Update: I've been here over a year and still love it. Most cars drive slow. People are friendly. Lots of restaurants near by. Staff helped me with small yard tasks free of charge.

I never lived in a trailer before so I was a bit hesitant about moving here. So far so good. Staff seems reasonable. They helped me move in quickly. I’ve heard they are strict, but I assume that’s why the area stays nice. I have the friendliest neighbors. I haven’t seen any nonsense. My kids visit on the weekends and tell me all week they can’t wait to come here. It only takes me 20 minutes to get to work in Memphis, and isn’t far from Wolfchase or Shelby Farms. For those concerned about cost, lot rent is about $475 if you pay before the end of the month. My MLGW bill is around $110 and I run central AC all day. Garbage is...

Cons:

Complaints and maintenance issues are slow, or go unheard for a while. Rent seems a bit steep. It increases a couple times a year since I been here. (about 5 years) Our water utility is sold to us by the park at a rate around 3 times the standard MLGW rate. With no option for MLGW metered water. Rules are enforced with bias. The pool amenity is an additional cost, however it’s mostly closed.

This is the worst place to live, in this part of town. They have raised prices $20 without any notice and have added ridiculous taxes. Who wants to pay $500 to be on land they have to mow and can't even build a fence? They shut the water off, with no regard to their tenants. They don't follow through with local complaints. Avoid this place like the plaugue. Just. Awful. And don't even try to call the front desk. The woman up there doesn't care about your problems and the owners will never return your call.
