The number of reviews here are limited, and mostly only about leasing and new move-in experiences, so I guess I will be the first one to share my experience living here for a while. You can probably tell by the stars I gave; it hasn’t been pleasant so far. The maintenance team and front desk are very friendly and work hard to keep the community clean, they are the main reason for me not giving the least stars possible. In short, there have been ant infestation issues going on with the building for months now, the walls and floors are not very sound-proof, and a lot of misleading information was given to me about when the amenities are going to be ready and they’re still not fully ready yet. Here are the details: Lack of Transparency on amenity construction process: During the apartment tour at Arya in July, I was surprised to find that the amenities, gym and Co-working space, were still heavily under construction, while the pictures looked so real on the websites. However, I was told that the gym and Co-working space should be open 3 weeks later, I believed that and signed the lease. After I moved in and checked about the ETA again, was told it should open by the end of August instead. And when it’s September, it became” Oh it could happen anytime soon, we are just waiting for some items to arrive!” with no actual ETA. The delayed opening date and empty promises were frustrating to say the least for remote working. They did offer the amenities at Venue (the sister building across street, also belongs to Helio) as temporary solutions, but somehow the staff never told me, and I only found out about it later by myself. Two weeks later the access to Venue got canceled without advance notice because they decided to open the Arya amenities, knowing they still need more AC and blinds to the rooms. The amenities were like a sauna with free UV radiation in afternoons, not in a working condition at all. I heard many times in September that the delay was due to the high temperature in the rooms, and somehow the management still decided to open them with known ongoing issues not solved. The amenities are not ready to be used full-time, even now it’s still hard to stay in the rooms from 12PM-5PM. It is inconsiderate for the management to remove the offered working space suddenly while knowing the Arya space was not fully ready, and the decision caused huge disturbances to people working remotely full-time. Ant infestation and noises: I found ants in the apartment on the first day when I moved in, and I later found out other units were also affected by the same issue. Arya team did try multiple methods to get rid of them, but so far nothing has been working and the ants kept coming back. Even when I was typing this review, I got an ant on me at the co-working space. Every time I had any food trash, I needed to throw it right away to prevent a river of ants forming in my apartment hours later. Now the only hope is to see if winter will stop their visiting. It is unfortunate that currently I and maybe other tenants still need to be paranoid about any food in the apartments. The walls are thinner than I thought they would be, so you could hear the noises when your neighbor is playing music, even if not extra loud. I was also told during the apartment tour that the rooftop is made of concrete and therefore it is soundproof, and I will not hear any activities above me. That is absolutely not true, I can clearly hear people’s steps when they were right above my units, and also vibration noises when AC units were having issues. I was working w/ Shavone and after asking for a construction layout, I never heard back. I was told since they were out of office, I would hear from someone on their team and never did.
Also sharing some concerns I had about the apartment: 1 ) Kitchen was very small for the price no microwave, very small dishwasher/fridge, and very small sink. Mind you this was one of their 2bedroom units. They did mention they could provide a microwave.
Overall, I think the amenities (rooftop, gym, co-working space, etc) are very nice but for the high price a lot of flags. Doesn't mean this place couldn't be the right fit for others but wanted to share info I would appreciate knowing when...
Read moreHaley and her team made my experience living at Arya truly great. Their communication was excellent. They always made sure I felt supported. I also want to mention the hard work of the cleaning staff, who kept the building looking so clean. They were so friendly and would talk to me each day. I'm so grateful for my time spent here and would highly recommend Arya to anyone looking for a place to live. The apartments are brand new and beautiful. They have modern appliances and high ceilings. I would use the gym, rooftop and workspace everyday. The location is perfect — central and close to the freeway, only a 10-15 minute drive to Santa Monica, Westwood, Beverly Hills, and Venice. The building also hosts events, making it feel like you're part of a community. Anytime I had an issue, the management was quick to help and made sure I was taken care of.
