4 years and counting...still issues with heat and hot water. Update: my recertification is coming up and I am about to make 5 years. New owners mean well but we still have the same old issues. The maintenance is STILL mediocre, the boilers NEED to be replaced, and the tenants who don't respect property or people STILL need to go. The rent is super high and not worth it if you are NOT on subsidy. 1600$ for 2br is WAY too much for everything that goes on here and for the property not to be properly maintained...Update: 5 years 2 months in...I have been back and forth with management concerning a payment I made in March 2017 that they have YET to apply...I showed them and provided a copy of my receipt about 4 times..I even contact C&C Management and mailed a copy of the receipt to them and I still have the charge as if I didn't make a payment. I was told numerous times by the property manager that it will be taken care of and it still hasn't. At this point I am getting HUD involved. Laundry facility in the building I live in don't work properly and neither do the elevators. I made a work order about 3 or 4 months ago for the plaster on my walls to be fixed, and I was informed last week that it was forgotten and an appointment was needed. It was said that the boilers were replaced, but I still do not look forward to the winter months. There may be another excuse as to why the heat does not work. Honestly Some people are over reacting!! This place is not as bad as people claim it to be. Before living here i had so many doubts because of all the reviews from people, but I can honestly say I have been here for almost a year now and my son and I live comfortably in my 2 bedroom renovated apartment! This is my point of view as long as you make sure your apartment is clean and you are polite to your neighbors than everything should be fine. I see people writing "all you hear is gunshots" Hello you in Newark you hear gunshots everywhere!! Move out of Newark and stop blaming one exact location when violence is happening everywhere! There are actually good respected individuals living here and just because there are some bad people everyone shouldn't be classified as one! Yea some times there may be maintenance problems but i can gladly say that new management and maintenance directors have stepped their game up! One more thing Elevators in the building are sometimes off because of the people who keep holding the elevators in each floor or when it's about to close they force the doors to open. So how don't you expect it to mess up? Some of the problems in the building as for cleanliness are caused by some of the tenants themselves who don't care about their surroundings and...

Beware of the parking regulations here. They will boot your car if you have a sticker or not. I just got booted for parking in front of my house for an emergency situation and they booted my car not even 5 minutes after parking here. They have no remorse for people living here. They are not organized about their parking rules, they will try to pocket 250 from anyone and everyone. They operate like a prison system. There’s no visitor parking and they don’t have any structural parking rules anywhere. I will definitely be filing a complete to the NJ department of consumers affair. Btw the information of the booting fees and contact information on the garbage disposal is wrong I will definitely use that as a reference to the unlawful booting...
