Don't move in here. Keep looking. Not everything that shines is going to be gold. SOUND If you are facing away from the street my friends say you hear the train often. You can even feel and hear it in the common areas like the rec room and cafe. If you are facing the street/highway you will hear all the traffic. The street narrows yet people decide to double park blocking the route of buses and others who will honk for 20 mins at a time until the double parked person returns to move their car. I can hear it even from the higher floors. There is also construction that is happening on highway side by where the old car wash is Monday thru Friday during normal business hours so hopefully you don't work from home. They will be building the next two years. At night there is construction on the bridges, and highway when traffic dies down. So there are both bright lights and a bunch of noise at night. Air Quality To start it's the Bronx so already not the best. And there are two large buildings gettig constructed right next to us. I hesitate to open my windows due to my apt getting dusty so fast. Personally the worst part is that there are smokers in the building and the vents connect. So I wake up to the smell of smoke. I come home and my apt reeks of smoke, I wake up and it reeks of smoke. I can turn on the vent fan and raise my electric bill. At best I can close the bathroom door to keep it contained in the bathroom. At this point I have now spent a couple hundred dollars on HEPA and smoke filters to mitigate this issue in the bathroom ( my neighbor has the same issue) . They say this is something they are addressing but this has been an issue basically since they opened. It's so bad that others have moved out because of this. ENERGY The R and U values and general energy efficiency is probably abysmal as noted by the sound and use of electricity for heating. MANAGEMENT Management took 2 months to respond to some of my issues, response time definitely needs improvement. On the second day of my lease before I brought in anything I did a walk thru there were 27 items I noted that needed to get fixed. Like outlets have room for you to stick to your finger into the wall. One of my outlets and several other things on the list were never fixed. Neighbors often complain that while management responds there is no resolution provided in the email. Even though they are a new building they have at least 6 violations per open igloo , and at least one lawsuit they lost. Dog park took 1 week to fix the fence. Movie theater constantly out of commission without warning. SAFETY Just in the last month. 1) 2 cars have been broken into right in front. 2) Theft in the lobby of the building next door. 3).Cops called for someone with a knife in front of the building. 4) 70 YEAR OLD WOMAN FOUND IN GARBAGE BAG next door. Google it. Happened 3/21/24. 5) 47 YEAR OLD MALE STABBED AT LOCAL 138TH train station 9/24/24 MISC Lots more issues like constant leaks and repairs needed throughout the building. Garbage in front of the building often. When I moved in my windows were broken it took 2 weeks to get someone out here to fix it. Do you think the building reduced rent / electricity cost. Nope. Had a plumbing issue, filed a ticket to maintenance. Was later told maintenance is not available on weekends or past 4pm on weekdays. . Sigh! Hope non of us have a water line break or other severe issue outside of business hours! We supposedly have a live in super. Washing machines act up all the time. About once per month I find myself requesting a refund because 1 washing machines decided not to run. It accepted the money. It sounded like water was running. But you come back and it didn't. It's like playing Russian roulette. The rooftop chairs and cushions are not available after Nov. POSITIVES The cleaning crew is always visible and working. Train is on the same block. Rooftop is nice, dog park is cool but other residents have let their dog with diarrhea use it without cleaning up after their dogs. Overall the headache isn't worth it.

I really enjoy living here! The building offers great amenities—my favorites are the rooftop (with its amazing views), the movie room, and the dog park for my pooch. Kevin and Rachel are incredibly responsive and professional—always quick to follow up and ensure any issues are fully resolved. I really appreciate their attention and support. I’ve noticed some reviews mention noise from traffic or the nearby trains, but honestly, with the windows closed, it’s barely noticeable. Plus, this is New York City—urban energy comes with the territory. One suggestion for improvement would be the access to the rooftop. While it’s normally secure with a key fob entry system, sometimes residents prop the door open, which can lead to overcrowding. It might be helpful to look into a more consistent access control system or clearer signage to prevent this. Also, the rooftop grills occasionally have issues, so regular maintenance or an improved system could really enhance the experience up there. Overall, this has been a fantastic place to live—I’m happy to call it home. 🏠

We searched other luxury buildings in the area and settled on GC276 due to the easy commute to downtown and the amazing amenities. We haven’t made any bad experience yet - neither with management or other tenants except the fact that the package room is often full with some tenants ignoring their packages for weeks. The maintenance team responds very quickly to our requests via the building app & the cleaning team keep the common areas very decent.

