Disclaimer: I haven't yet gone through the move-out process and I know (from previous experience and unfortunately having to pay for a lawyer) that a bad move-out can ruin the best of renting experiences. Looks like there are some complaints about move-out for this particular complex.
BUT!
I wish I didn't have to move, because I've never liked an apartment complex so much.
The entire complex is quiet (young professionals and young families, as far as I can tell). People clean up after their pets, the trash is always picked up (no overflowing trash bins), there is enough parking for residents (thank you to whoever implemented the parking-sticker system), the apartments are continuously maintained. The grounds are lovely and are well-maintained. (Only negative is that the nice landscaping means that ground floor apartments have HUGE spider problems. As in huge spiders and huge amounts of spiders. One good bug bomb works for a year so no big deal).
The apartments are spacious and well-maintained. This is the first apartment I haven't felt the need to compulsively clean after move-in. (Though I did do a clean after move-in and there are....neglected corners).
I have had almost no communication with staff (to me that's a plus) and what communication I've had has been pleasant. In two years I've never had to make a maintenance request (to me, this is astonishing). My communication with staff was all in the first year of my tenancy and addressed complaints about my dogs' noise while I was out of the house. I was able to communicate effectively with staff about the situation and had no further problems.
As a note on this: if you're not a dog-friendly person, don't rent here. I'm a dog-friendly person and I have never had an issue with any dog disturbing the peace of the community. (I'm guessing upwards of half the apartments have dogs. The people who share a back wall with me absolutely have a dog who barks all the time, and my first year I shared a side-wall with a person whose dog barked in the apartment and also barked insistently at my front door when they took the dog outside). Dogs bark and this is a dog-friendly place. I've never used it, but they even have a dog-washing station/room.
As a last note: community features are great. The dog park is HUGE, tennis balls are provided, poop bags are provided (also, there's a poop-station with bags provided for every two buildings). The gym is open 24/7 and always clean, loads of equipment, clean bathrooms. I don't use them often, but the hot tub and pool are always clean.
Long story short: my impressions of this place are that it's peaceful, the grounds remind me of a home's backyard, the amenities are great, and the management is available (though I haven't had much experience of...

In my opinion, most apartment reviews are made by tenants who didnāt get their way in some way or another, so I felt like I should share my experience as to why Iām highly satisfied with the Ute Creek complex.
There are, of course, a few downsides to the complex but that is to be expected. No place will be 100% perfect. The only real qualm I have is that I wish there was a bit more parking. Everything else I feel is top notch.
When something goes wrong in the apartment and I need to submit a work order, it usually gets fixed quickly. In the rare instances that it takes longer than usual, I get an explanation as to why. The maintenance staff are incredible friendly and helpful. If I run into them while walking the dog, they will usually talk to me for a while if they arenāt busy and ask to make sure that everything is working properly.
Yemi and Heather, the two managers, are by far some of the nicest and most competent managers Iāve ever had to deal with. When I bring my concerns to their attention, they actually listen. Some things are out of their control, but they try their hardest to resolve them nonetheless. When it is in their control, I can expect a quick fix. When it isn't, I AGAIN get an explanation as to why (always a legitimate reason as well). They organize community events, are almost always available at the office when you need them, and seem to actually care about the tenants. That is one of the best things about them I think.

The apartment management added a clause to the community garden guidelines asking residents to waive all rights to legal recourse, with no specifics and no discussion.
We attempted to discuss with management. We offered specific edits to the contract to address safety concerns (pesticides, etc.).
When I raised concerns about how overreaching and vague the clause was, I was ignored. Management repeatedly said, ācorporate says,ā and refused to engage. I tried contacting corporate directly, left multiple messages, and was never called back.
After months of silence, I reached out to the registered agent of the LLC and spoke to the property owner directly. I expressed a desire to resolve this respectfully and restore trust. They looked into it. I contacted them two weeks later. I was informed there would be no change.
I still hope this can be resolved, but after months of one-sided effort, itās clear tenants deserve better communication and respect. I will be taking further steps in the near future if this matter is not resolved quickly.
I've attached the community garden guidelines that they required residents to sign. The clause of concern is #14 which says "I forfeit my right to sue the owner of the property."
EDIT: I reached out to the city's mediation services. HPMA (the management company) has not accepted mediation and is ignoring...
