After living at 202Railside for a year I feel like the positives heavily outweigh the cons, but that I should mention both. The apartment is very aesthetically pleasing, that is typically the first comment relatives and guest make about both the inside and outside of the apartment. The location is great, downtown Springdale is growing and I enjoyed being minutes from both Fayetteville and Rogers. I lived in the Workforce housing, where I paid a flat fee of $935 every month and that included all utilities except electric. For the location the price was competitive. Initially any work order put in was promptly serviced, even getting a portable AC unit put in last summer the same day requested. The fact that they allow pets is huge, and not having a weight limit or breed restrictions was exactly what I needed. However this is where the cons begin. RESIDENTS do not pick up after their pets, and you are not able to walk in any grass area without stepping in dog poop. At one point the property manager at the time stated people would start getting fined, whether that ever happened I’m not sure, problem did not get better only worse because then the animals started going inside the complex on the elevator and stairs. I find this to be a resident problem, but I think management could have stepped in somewhere as that is unsanitary to say the least. There was someone bit on the property, not sure the reporting in regards to the incident has ever made it through to management, or what the policy even is but again RESIDENTS should control their pets. Parking is not guaranteed as advertised, because all the parking in our lot is taken over anytime that Homegrown gets busy. I’m not really sure the legality of having a wheelchair accessible area, but there is no ramp, getting a dolly up and off the curb is difficult when moving, so I can’t imagine how it would be for someone actually needing access with limited mobility. The mailroom is a design flaw and should be fixed. The mailroom is located in the building Homegrown is and in the hall that the public restroom is for Homegrown, Bella’s, and the Cave. Our mail is out for the public to have access to, and I did have a package stolen. I asked the then manager (who has since been let go) if there were cameras since local businesses and construction workers also have access to that space, I was told no and to tell the company it was never received, even though they uploaded a picture where it was obviously dropped in our mailroom. Which leads to sharing that the management is pretty hands off, I’ve never really seen anyone on site and the last/current property manager are difficult to get ahold of. It was time to renew my lease and I was never issued one, or had any message put on my portal. I was then charged short term lease fee and late fees and wasn’t able to get ahold of anyone to get to the bottom of it for over 3 weeks. I was forced to over pay for July $700. It wasn’t until I called the main office in Omaha, and got a message through to a higher up that I received an email the same day, that they would be refunding the total amount and would accept my 30 days turned into the old property manager. When moving out, the lease states doing a moving out inspection with one of their representatives, however none showed on the date discussed, no further communication was had from Management when I asked and referenced section 49 of the lease so I did as they shared and turned in my key to the top drawer. Read moreTo start off this is not just a review this is a complaint that will be sent to The Lund Company corporate. This complaint is towards the 202 Railside building and management as of 2024. Before this we had minimal issue especially with management. Karina and now Nadia have done nothing but run this building into the ground. Just for example today, my wife was woken up by fire alarm testing. Did they tell us they were going to be testing the alarms today, no. No they did not. We received the email in the first photo shortly after the testing started. No big deal however when Karina was asked about this instead of taking any form of blame it was our fault that we didn’t receive her email warning us on 9/20. I’m not exactly sure how not receiving an email is the tenants fault especially enough to be aggressive and condescending about it however that’s how it was. We have lived in this building since july of 2022 and never have we been as disrespected by management until now. The last 3 managers since Rebecca have been nothing but disagreeable and unhelpful in every single avenue of their job. God forbid you need to get someone on the phone, or a maintenance request completed. If you believe any of this is a isolated issue you can read more of the reviews. However to get onto the bigger issue on July 23rd I had 300 dollars worth of packages stolen out of the secure mailroom, but wait it gets better. It was stolen out of the parcel locker. And if you reference the second picture you can see who removed it and when. Karina removed my package and everyone else’s out of the parcel locker (which is considered a signed receiver by the usps). Then the story gets fuzzy as we have to trust Karina’s word however she said a lot. According to her all the packages were removed from the secure boxes and placed on the ground in the mailroom because the lockers were full. Why she would feel the need to do that I do not know however that does seems like what she did, atleast that is what she told the detective assigned to the 3 cases that came out of this day. After they were placed on the ground they were ‘dispersed’. To where? Your guess is as good as mine. My packages haven’t been found since nor has my money been refunded. Karina showed absolutely no sympathy to my lost money or to the party she ruined for another couple. Yet there’s more, Karina then back tracked and told the detective and me on audio recording that she gave the packages back to an amazon delivery driver to return to sender. Okay sure however my packages were delivered by USPS and were signed for, there was absolutely no way for anyone to track them. And you should be thinking none of this was a big deal because there is a camera in the mailroom overhead. Yet the camera footage isn’t available, no one has access to it. Very odd. We have security cameras and we pay for the extra safety of them but management can’t access them. I guarantee they could access them if damage occurred to the property though because they have before. The detectives cannot proceed with this case criminally because 202 Railside along with Karina and now Nadia have withheld and destroyed so much evidence there’s not even anything to check. I currently have a freedom of information request out on my case and the others and will be slowly filling in more information as it is released. Secured package lockers: Receiving mail is a mess. Sometimes it's delivered to the front of building, back of building, mail room, to your door, in the elevator, all over the place. Several people have had issues with mail getting stolen from the mailroom as they always keep it unlocked. I would say less than 10% of deliveries actually utilize these lockers.
Pet friendly community: The only feature of the property that would allow you to refer to it as "pet friendly" is our small yard to the north as a place to take your dog out. This pet friendly yard has been in a muddy disarray for over a year with construction materials, dumpsters, construction parking, shipping containers, and other kinds of messes. There is basically nowhere to take your dog unless you walk up Emma. See attached picture and decide if that looks like a pet friendly place
Resident co-working lounge: The lounge has been out of service for several months as maintenance drags their feet on fixing a leaking issue within the lounge. Definitely not a big issue that has been carried out for 3+ months. Lounge stays inaccessible.
Valet composting services: Literally does not exist. Has never been an option here.
EV Charging stations: There are 4 of them, only 1 works. People often park in the spot so you can't get to it if you need it.
Private outdoor terrace: Locked and inaccessible with the lounge.
Elevator: Often behind on maintenance or out of service. Usually smells pretty bad.
Reserved off-street parking: Parking lot is difficult to get into and out of. Tenants are "required" to park in our designated parking lot (as opposed to using Emma's public spots), yet construction workers and random people usually take up several of the spots in our designated lot. Management acts like they're going to tow but have never done more than put stickers on cars.
Free wi-fi "included" in rent: Very spotty and seems to go out at the worst times. You can notice a slow down around 8PM when I presume it is most heavily used. When you explain this to management, they say that they ran a speed test and everything looks normal. When your response is to request to pay out of pocket for your own internet service provider, they say that is not allowed, and offer a "premium" internet package for an additional fee. If you guys can't make the basic internet work, why would anyone pay more money for internet?
Overall, not the worst place to live. But with the lack of amenities, especially when comparing to other complexes at similar price points, it would be extremely tone deaf and annoying for management to continue to raise rates with so many clear issues that need...
