We hired Jordan to do a 1031 and due to his inexperience and carelessness we will now owe capital gains taxes on $30,000. His reponse to this outcome was, "you're welcome" and "I didn't realize you needed hand-holding."

Jordan is the worst realtor I have had the bad luck of dealing with. My 80 yo mother hired him to handle the 1031 exchange and he was handling the purchase of the replacement. Despite painting himself as a 1031 expert, he made mistake after mistake. In order to avoid falling out of escrow in a house we had discovered major problems, he advised me to remove loan contingencies when my loan had not been fully approved, forcing me to follow through on the deal. Why would he recommend removal of loan contingency prior to approval of my loan?
Three days before closing, he informed me that because I am a beneficiary of my mother's trust, I could not be on the loan or title despite having told me before that it was ok. Obviously as my mother's son I am a beneficiary. Why did they not check before making me go through the loan approval process? Who else would be her beneficiary? I had to produce documents, pay fees and have a hard pull on my credit for nothing. Then I was forced to rush and get him documents so that my mother could get the loan by herself or risk losing our 40k deposit, all while I was out of the country!
Finally, after his lender had told me that it was ok to get a larger loan in order to fund repairs, they proceeded to use to entire loan amount to fund the purchase--- leaving the excess 30k which was meant for repairs in the 1031 account where it will be subject to capital gains taxes! The entire point was to save capital gains taxes on the FULL amount of the proceeds. Not a portion.
Since we were so close to closing we were unabe to change the loan amount and rectify the above and the seller was threatening cancellation and taking my deposit. Jordan’s team blamed ME for the delay despite him being the one that told me to get the loan with my mom at first-- which caused a week in delays . At the end of it all, none of his team accepted any responsibility and said I should be thankful that we were able to avoid some capital gains. In response to me complaining that they didn’t communicate anything or warn me about anything, they just said that I never "asked". Don’t hire Jordon or anyone on the Wang group. They know nothing about 1031 exchanges. Even if you are not involved in this type of deal, their attitude is greedy and self serving. Instead of finding the right house for you they will force you to buy the wrong one. We are left with a property that needs work and can not even use the excess money from the loan because it is sitting in the 1031 account where it will gather dust for 45 days and get taxed.
