Moving from Florida and coming straight to Georgia for a new job, coming to Sundance Creek has been one of the best ways to introduce me to the new state! I had an original 5 star review when I first moved in 4 months ago but forgot to submit it, yet now id give it 4 stars (BUT ITāS STILL A PRETTY COOL PLACE!!)
Tiana was SUPER DOOPER helpful in the moving process and has never taken advantage of oneās lack of knowledge moving into a new apartment which was comforting to a recently graduated college student who honestly just wants to get a good start on adulthood!
The team in the office does the work of 1,000 employees which is just a testament to how hard they work to try to accommodate everyone living there, and I couldnāt be more grateful that no matter how hard the job gets, they still try!
My only complaint 4 months into living here are just the neighbors (or more specifically my neighbor next door š ). She essentially throws a party every night with blasted music, constantly banging on the walls, seems to cuss out other neighbors and people in general, and worst of all screams for literally no reason. It will be 4 in the morning and any of the aforementioned things may happen, and they happen literally EVERY. DAY. Itās been a good 2 months and nothingās changed, so I constantly wonder if management just glides over situations like this. Iāve literally lost sleep some nights because the screaming would wake me up in the middle of it. As a matter of fact, as Iām writing this review right now, theyāre banging on the walls, screaming, and Iāve heard a loud THUD - all of which subliminally makes me feel scared for my life right now.
Thereās also the case of apartment maintenance. When I moved here there were some issues with the cabinets, sinks, and doors - all that Iāve taken pictures of when I moved and sent the email regarding things to be fixed, and so far nothingās happened. So hereās to hoping Iām not charged for it when itās time to move haha.
But! Going back to an overall positive note, Sundance Creek is nice! Management recently provided EPIC food trucks for the community, thereās a great pool outside, and kids play with one another in the street, all to remind you that with itās flaws here and there, lifeās still good! If I didnāt have a wild neighbor, I definitely wouldnāt mind staying another year!

UPDATE (07/08/23): Its been over a year and a half since Iāve moved in and this place still rocks! After the review I sent, management immediately stepped in to speak with my noisy neighbors next door, and ever since then, itās become wayyy more manageable! They still have parties every now and then and thereās nothing wrong with that - it just wonāt be every single day!
Management has been able to come by to fix any issues with water and cabinets and etc. (thank you Larry youāre a SUPERHERO šš), and the team in the leasing office is still going strong in giving everyone the best experience possible! (They truly give it their all, and do things no one sees just to give us the best chance they can!)

I've been emailing them.sicne my lease started about a mold problem they allowed me to sign the lease for and they were aware it had mold. They do walk through before and after a tenant moves in or out. So the fact they acted like they didn't see the mold in master bathroom is mind boggling to me. Going in the office is pointless or calling or emailing. They don't check it. Only thing they speak is money. They only came and got rod of the mold because I had to state what my lease said and didn't pay them. Then I get a letter I can't do that. Check.the law baby I can too do that. And to come in and think you can eyeball if something is dust or mold is crazy to me. Let me find out Ashley has a science lab eye. Cut it out. Child joy take them to court since they only speak money. I'm tired of the back.and forth and meanwhile my health is declining because of their negligence and they refuse to take accountability for their part in the ametter. So let a jury decide. I left a review and thought survey corporate would reach out to me about my bad experience and how they don't teach maintenence how to properly treat mildew. I told them I had a mold allergy and it's bad. I now have breathing issues and have severe asthma and they still want me to live here is crazy. I am out of here as soon as I find another place to move to. This is ridiculous. Do they sign a thing until they show you your exact unit. U can ask.to see it before you pay. You do not have to.wair for the walk though. They show u one thing and give you something else. SMH. Enough is enough. Companies gave to start putting human life over profit. We as residents must say something and hold them accountable. What if I had a child? What if I had an elderly parent staying with me. I have a mild mold allergy that is bad. I told them today and the property Mgr said she has those too. But do u live with mold? I can bet she don't. I can bet her place is clean while she throwing stones from her clean house. I see why the people don't care, the leader aka property manger doesn't care. So people are only as good as the leader. And why is it always our people doing us wrong? Managing the property is a lease requirement and Georgia Law. They keep doing this because they know the courts are probably on they side. Whelp we bout to see. I'll keep yall posted. Stand with me against all these companies. We line they pockets they work for us. They holdis accountable if we late or don't don't maintain our living space. Ā Ā Ā Read moreThis townhouse/apartment complex claims to offer a luxurious living experience, however, the new management and staff are everything less than professional. I had countless maintenance issues while living here for 2 years, that would get a "quick fix", only to be broken or having issues 2 months later. Most recently, prior to my 3rd year lease renewal, I was called by the manager Marilyn, and told "don't worry about the rent increase. I'm going to speak to corporate to negotiate." At the time, I had no idea what the rent price was going to be. It took Marilyn 3-4 weeks to notify me that corporate would in fact, NOT negotiate my rent and that my rent increased by $300, due to "market values"...? (which was well past 60 days prior to my lease renewal) and that it would be effective after my current lease ended. Nothing was updated in my townhome, nor offered. Also, due to her delayed response to me informing me of what corporate would or in this case "wouldn't" do, I sent an email well before my lease renewal asking that all fees be waived and that I would no longer be renewing my lease, as I would not be able to pay that additional amount and would look for other housing. Once I discussed this with the other associate in the office, as Marilyn never contacted me back, My move out day was selected and keys were returned. All my rent/fees/payments were payed in full at the time of my move out date. One month later, I received a call from a collection company stating that I had terminated my lease early and owed the amount of one month's rent. Sundance creek never notified me of any payment owed, and I had no idea until the collection agency reached out to me. I never terminated my lease early and was waiting to find out exactly what my leasing agreement would be, which was not discussed with me until well over the 60 day notice time frame. I tried resolving this matter with the Sundance Creek management, and again, have not been contacted back. This has by far been one of the most unprofessional experiences that I've ever dealt with. I always paid my rent well in advance, never had late fees, and never gave the office any trouble. It's extremely sad to see that this company doesn't value their good-standing residents and offer poor communication and no solutions regarding their own errors.
UPDATE Per the suggestion of the āresponseā below, I contacted this office to discuss and possibly dispute the aforementioned issue. No one answered when I called multiple days and after leaving voice message I have to this date 1/6/2022 not been contacted back. Again, another classic example of the unprofessionalism of this staff and company. Donāt be fooled by these āfakeā responses, they obviously have no customer satisfaction care or Integrity about themselves. Such a shame to see the people of this staff so blatantly display the stereotypes set...
