Originally, we had a clog in the floor drain line that leads from the garage to sewer system in October. This is a problem because the kitchen sink feeds into said floor drain line and will back up into garage causing a small flood. The technician that helped with the clog was very nice and worked quickly to remove the clog. We were happy at first until the clog returned and flooded the garage again in December.
I made the call to JF Denny again to unclog the drain and stated that I was unsure if the drain was clogged or frozen since they were just there to unclog the same drain. When the second technician arrived, I restated the problem and was informed that the drain was not frozen because the line is between 2 to 3 feet in the ground and that the previous clog must not have been completely removed. The technician then informed me that we would not be charged for the return visit because the original clog was still the same problem. He stated that he would use a camera to make sure the clog was completely removed this time and we were happy with this technician’s service.
A few months later, we received a call informing us of an Invoice for the return visit stating that the drain line was froze and that we owed them for the return visit. I informed them again what was stated by the technician who came out to perform the work and was told they would investigate it further. We are now being told again that the lines were frozen, and we would need to pay the invoice and there was nothing we could do about the Invoice that there is no one else that we could talk to resolve this issue and it would go to collection if we do not pay it.
After investigating the issue, I was able verify what the technician told us before was true and that the drain lines could not actually freeze. I found that the frost line in our area is actually between 15-20 inches which is not as far down as our pipes. And just to look further into the issue we found the lowest temperature that day was 38 degrees and since the freezing point of water is actually 32 degrees the likelihood that the lines were frozen underground is slim if not impossible.
I do believe the technician that came out the second time was telling me the truth and was informing me correctly about the company’s policy to guarantee their work. I have only written 2 google reviews, and both on the JF Denney. We had a significant sewer blockage on a Thursday Evening, JF Denney came by the next day to fix. Cleaned the line, got us in business again. They ran a camera, but the line took several ridiculous 45 turns in a row, so camera could not get through, but line looked good where we could see via camera. Within a week, blockage again, and in the evening again. JF Denney got in first thing, found debris in line where it was not before - the worst - a probable point break. Phil let the office know, and Kyle arrived very soon after. Looked at the problem, came up with options, provided a bid and even finance options. This was a Friday, and set up the work first thing Monday. Our line was cleared, with fingers crossed for it to get us through the weekend. Of course, the line did not hold, by Saturday we were doing a hotel. And, of course, a snow storm hit, and we were concerned the snow would prevent our line getting fixed. Kyle called on Sunday night (wow!) to check on us, and if would be fine for the heavy equipment across our property. Monday morning, they arrived first thing and began work, snow, cold, and all. Unfortunately, the "point" break turned out to be two point breaks, and a lot more digging and materials. The crew (Dalton, Daniel, and Bob at the end of the job) worked quickly in terrible conditions on a slope, fixed the breaks, improved the line engineering by removing some of the line turns, and had us back in business. They worked quickly enough that the additional time and materials were still within the original quote. Background: A hot water recirculating pump is installed on your water heater, returning unused hot water back to the water heater. It is designed to provide hot water on demand.
It should have been a five-star project. From the initial phone call, the visit to estimate the work, the price, and the quality of the work was excellent. Everything that was on the work order was done.
During installation, I realized they were not going to insulate the over 60 feet of pipe that were going to be used to recirculate the hot water. The temperature of the water in the pipe would be 130 degrees. The installation was in our basement, whose year-round temperature averages between 65-68 degrees. That is a temperature difference of over 60 degrees. As we all know, hot goes to cold.
Since insulation was not on the work order, I offered to pay whatever their charge was. I understood it would be on a different visit as they have an existing schedule to follow. But, for reasons I do not know, they did not want to do the work.
The pump appeared to run too often from February through May of 2022. We got hot water quicker than before, but it was not on demand. We do not spend much time in the basement, but by June, we heard our dehumidifier running constantly, and the humidity upstairs was nearing 50%. But the humidity in the basement was almost 60%, and the temperature was 76 degrees.
So we insulated the recirculation pipes and every hot water pipe in the basement. The result was a return to normal in the basement, the recirculation pump does not run nearly as often, and we get on-demand hot water most of the time. This has held true for this...
