Update 6/12/2024 (one more and the last star added):
Unfortunately, this place is no longer my home. However, I have wonderful memories to cherish: the swan family returned (they really like these ponds); I witnessed the aurora borealis while walking around the apartments area; all the neighbors are nice and friendly; the fountain near the entrance is stunning; and of course, the guys at the entrance check are overwhelmingly friendly and recognize you by your car/face after some time. The maintenance level improved over time, and all requests were serviced promptly. I highly recommend this place for anyone who wants to live in a calm and peaceful environment, enjoying beautiful surroundings.
The management provides perfect activities for the tenants from time to time, such as bingo, hamburger night, and photo shoot competitions. The opportunity to use the sauna and the hot pool during winter is a pleasant bonus.
A small downside that I would recommend addressing is the paper listing all the "cost of moving out expenses"âRiver Oak West is a premium place, so don't bother your tenants with it.
1/11/2024: Their commitment to providing exellent experience is truly remarkable, not perfect, but. I'd like to highlight that nearly 9 out of 10 maintenance requests were handled effectively. I value the frequent email updates on activities and appreciate their proactive approach to keeping us informed about seasonal changes. Additionally, having a sauna and a heated swimming pool available year-round adds to the overall appeal.
Update 10/17/2023: The windows were replaced according to the schedule, and with the help of Jazmyn, some minor maintenance tasks were efficiently planned and executed (+1 star). The landscape update is currently underway and the entire area is already displaying signs of improvement. New flowers have been planted, the lawn has been revitalized, and a fresh concrete trail has been laid. The optical internet installation was done excellently. It is nice that management creates fun activities near the pool. However, it's perplexing that certain areas still have sagging asphalt near my apartment, preventing me from parking nearby. Additionally, some neighbors tend to park right in front of my garage, causing inconvenience when I need to enter or exit. It's surprising that the studio owners have no designated specific parking spots that do not interfere with the garage doors of other tenants. I will keep this review updated.
Update 7/10/2023: I find it completely unacceptable and challenging to receive maintenance services within the scheduled hours. On two separate occasions, the service was completely overlooked on the agreed-upon dates. Moving forward, I sincerely hope that this issue will be addressed and it becomes easier to obtain maintenance when needed. However, I must commend Jazmyn for her exceptional help in delving into the maintenance scheduling process, and I got a direct call from James. Her involvement ensured that everything went smoothly. I truly appreciate Jazmyn's and James' efforts. On a positive note, I have no complaints about the service itself. Leo, the technician assigned to the task, was pleasant, responsible, and completed the work efficiently and with clarity. Also, I am waiting for the new windows.
Moving in: Jazmyn, Jazmyn, and one more time â Jazmyn. She is making your moving experience as smooth as possible. I appreciate her fast responses and real involvement with the problems that exactly I am experiencing. So all three stars just because Royal Oaks West has Jazmyn on the team. This was my 1st (2nd floor) apartment, I moved in 2021 (stayed for two years) as a 21 year old single living girl & I thought it would be smart having the gate/garage protection etc.
Unfortunately it was the most uncomfortable experience for me, in terms of the complex & neighbors.
The day I moved in, they have you fill out a sheet of anything that is wrong. My WHOLE back patio door was rotted & there were holes in the glass everywhere, so I requested the door be replaced. I realized there were holes in the door when approximately 150+ bugs got in at night when I left my kitchen light on.
It took, 16 emails, 5+ times going in the office, wrapping my door in bubble wrap & an obnoxious unknown amount of phone calls to get a new door⌠I told them I could buy my own door from Home Depot because bugs were getting out of hand (even with the bubble wrap I would put around the doorâŚ) & they threatened me if I put in a door that didnât âmatchâ the rest of their buildings. I was just trying to not have bugs in my house⌠387 DAYS LATER, I finally get a new door!
After this new door I finally could enjoy time on the balcony⌠until I realized the wood was completely rotted & it wasnât safe to be out there.
Beside all the cosmetics/interior issues/power outages/pool not open etc⌠the biggest issue I had there was that my neighbor was stalking me!
He was sending me letters in the mail, standing in his window looking everytime I got home in the same position at the same time EVERY day, he memorized my schedule⌠Victoria Secret panties through the mail, adding me on socials & more. Once I got the âgiftâ in the mail I decided to put a police report in. Once this officer arrived I told him the actions of what has been going on & when looking out, we see my neighbor, starring back at us IN BINOCULARS.
Immediately I went to my leasing office & I explained how my move out date was in 2 months & I really wanted to get out of this situation ASAP, they told me no & that I could pay THREE months rent ($$$5,841$$$) to get out of my lease early & theyâd let it slide.
I havenât had ANY good experiences with the front staff crew here. Jamie the property manager is atrocious to work with & lets her teenage son throw parties at the pool after hours that will keep you up ALL night. đđđ

Jamie is a total scam artist and will do everything to rip you off by falsifying information when your lease ends to keep your security deposit. She will also use her employee's maintenance staff to be in collusion with her scam. IF THIS HAPPENS TO YOU, PLEASE CHALLENGE THEM, MEET WITH AN ATTORNEY (MOST YOU GET 1 CONSULTATION FREE) AND TAKE THEM TO COURT, TRUST ME YOU'LL WIN! I REPRESENTED MYSELF AND WON! I COULD HAVE GOTTEN DOUBLE (PER THE JUDGE) BUT I ELECTED NOT TO GO BACK AND SUE THEM FOR THE ADDITIONAL AMOUNT. Also, if you are there on an assignment through your employer/ company, THESE ARE THEIR BIGGEST CLIENTS and the company's loose because of lack of knowledge and challenging them and they know this. Most residents are of international race with and they are not familiar with the laws so they just let the company pay the BIG BILL. That's the nature of the beast. Secondly, when it snows, BE WARE!! Maintenance will give you much attitude and ignore your cry out for SNOW AND ICE REMOVAL in a timely fashion. Get ready to do what their staff is paid to do. Get Ready Cause Winter is Coming, possibly causing you to shovel your own walk and driveways just to get out to go to work. People accept this foolishness and come out short in the end. Most residents are only there for the school system and /or the indoor/outdoor pools. Most time, the front of the complex landscape is ABSOLUTELY BEAUTIFUL (NOW HEAD TO THE BACK APARTMENT LOCATIONS, GOTCHA, THE LANDSCAPE IS HORRIBLE). There employee turnover rate is awful. Note, I'm not mad at them for what they do and how they treat residents, its the residents fault for allowing this nonsense and supporting it by living there and not taking advantage of the statues put in place to protect tenants. I previously was a homeowner and a owned rental property and never treated my tenants this way. BEWARE OF THEM AND THE FAKE SMILES TO GET YOUR BUSINESS!!
