Brace yourself folks - this is a long one. Having lived in "luxury" apartment buildings before, The Landing could do so much better! It started off great until our move-in date. We worked with Jennifer from leasing to kick start everything, which was a good experience overall. With it being a somewhat new building, we were told that we would be the first tenants to live in the apartment we selected. During our initial visit to tour, things seemed wonderful - we were pretty much sold. We had traveled from Portland and weren't able to do our move-in orientation until we actually moved in (which we didn't know we needed to do until we reached out ourselves to find out the process for move-in). No big deal.
We had a small window of time to get our things in order when we arrived from Portland the morning of our move-in. It wasn't an easy process - there was no structure in terms of getting our keys, gaining access to the gate for parking, etc. We did a quick walk through of the apartment and found that it definitely wasn't move-in ready. We weren't bothered too much thinking we can clean it once we get all of our things in order and moved in.
That was the start of the roller coaster of emotions in dealing with our terrible move-in experience. When we began the process of cleaning later that evening, we found so much wrong with the apartment. Upon further inspection during our deep clean, it was obvious that nothing was done to clean the apartment itself. There was mold in the washer/dryer which was replaced upon our request (thankfully). There were crumbs/spills of food and liquids in the cabinets and refrigerator. The oven was crusty and had lots of wear and tear along with the other appliances. Awful.
We're still in a pandemic and having to move in with the the thought of everything being un-sanitized blows my mind. Our health was at risk and they tried to make it seem like it wasn't as big of a deal. To reconcile this, they only offered a one time cleaning. What is that even supposed to do for us?! You can't imagine the anxiety my fiancee and I had our first night (let alone the week) in this so called luxury apartment. We stayed up cleaning after moving all of our things in and driving from out of state.
To make matters worse, how do you market an apartment to be brand new when in fact there were previous tenants (we have mail with their names on it to validate this). We were completely lied to! We were first tenants of both of our previous apartment buildings so we know exactly what to expect when being told that we would be first-time tenants.
We couldn't believe the response to our concerns. We did the deep clean ourselves and had a lot on our plates (new jobs, etc.) so after having addressed it with the staff, we let it go a bit until we completely settled in. They were on it the first few days, but then we didn't hear anything back. You would think they would follow up, but nothing. Whatever, the ball was in our court so we followed up ourselves. We were told two different things: (1) we'd get a one time cleaning service (2) they'd offer a 12-month cleaning service. I didn't schedule anything for cleaning because I wanted to confirm how they planned to reconcile the issues.
Fast forward, it has been about two months since we've moved in and we decided to send an email to follow up. We hear nothing back so we take it up to the resident ambassadors. We've scheduled our first cleaning, but we are awaiting a response to get this taken care of. Terrible experience.
On a more positive note, the residents are cool - everyone is very friendly and the neighborhood is decent. Gym is also great! Also, kudos to the maintenance team (Angel and Luis) for being diligent with us throughout our time here thus far.
Anyways, that's my rant for the day. I could say a lot more, but long story short - I'd look elsewhere for a luxury apartment community. If things don't turn around, I will definitely not be renewing our lease. In the meantime, we'll be making the most of our...

I truly believe it is the way property was built, there are only so many things a management company can do. The turnover of staff makes it difficult to really connect with anyone.
Two stars are for the staff and maintenance folks that def are dedicated here. Most have left unfortunately. Otherwise, I would probably leave a 1 star. Taylor, Marie Will Jeff Angel Jose and Maria are folks that get the stars.
I have lived here for almost three years. Meaning. I was one of the OG when they first started leasing. I moved in the pandemic period. I wanted a peaceful, beautiful place and area to be outside. That it was. Loved. It was a community. Notice, past tense.