Moved in 2 months ago despite loads of bad reviews mainly because of the great amenities & the location of the building. We searched other luxury buildings in the area and settled on GC276 due to the easy commute to downtown and the amazing amenities. We haven’t made any bad experience yet - neither with management or other tenants except the fact that the package room is often full with some tenants ignoring their packages for weeks. The maintenance team responds very quickly to our requests via the building app & the cleaning team keep the common areas very decent.

Someone on the 3rd floor brought them and now everyone is dealing with a major problem that management does not tackle and ignores emails.

In order to break lease management replies with

“Hi,

If you want to break your lease, you can either pay the remaining months until the end date or find a replacement tenant.”

JCS is predatory and a slumlord.

This building use to be great, then immediately went downhill. -People rent out rooftop for payment then block residents from actually using the space they pay for. -Constant parties and lack of mindfulness and respect to the building and fellow neighbors. - Management does nothing. -Despite being a smoke free building, neighbors do not follow the rules and management does nothing to resolve. -Attempted break-ins happen with JCS Realty responding with generic Chat GPT or AI generated emails that do not highlight any plans to fix or resolve a problem. -Newest of neighbors have arrived with roaches and now the building is slowly becoming infested with ZERO response from JCS Realty on an outlined planned for exterminator maintenance. -Constant flooding of basement floor has led to strong mold / odors, and warped flooring within the “Library”. -A promise to maintain a doorman was nothing more than a pipe dream. -Constant garbage, dog excrement left outside. -Clients of the next door methadone clinic continue to loiter outside of the building and sometimes break in to sit in lobbies and steal packages from package room. -Monitext “virtual doorman” security service is extremely slow to respond, subpar, and infective. -Apartments used for showings by brokers / realtors, have been left open frequently resulting in squatting, parties, or other escapade like activities for residents to deal with. -Domestic violence disputes occur monthly with citizen app data to prove frequent police responses. -2k fee to try to break lease -They do not allow you to transfer to larger or smaller units mid lease -Stolen packages from package room -Amenities are not 24/7

-JCS REALTY IS HORRIBLE Stay away from all their properties. JCS has proven to become a slumlord and clearly a warefare agency that takes in tax credits, continues to build in a community, but fails to support the communities they’ve baited and switched. — stay away at all cost and stay away from JCS. You’ll have to dig through government documents to find a brick and mortar of their own existence.

Rent, dollars, and the details: Management will send generic email blast reminding you to pay them rent by the 3rd of the month without verifying the ledger being up to date, but will not respond when you send a request.

Tenant app use to make rent payment charges 3 dollar “convenience fee”...

There are so many better options in the south Bronx than 276 GC, do not settle for this building.

The management (JCS Realty) really ruins the beauty and community of this apartment. I would great recommend moving to another luxury building in the growing south Bronx, i.e., bankside, the estella, etc.

But for the management of this building, I think 276 GC was a great place to live. I will start with the pros. The building is greatly positioned in the south bronx for those commuting to the city for work and want to experience an affordable luxury building. Being next to the 4/5 had made my commute to midtown for work and general travel so easy. Although the south bronx does not have much in its surroundings, development is on its way. But in the meantime, please be aware that you will be in a food desert and you will be in an area that is not yet fully developed. For me personally, the community of the building and its amenities made up for what the area overall lacks and even made the frequent attendees of the methadone clinic (downstairs from the building) bearable. The view on the roof is impeccable and the amenities are worth the price. I have recommended this building to several of my friends and colleagues. However despite my experience (and my colleague’s who have since moved in), JCS realty made the living situation impeccably terrible.

Management is rude, disconnected, hostile, and overly police the building to the detriment of tenants enjoyment. As an attorney by trade, I have often had to push back on many post-contractual made up policies, fines, and rules. I have colleagues whom I have recommended this building to that are in active litigation with management, and I have friends in the building whose use and enjoyment of the building was constantly impacted by a management whose only interaction with the community is through cameras and use of passive aggressive emails.

People are constantly moving out of this building despite its amazing views, apartment space, amenities, and community. The overall consensus for move ours and non-renewals is because of management (the same reason I have since relocated).

After nickel and diming me for a year, management did not return my full security deposit and accrued interest despite being told that I left my apartment in remarkable shape and cut me a check that did not clear for 2 weeks after deposit. After inquiries of why I did not received my full security deposit + accrued interest, management stopped returning my emails and calls. I will be pursuing legal action for my money owed.
