhile I never heard from the property management on any final invoice so on March 14th, 2023 I emailed the property manager and stated that I havenât been communicated about the final invoice. Property manager stated that she did not know I moved out due to the fact I didnât not present them â Keys â to confirm / verify for them that I officially moved. Property Manger stated to my 30 Day Vacate Notice being received - â Yes, that is correct. You gave notice but you failed to turn in the keys on the 5th. We did not find out the apartment was vacant until 3/14/2023. Therefore you were charged rent up until that date. â
I stated â As in lease agreement/s Per 27. Surrender and Abandonment. You have surrendered the apartment when: (A) the move-out date has passed and no one is living in the apartment in our reasonable judgment; or B) apartment keys and access devices listed in Par. 2.1 have been turned in to us--whichever happens first. â
I asked several of times for the property manager to please provide me any documentation that I am required within the lease or by law that I am â required â to let a property manager or its entity know via providing them official keys notifying them that I have moved out. Or please provide me a signed document that states I was to bring the keys back after move out when a tenant is to vacate after their 30 Days Vacate Notice.
At this current time they have not.
The property manager goes on and states â Please remit payment to us ASAP. Collections will place this on your credit report if payment is not received by April 14th, 2023. "
Property Manager stated â Just because you gave a notice does not guarantee any move out. I will not be replying to any further emails. Again, have a nice day. "
Please be careful of this property and itâs sneakiness.
Make sure when you have your walk thru of your apartment that you move appliances and check them for any pests rodents.

   Read moreI thought this was a nice, friendly apartment despite the horrible reviews of roaches and bad management. I went there, did a tour and (same day) did an application for a potential 12 month stay.
I was denied for reasons they could not explain to me other than âaddresses donât match upâ even after asking for specific clarification on multiple occasions with two separate leasing agents regarding what addresses didnât match up.
When I asked further questions for clarification regarding the denial of my rental application, I was told that my paystubs looked "sketchy". I offered to get a notarized letter from my place of employment and present my offer letter (Iâve been working here for over ten months and received a new promotion within the company in the last month). I was then told that they didnât want to âdo businessâ with me.
Okay understood, but I still didnât have my refunded deposit yet. It took 5+ more phone calls with the multiple leasing agents. They refused to help, were short, argumentative and completely frustrating to communicate with. When I asked to speak with a manager for clarification, I was told (of course) that they weren't available and wouldnât be available for me to express my concerns. I've called multiple times specifically for manager and wrote emails to the address I have listed from my application, (with no response) frankly, I think the entire office is avoiding my calls because I can never get a call to go through now. Horrible business etiquette. I will be avoiding this apartment complex and EVERY complex they are associated with.
Update as of 8/31/22. Office has still not gotten back to me. The âownerâ who responded to my review neglected to respond to an email I sent them as well. PLEASE PLEASE PLEASE DO NOT LIVE HERE!!! ITS...

And as far as the payment documentation, you guys absolutely reported what I paid yall as unpaid because I had to get a formal dispute letter to get approval for my current residence. And when the collectors have called they confirmed they were calling âon behalf of their client, Rockridge Springsâ. BUT PLEEEEEASE keep lying LOL. No wonder people keep leaving this place. I canât believe after 4 years yall are just as shady and dirty!
These people are as despicable as the conditions of the units. I lived there for 3 months and had to break my lease because they refused to do anything about the severe roach problem. I showed them photos of the roaches getting into my food, coming in from the electrical outlets, and ruining many of my belongings. We had an agreed amount of $545 for me to pay to break my lease, and an agreed date for me to pay it. This date fell on a Friday, on Wednesday I came home from work to find the locks had been changed on my unit and an eviction notice on the door. When I confronted them at the office they told me they were âused to people like me running scams on themâ ??? Girl what??? I paid the $545 and was hoping this nightmare was over. Come to find out after several years now, they reported it unpaid to the credit bureau!! So now thereâs an unpaid amount showing on my credit THAT I PAID FOR. These people WILL screw you over. The units are disgusting, the appliances are busted to death. There are stray dogs EVERYWHERE.
