Cautionary Review – Human Moral Bankruptcy: Cascata Apartments
Cascata Apartments offers a convenient location and spacious one- to multiple-bedroom layouts, but numerous operational, management, ethical, and safety concerns make it a high-risk choice for prospective residents.
Summary of Concerns: • Excessive and unclear fees: Utility charges, cleaning, and redecoration fees are often disproportionate and inconsistently applied. Additional fees and side agreements outside the main lease appear to favor management rather than protecting tenants. • Poor management and customer service: Office staff is friendly. However, property manager Rachel, has been reported as unresponsive, unprofessional, and biased. Tenant complaints and maintenance requests may go unresolved despite repeated follow-ups. • Retaliation and biased enforcement: Management practices have allegedly included retaliation against tenants, negatively impacting credit, unauthorized vehicle towing, and housing stability. • Security and safety deficiencies: Limited access gates frequently malfunction, and vehicle thefts have occurred. Units have reportedly experienced roach infestations and brown recluse spider presence, creating serious health and safety risks. • Eviction without notice: Cascata has reportedly evicted tenants without giving proper notice or providing legally required documentation, including during the COVID-19 pandemic, leaving some residents homeless despite state-issued eviction moratoriums and mandatory housing protections. • Misleading information and amenities: Promised security, maintenance responsiveness, and community standards are inconsistently enforced. Misleading online reviews and marketing claims appear designed to obscure the reality of tenant experiences. • Legal noncompliance regarding death disclosures: Under Oklahoma Statutes §41-130.1, landlords must inform prospective or current tenants if a death has occurred on the property. Several buildings have acquired tenants who were not properly informed by management. • High tenant turnover and ethical concerns: Cascata has one of the highest red flag turnover rates in the area, reflecting systemic issues in management practices and tenant treatment. Taken together, these issues reflect a concerning pattern of human moral bankruptcy, management judicial bias, financial conflicts of interest, showing disregard for tenant well-being and ethical obligations.
Conclusion: While some apartments may appear satisfactory in terms of layout and location, the combination of excessive fees, poor management, inconsistent security, unresolved tenant issues, pest infestations(brown recluses especially), retaliatory practices, misleading contractual terms, financial conflicts of interests, breach of contract, eviction without notice, failure to uphold policies, misleading online reviews, and noncompliance with legal disclosure obligations suggests that Cascata Apartments presents significant risks. Residents have reportedly stolen vehicles, illegally towed vehicles, housing stability, unsafe conditions, and personal data, including severe damage to their credit, personal identity, and credibility. Creating a massive burden against them. Tenants have also reported despite due process on their end, Property Management Rachel, will weaponize the landlord tenant legal system with her husband’s help that is also involved in private security measures. Prospective residents should carefully evaluate these concerns before committing to a lease. It should also be noted that if any tenant believes they will be honorably granted their security deposit. It is suggested to maintain credible records including, photographic documents. For if no reason to retain the tenants financial security deposit. Reasons will be illegally and...
Read moreWorst experience of my life was living here. There is no luxury experience at this complex. Since I have lived here I have not let me or my kids walk on the carpet without socks on. I guarantee it’s the carpet that was here from the first day it opened with a hit or miss on how many times it was cleaned. They allow residents to have way more people live in one unit than even allowed/documented. Mind you this complex only goes up to two bedrooms and I’ve seen a family of 7 (mom, dad, daughter in law, son aunt, grandpa, grandkids) living in just a one bedroom. Where my concern comes is the rental application only allows for 4 people with names of each one listed. If one of those people was a sex offender nobody would ever know if their name is not listed on the application. Multiple people have noticed men take photos and videos of children swimming. Never in my life have I experienced such harassment from management and for no warranted reason. The pool goes without the proper chemicals required to not get a water borne illness. It is not healthy for anyone, let alone children to swim. It’s also unsafe to let your children ride bikes or play outside due to the overwhelming amount of drivers who speed constantly (and that’s even WITH an adult being present outside at all times while the child is). The amount of roaches and ants that are in each unit is disgusting. And did I mention the fact this complex is full of weirdos INCLUDING the maintenance staff that walks in and out of your apartment without permission while you are gone. Then walks around telling everyone in the community about all your expensive items you have. The amount of community gossip from the staff to other tenents in this complex is sickening. The reason why maintenance doesn’t get anything done is because they are too busy at the pool gossiping with the tenants. I know of a tenant that was stalked by the maintenance. He even went as far as to pull her file from the office and get her number and call and text her constantly. Even after the office was notified of this problem he still works here. The amount of blatant disregard of providing safety to their tenants on something as simple as tenant application process or employee application process should be taken into consideration when renting here. If someone asked me today if they should live here I will just say “look at all this proof of why you shouldn’t and decide for yourself.” and hand them my notebook with dates and times of everything that happened to me while I stayed here, including the photo proof of each instance. I would much rather prefer lighting $1400 on fire and watching it burn than using it to rent here. With all this being said be careful if you are thinking about living here, exterior looks can be deceiving as to what really goes on behind this “gated” community (the gate never works and gets stuck on open...
