I rarely write bad reviews but since management has not fixed the issue, I guess I will put the complaints here.
I was supposed to move in on Sept 6th. A day before I was supposed to move in, management contacts me saying that I cannot move in because there were delays with the installation of the washer and dryer due to Labor Day. This was very last minute and unprofessional, and the date they gave me was Sept 20. I was very confused why it would take 2 weeks to install a washer and dryer, but I was under the impression that maybe they also wanted to take the time to clean the apartment up. Wendy, the assistant property manager, was very nice and did offer another unit where I could move in quicker, but it only was a partial renovation so I declined.
They were able to have the move in day be September 17th, and on the day of the move in, I walk in to see a dirty scratched floor, dirty fridge, stained restroom, a hole in the wall from the broken towel rack, and the heavy heavy stench of cigarettes. You would think that 2 weeks would have been ample time to clean up the place, but no, it was still dirty and repairs had to be made. Management stated that the heavy stench of cigarettes was actually from the cleaners using a steamer and that their products made the whole place smell. I had multiple people visit the place and tell me that this was not true at all, as it was due to the fact that the previous tenants smoked when this apartment complex is supposed to be no smoking, and never aired the room out.
They hired cleaners to comeback to clean the next morning, which I appreciated. I was also told that I would be able to get reimbursed for the rent that I was paying when I could not move in yet. They also told me that they would fix the hole in the wall ASAP. A week later, this hole has not been fixed, I have not heard back regarding reimbursement of rent, and am still living in an apartment that stinks of cigarettes.
Archer claims that it is no smoking in and around the complex, but I have seen people walk by the trash cans smoking so this claim doesn't hold well. And with my unit smelling like cigarettes, it makes me very skeptical of their "no smoking" policy.
I found roaches in my restroom! This is absolutely disgusting. I also woke up in the middle of the night to a spider on my arm. No wonder Archer makes every tenant pay a mandatory $3 for pest control a month.
Wendy has been very friendly and welcoming with the touring all the way up to the move in process. Read moreI have never been so disappointed in myself before. This place is absolutely terrible. No hot water..... And when it does work it takes 20 minutes to warm up.... The water changes temp mid shower and has burned me a few times. The day I moved in and several days since I have found numerous roaches. The floor in my kitchen was torn and the floor was uneven. Maintenance said he thinks the tree roots are trying to come through the floor which is making it feel like a hill. I'm disabled because of my foot/leg so an uneven floor is not safe. There is so much fighting especially late at night. There's broken glass all over the property and I have a small dog I walk outside. There's trash, cigarettes, and animal feces all over the property. It is supposed to be a smoke free community, but it's not true at all. I found blood outside on the sidewalk that my dog almost licked up. Gross and unsafe!!! The neighbor above me urinates on his patio, no he doesn't have a dog, it's him urinating. Guess where the urine goes? My front door!!!! The AC is terrible. It's so hot in my living room. Several of the outlets didn't work when I moved in and still don't despite me complaining. My dishwasher and dryer were broken when I moved in. They did fix these two items so that's a plus I suppose. My car was messed with on the day I moved in and I was told security would be passing by regularly. I live right by the parking lot and I have never seen them. I called security and maintenance a few times but they didn't answer or call back. I have been hassled by neighbors when out walking my dog and I don't feel safe. The people above me are obvious drug addicts and I was informed by maintenance that they have had issues with them... Why are they still here? The neighbors told me the roaches have been an ongoing issue because of that unit. Also, I found my cutting boards chewed on and the manager said it was just debris from drilling. I cleaned it up and guess what? There were more a few days later and nobody drilled anything. I asked where the c02 detector was and was told "I think the smoke detector duals as c02". Well, I did some research and it's not a C02 detector which means there is none in my unit. I'm so upset that I thought this place was nice. This is what I get for not seeing the unit since it wasn't available until the move-in day after the lease was signed. DO NOT MOVE HERE!! YOU HAVE BEEN WARNED!
On a positive note some of the neighbors have been very friendly and kind.

Read moreHave u met the resident manager? lol. well come in and meet lisa. yes the lady eating chicken legs at her desk with her kid in the lobby who has been there every time i try to go in and talk with her. lisa is in no way knowlegable about the property. i had to go directly to jM partners in concord today who owns this miss managed property to have issues reolved. neighboors who rented were arrested and ontop of that i found out lisa rented to a person that had her identy stolen so who is the person living next door to me. i guess it dosent matter sinxe the police took her away. the staff is second choich at best. with all the talent out there it makes me wonder who is responsible for the hiring of this staff. i have been in commercial real estate for 20 years and without any doubt understand the importance of good management at any multi family dwelling. if there are investors with promises of a good returns... Be concerned because if jm partnets had my money invested with hopes of long term gains you should visit this propery and invest perhaps with a group who manages their investments like the klingbel family or even better a local firm known as reeffe co in san mateo...many more. i lived at lincoln place while my house was being built and it was just a horrible place with gun shoots and getto staff is just the best description. oh you pay for eater but all the plants around us didnt get watered because of many broken sprinklers all the plants are dead in back of first building and they hire unlicensed folks to cut diwn big beatifull trees and we all know permits are required on all multi familly dwellings. yes we called the county and no they had no permit to cut down trees that day. it was horrile watching two beatifull trees removed because ??? the county was investigating that nad decission. dont walk away from this place run as fast as u can. lisa u should put the food away and get a baby sitter when you are at work. if you ate with your mouth closed that could help but food in hand with miuth open yelling at your little brat kid was just more then i could take. oh maybe you could enroll in a simple english class. Aint doing nothing..is bad english at best; its possible she was engaging in someother getto language i am unfamiliar with. and amanda she has sime hope but i just dont see her as a qaulity manager with any kind of leadership skills either. good luck my fellow neughboors and know this sacramento has so nany lovely properties you have options and you should look at your options before you put up with this unlikabe staff who reaaly we all laugh about their laking...
