I recently moved into this brand new apartment complex and I must say, my experience has been far from pleasant. Within just two days of moving in, I encountered a significant ant infestation issue in my unit. The ants were coming out from gaps in the bathroom floor. It was evident that these little critters had made themselves at home.
When I reported the problem to the office, I was met with indifference and even irritation from one of the workers (shouldn't I be frustrated...?). They had me sign a pest control consent form followed by a mechanical response that someone would address the issue soon.
I'll use this opportunity to address the management's incompetence and lack of responsiveness as well. It's disheartening when you're prepaying for services like internet that are nowhere to be found in your unit. When I questioned this, their explanation was that I'm in a queue for installation, and I'll get it when it's my turn. That's all well and good, but why am I being charged for something that's not even available? It's disappointing that they failed to deliver on their promise of having everything ready upon my arrival.
Contacting them is an exercise in frustration as phone calls and emails go unanswered. This leaves you with no option but to physically visit their office every time you need something done. Even when you do, their basic administrative tasks are handled haphazardly. They couldn't even get parking fees removed from my bill or the monthly rent corrected without multiple rounds of back-and-forth communication. Despite my efforts, they still couldn't get it right; I'm planning another visit to their office tomorrow.
I'm relieved that my stay here is only for a year to complete my studies. The only reason I opted to stay was due to its proximity to school and the relatively affordable rent. However, I can't consider this place a true "home" by any means. The management's lack of competence and disregard for resident concerns make it clear that this is not a place I'd commit to in the long term. My initial interaction with the staff, particularly Eric Brisco, seemed promising as he agreed to a six-month lease for a 1B1B unit and assured us of a move-in date with no issues.
However, the situation quickly deteriorated after our application passed verification. Contrary to promises, no viewing was arranged. The staff later demanded a non-refundable deposit of over $2,000, citing our student status and insufficient income. Attempts to involve a guarantor were met with disdain from Eric.
Despite fulfilling all requirements, communication ceased, and there was no progress. Even after multiple visits to the office, Eric avoided us until confronted directly.
Ultimately, we were informed that our application was deprioritized because we didn't agree to their $2,000 deposit scheme, contradicting earlier assurances, and no 1B1B units would be available until late August. Requests for a refund of the application fee were denied, as they labeled it an "evaluation fee."
This ordeal revealed that Jasper Apartments' management is highly disorganized and unresponsive. It seems that successfully applying is merely a precursor to various coercive tactics to secure unnecessary deposits. Once refused, they dismiss all further requests. Based on feedback from other international tenants, even promised refunds are delayed or ignored, complicating accountability.

Always high noise level: Don't even consider this apartment if you are sensitive to noises. The building structure is so bad at blocking vibrations. Footsteps from upstairs are unbearably loud, and you can often hear sounds of stereos from who knows where late at night and early in the morning, especially during the weekend.
Confusing management and terrible attitude from agents in leasing office: the internet is supplied by 3rd party and the apartment wouldn't care about it while charging you the fee. My internet didn't work for days when I moved in and the agent named Karen just ask me to contact the Internet company directly. And it takes almost a week to finally solve the problem from that end (very inefficient probably because we do not get to choose our own internet supplier). What I do not understand is why I am charged for something I cannot use, and the apartment couldn't care less. Also when I told them about the issues of noises, the agent Karen only used a totally indifferent and formal tone, saying that they will report it and follow the required procedures. But at the end of the day they weren't planning to do anything at all. What they did is just passing the buck.
