Presidium Regal — Local services in Jacksonville

Please consider the advice from someone who has rented here for almost an entire year now – I do not recommend this place what so ever and highly advise seeking somewhere else to live.

To start off - the pool area is beautiful and the golf simulator is what enticed me to rent here, which I now seriously regret. The ongoing list of problems is not worth the price you pay to live here.

My AC Unit has went out and was out for 4 days. It was unbearable to remain in my apartment until it was fixed. I understand that these issues arise but the prolonged period of repair was unacceptable.

The floors and hallways are constantly dirty. The building itself has a constant stench to it because of this issue and trash being left over periods of time with no pick-up. There is no enforcement from management to leave trash inside until day of pickup, after this issue has been brought up multiple times.

The mail/delivery room is a complete disaster with packages just randomly thrown in there - anyone can access this area or your package will end up randomly missing (which has happened to me multiple times). It always takes an unnecessary amount of time to look through and try to find your mail deliveries.

Gym equipment has been broken and not repaired since I’ve lived here, overall amenities were great to look at initially but unfortunately not well-kept or maintained when there is an issue.

The hanging lights over the kitchen island have a buzzing electrical noise to them when turned on that I was told nothing can be done to fix this - this is in every apartment! I do not even use these lights due to the ongoing unnecessary noise they produce when on.

The trash compactor was not emptied and trash has been overflowing into the parking lot on the entire week of Thanksgiving of all weeks. This issue has lasted for weeks now with trash being spread out all through the community parking lot.

The debacle of having to relocate apartments to a less desired location and building due to flooring issues in buildings 1 and 2 - when this happened I was told that the complex knew about this issue prior to moving into the building/unit, why would I even be offered the apartment for a year if I was going to be forced to move out in 3-4 months? This entire situation has ruined the experience renting here.

Due to the issue of having to relocate apartments, there have been multiple issues with paying rent. These issues are out of my control as it pertains to management – management has waited twice now to answer specific questions until a late fee on rent is applied, then they try to have you pay this late fee. It is a completely unfair situation for a renter. You have to continuously follow-up with management and it is obvious that renters are not being told the entire situation.

It is extremely unfortunate how much I regret choosing to pay anything to rent here....

Just TOURED TODAY and my husband and I are READY TO MOVE IN BUT UNFORTUNATELY NEED to wait until JULY! VERY IMPRESSED with the ENTIRE COMPLEX from aesthetics to amenities! EVERYONE from FRONT TO BACK are INCREDIBLE!! The PROCESS was EASY and VERY WELCOMING! Joined a POOL PARTY with DJ and proceeds going to ST JUDES to meet residents and staff...I am PROUD to call PRESIDIUM REGAL HOME! THANK YOU to SELENA, JALOND and VICTORIA for ALL YOU DO!! MAINTENANCE TOO!( BEN AND NOAH I have met!)

UPDATE..we have been here a lil over a year and have ENJOYED living here! I have met ALL the ladies from the front and they treat you like a FRIEND! NEVER had a problem with them ANSWERING the phone or just FRIENDLY CHIT CHAT! They do a GREAT JOB putting EVENTS together for the community! We have FOOD TRUCKS and SPECIAL TREATS in the cafe as well! The POOL PARTIES are TOP NOTCH with DJ, raffles, appetizers and drinks! NEVER had a problem with MAINTENANCE either! Noah and Ben go ABOVE and BEYOND and are ALSO like FRIENDS! Although we planned on making this our FOREVER HOME unforeseen circumstances changed that😔 I will MISS ALL of the STAFF BUT plan to stop in from time to time to say HELLO! To start off this review I'd like to clarify that the leasing agents Jessica Latham and Latasha Douglas have been extremely kind, helpful, and professional throughout this whole process. I am extremely frustrated, but I know that they are just doing their job. The problem is the managers. I signed with Presidium with the promise of 3 months free rent. Last week, instead of putting a month of free rent in my ledger, the manager, Selena Brown, charged me for two months of rent. This payment went through because I have autopay set up on my account to avoid late payments. I didn't realize the situation until I saw that $3,000 had been deducted from my bank account. To her credit, I do not believe this to be any form of malice, just an honest mistake. You might think that this is no big deal, but I do not. This would have been fine and I would not be writing this review had I just received a refund like any normal apartment complex would have given me. However, after a week of calling the office, they have refused to refund me the $1,500 (see the pitiful excuse for a response I got in the screenshot below), and have instead put a credit on my account. Not good enough. Selena Brown claims that this is per their policy and they cannot issue refunds. I don't believe for a second that you can't refund me my money. A friend of mine who lives here was mistakenly charged a $175 late fee. When she confronted the office about it, they gave her the same song and dance and refused to give her a refund and only gave her a credit on her account.

I am out $1,500 and I have bills to pay. Selena, you stole $1,500 from me and I do not...
