I am writing this review to share my extremely negative experience at The Melrose Apartments (818 Pinemont Drive, Houston, TX 77018), managed by TriArc Living. My tenancy and move-out process have been nothing short of a nightmare, causing significant financial strain, emotional distress, and even jeopardizing my employment.
Unresolved Living Conditions: Throughout my tenancy, I endured persistent and unresolved issues with air quality. My apartment suffered from stale air and cigarette smoke emanating from the vents, particularly worsening after Hurricanes Derecho and Beryl in 2024, which also caused water intrusion and a pervasive mold smell. Despite multiple maintenance requests and direct communication with both on-site management and corporate, these problems were never adequately addressed.
Unreturned Security Deposit: I moved out on January 31, 2025, and as of July 30, 2025, my security deposit has still not been returned. Despite numerous follow-ups with management, including Assistant Manager NL, and repeated assurances that the check was mailed, it has never arrived. This is nearly seven months of my money being held without justification.
Unethical Relocation Denial & Consequences: In September 2024, I was approved for an internal transfer (unit #13 to #45) for safety reasons through the Texas Attorney General's Crime Victims Compensation (CVC) program. I signed a new lease and paid rent, but on my scheduled move-in day, Melrose management (including A. Ramos) denied me keys, demanding a "pledge letter" not previously required. This led to:
Utility Disruption: My electricity in unit #13 was cut off on September 21, 2024, due to the apartment complex's actions, as confirmed by the Public Utility Commission of Texas (Complaint # CP2024091108). This resulted in over $60 in lost food.
Job Jeopardy: As I work from home, this power outage and the overall chaos severely impacted my ability to work, jeopardizing my job.
Safety & Well-being: I was left in a 90+ degree apartment, denied temporary keys, and felt completely mistreated, especially as a crime victim seeking a safer environment.

Skip the mid and high rises. Patience goes a long way.
Just signed my lease! Ivanna was pleasant patient and very helpful. Dionne does her very best and is always pleasant to talk to.
Place isn’t perfect due to residence littering and refusing to walk their trash to the dumpster and cleaning after their dog.
It’s not a hotel so don’t expect hotel service!
The complex and small and had short distance walk from the pool, seating area, to and from your car to your apartment
No trees mean no dead leaves and pollen.
It seems quaint and quiet. The leasing is very helpful and is available most of the time to answer the phone. They have great communication with each other and with potential new tenants
They just hired someone to the answer the phone who always sounds enthusiastic
Well needed when you have to carry groceries
The units are cute and gorgeous! Can’t wait for the added seating area where I can read a book outside.
It’s close to Aldi and close to astral micro brewery if you’re into local craft beer.
Edited: moved it love that u have a washer dryer connection and microwave. My apartment is one with a den my visitors say it very spacious that you make echoes.
Neighbors are nice and friendly as well as the people in the leasing office.
They are still renovating other units so be patient with noise and a few critters. Most the time they have to chase down the contractors and get updates about window screens so be patient.
Not a huge pest problem. Neighbors should be good neighbors clean after themselves not leave trash outside their door that attract all kinds of pest and keep the complex clean. Don’t live like ungrateful pigs and complain.
If people want a clean place to live they should be clean and help their community out by not leaving trash everywhere and keep their apartments clean in general help management and your neighbors out keep the property beautiful.

When I first moved in covered parking was free, after a few months they decided to charge people for it, while having cars that are not in use (flat tires, covered up, idle in the same spaces for months) taking spaces up making it hard for people to find parking close to their apartment.
The stairs and the floors to get into the apartments are a hazard, the floor boards sticking out, I have tripped a numerous amount of times already and I have reached out to a friend of mine that is an attorney for when this happens next time. Just last week on my way to work I slipped and fell, which made me late to work because I had to go back in my apartment and change clothes.
The first couple of months it was hard to even have running water, let alone have hot water when it would be on.
I was told I would have a smart wifi system box installed in my apartment to control the lights, door system etc, I haven’t heard anything about that yet. The door code for my apartment was left as a generic code which anyone that lives in the same complex would know have known the passcode to my apartment which made it unsafe and uncomfortable for me. I had to Google how to manual change the door code myself to even feel safe living here. I’ve had to call maintenance so many times since I have been here.
The floors in my apartment are not even level.
The gate to get into the apartment complex has a mind of its own, it wants to work when it wants too, during the rain it never wants to let you out, I’ve had to manual open the gate which took 3 people in total to do because it’s so heavy.
I will definitely not be renewing my lease here, I am surprised that this place is not shut down yet.
The good reviews for this place is what attracted me to this complex, however they offer you a Starbucks gift card when you sign a lease for giving them a good review which now makes sense to why they have some good reviews.
Very disappointed, I could have gotten an apartment with more amenities for the same price a little closer...
