12/04/18- Update Nothing has changed! I wish there were stars with negative ratings!
I posted a review and posted pictures about four months ago. I took the pictures down at the request of the Carmel Brook to give them an opportunity to make improvements to the complex.
To date, the property is still dirty; a trash fee is imposed on all tenants but the property is still filthy! We still don't have the amenities mentioned on their website, and they refuse to replace parking lot lights so the parking lot is dark and dangerous. The light on my building that I mentioned in my review four months ago is STILL OUT!
Additionally, the beautiful apartments advertised on the website (still less than one percent) are apartments that are remodeled when tenants move out. The majority of the apartments are not what is advertised on the website.
Very recently all of the water was out in the complex for two days because someone in maintenance busted a pipe. When the supposed "24 hour maintenance" was contacted, we were told the city was making repairs (this was at 6pm). A couple of hours later I contacted New Orleans sewer and water board and the agent said the apartment was advised to get a private plumber prior to the lunch hour that day!
The clubhouse or resident lounge is a construction housing unit. There are large machines, sheet rock and other construction materials that occupy the clubhouse and the second pool IS NOT ACCESSIBLE EVER (even when the staff is present-see my note below).
There are no social events and nor a picnic area that can be UTILIZED. All of the conveniences are for pets so watch where you step! Pet owners are allowed to have their pets poop and pee ANYWHERE.
Renters are being taken advantage of because the housing/renters market in New Orleans is saturated with ridiculous deposits and over-priced and middle to lower income people have to settle for slums and lack luster residences.
If you are in an emergency situation like I was and must select this substandard complex, buyer beware! I would suggest that you save more money for deposits and try to find yourself a better place to live.
(Four Months Ago) I have lived here for 6 years; there are two pools and only one pool is accessible STRICTLY DURING OFFICE HOURS. If you are a 9-5 working person like myself, you will never get to use the pool(s). The nice workout room depicted on the website is not that nice and is only accessible STRICTLY DURING OFFICE HOURS. There is no picnic area that can be UTILIZED. Maintenance IS NOT 24 HOURS. There are no social events and ONLY LESS THAN 1% of the units are renovated. The property is very dark in most areas; I counted 7 lights out on the main drive alone. I contacted the office last week to report the light out on my building and as of last night it has not been replaced.
JUST TO BE FAIR, Dasmen Residential just started managing the property less than one year ago. They have made some improvements but are not nearly at the standard depicted in the pictures on the website. I posted pictures of this complex but in all fairness to the new owner, at their request, I removed them to give them the opportunity to address the many issues associated with this property. Thus far, they have made every attempt to address my concerns regarding the interior improvements needed in my apartment.
Though not private homes, an apartment complex is a community nonetheless. I take pride in where I live and do my very best to maintain my residence. We, as residents of the complex, deserve to live in a place where the interior and exterior is just as nice as any community with a home owners association. Ā Ā Ā Read moreIf I could do zero stars I would, I cannot begin to share with you all the lack of professionalism as well as nasty attitudes I have received from Property Management since I've resided here now going on 300 days, Derrick Williams Property Manager is extremely rude, very confrontational, condescending and the definition of an dictator towards his residents. I moved in February 8, 2023 and I cannot begin to tell you how much grace I've given Carmel Brook, the Property has potential but you can honestly throw the entire office staff away besides the 2 women who work in the reception area. Derrick has not only been rude to me over the phone. He has hung up on me not once but 3 times since my tenure at Carmel Brook, I've been hung up on by Keyri twice, not once do I come off as disrespectful however when redirection to the main topic needs to be revisited I do make these two aware. The apartment has issues withplumbing, the a/c leaked back in April water seeped into the carpets and their is a mold smell, knats in the apartment whenever I cook or turn on the heater, I've been bitten all over by these bugs they've been telling me I was on the pest control list since April no one has came to my unit yet we are now in December, the window is not glass it is plastic and I'm truly concerned as this is not a safe area to reside, the window is dry rotted they put c foam on the window it looks disgusting for what I pay. I live next to about 4 abandoned apartments, the light in the parking lot is out so it's dark at night, lizards crawl into the apartment due to the dry rotted window I told Derrick about it he proceeds to ask me what do I want them to do about it and proceeds to ask me if their is anything else he can help me with while dismissing my concerns, thus guy is very personal he has made sexual advances towards me on two occasions and since then he has been very retaliatory towards m, I've been asking to speak with Regional Management and he puts me out of his office or he hangs up on me. Derrick then on today threatened to place a 30 day notice to vacate because he stated that I was irate however I was not I am actually being harrased and threatened due to us having a conversation as it relates to the issues I have in my apartment. Maintenance never completes the work orders but have been marking the as complete in the portal I have had over 16 service request in 300 days that only 1 have been complete ,the draw in the bathroom has been missing since before I moved in , back in april I was inside sleeping and maintenance was standing over me asking for a cigarette, they do not provide 24 hour notices before entering your apartment its always unannounced with loud bangs on the door then they'll just enter I am very displeased I have 2 months left in my lease , never again will I ever rent from lynd not to mention the apartment I was shown was not the apartment they moved me into its like paying rent to live in an abandoned apartment please save yourself the harrassment throughout your tenure do not sign a lease you will regreet it this is physically, mentally and emotionally draining i will now go the legal route due to property management not willing to address these issies outside of court see pictures for proof. My apartment along with 4 others were burglarized on the same night My patio door was broken, took maintenance 3-4 months to fix so in the meantime I had a piece of flapping plywood. They never communicated with me on how long it will take to fix. I went to the office, office staff told me I had to speak to maintenance who refused to talk to me until I got outraged then claimed it had to be ordered. Mold was also growing in my apartment, they had to come out and spray several times. One 2 occasions maintenance entered my apartment, once while I was home and another after my apartment was broken into - thank goodness I had a ring camera. I wanted to move out but apparently you have to submit a 90 day notice - mind you I still didnāt have a patio door at that time. Shortly after Hurricane Ida hit and like everyone else I evacuated. Because it was at the end of the month we all were advised that rent for next month was due and they called and messaged tenants requesting payment. After I made my monthly payment I received a call from the staff informing me that my unit was unlivable and I had to move out. I asked for my money back they initially stated that once everyone returned to the office they will advise me on the next step. I cleared my unit 2 days later. Went by the office no one was there.