Now - It is back to normal in SF⦠I would say the following :
Competitive pricing for location and spaces (stop expecting the world in this area knowing you are by the P Hill projects) -If you like to cook. forget about it. Kitchens are not cooking friendly -Air flow is horrible. I stopped complaining. it just is. Freezing in winter and hot as hell iin summer. NO a/c not heating that is sufficient. you will need fans and space heaters plus air filters -Location is critical here. Above 5th floor facing bay. Yes. Facing towards projects. no nor lower floors. there are two buildings here. I would never choose to live in front. back bldg facing bay. Yes! -Amenities. meh. lack of management here. You will face angry tenants and to that extent - wonāt want to use amenities. I think this happens in any location though, but I moved here when tenants were nice, and I have friends from living here. All of the people I knew have moved out because of well pricing to what you get -Dog scenario here. Again lack of management. There are dog breeds that they state aren't allowed. Yet these breeds have been here for my three years. Prepare to run away sometimes. I have ! including this past week recently. I stopped complaining because it went nowhere. Trash and smell is horrific most of the time the parking garage door was not working for months. and due to significant move outs, there will be a moving truck blocking one area almost weekly (thankfully, I do not park in garage at $400+ a month) You will pay for others trash dumping and shared community costs. at least $200/month or more They charge $20 per month per apt for package delivery. you wont get it about 50% of time. I started sending packages to Whole Foods Amazon pickup for items I really needed. -Mgmt response is minimal. Expect to manage everything yourself. Which means if u have an issue with kids or dogsā¦. prepare to call SFPD, which basically is not responsive -Do not expect deliveries for food via Amazon , Uber Eats , Doordash nor packages to ever go to your door - no one can figure out latch digital codes. -As mentioned above. digital key and lack of management - zero help with getting items delivered. prepare to walk groceries. Prepare to walk ur food / packages a whole city block or more from the lobby to your apartment. This isn't doable for many. Honestly, I am athletic - yet many times, I struggle to routinely deal with the fact I have to walk groceries, deliveries from street, garage, lobby to my apartment.
After mediocre stuff. The most amazing part of this building. sound proof. Start loving zero noise and if you live facing mission bay. Yes and Yes !! Why I have stayed here - albeit amt of negative items.
I saw other reviews. I have to disagree on some. I love maintenance people here - - each maintenance team has been responsive. in less than 24 hours or within 24 hours. Each time they have fixed everything for me. I have lived in horrible apts and in NYC plus another large city. I know what it is like to have zero response. This place has a wonderful maintenance staff.
I think you choose this place because of the location, competitive pricing and you deal with some of nuisances...

Want to lose a bunch of money and have a terrible experience? This is your spot. Erica is at the center of it all. She will allow or personally create false charges & illegally withhold deposit. She knows people arenāt likely to take her to small claims court so itās low effort, low risk, high reward for her. Once you sign your lease the mask falls and the chaos begins.
OVERALL IMPRESSION OF THE LANDING:
If I could give this place 0 stars I would. If youāre looking for āluxuryā apartment living this place is a massive rip off. I lived here from 2020-2021 and not only was everything constantly broken (trash chute, gym equipment, Latch door software, the garage door, the reception phone, the elevators, the list goes on and on) but only a fraction of the staff were nice (Guillermo and Angela were wonderful!) Taylor was AWFUL. Rude and arrogant.
In addition, the location is horrendous. Never mind the freeway right next to it; the housing behind the landing had literally caught fire three times and there is always trash on the hill those apartments sit on.
Beyond the day-to-day living being a nightmare, leaving is as well. We had to fight several bogus charges. Make sure you record your apartment thoroughly before moving out. Iām glad we did.
After finally leaving and dealing with charges I think Iām done with The Landing. Nope. I didnāt realize that I had a subscription still being sent to the Landing. No big deal, given their secure mail room right? Wrong. I have been calling over and over again, asking about my packages. I have the receipts and everything. While Tameka (who was very nice) eventually answered my phone call and immediately checked for my packages she then called the leasing office and passed my request along to them. After that nothing happened. Likely not her fault, I blame management for this fiasco.
I waited for someone to call me about the packages, which never happened. I ended up calling them over 40 times in which all of my calls were ignored (they claim there is something wrong with the phone line). I emailed leasing, their concierge, and left a voicemail with their leasing office. Then I emailed management (Erica). It took just under 2 days to get a response.
While I understand that someone else stealing my packages is not their problem, it is unclear to me what has happened to them. They claim the packages were marked āreturned to senderā and only 1 of them was. If staff or management kept or disposed of my packages that would be illegal. Per their terms, they would be required to give me 30 days notice, which they did not for the packages in question. They had my contact information and could have informed me of receiving my packages easily. I literally just moved out.
I am furious by managementās lack of communication and disorganization (not surprising). This is a terrible place to live.
UPDATE ON MISSING PACKAGES: of the 7 missing packages I have received 1. The rest were allegedly marked as āreturn to senderā. Unfortunately Amazon says they have only received one of the packages that were allegedly returned. There are cameras everywhere so it will be easy to understand what happened to these packages if escalation is needed. At the very least they should address...
