Where to start? Definitely not a 5 star stay, 3 if being generous. Room number 101 was a decent size but woefully unclean. All areas that need more than a superficiall wipe were very dusty. Particularly the little tray that holds the kettle, tea and coffee. The bathroom tiling was in need of re-grouting as it is gross. The hair dryer had a 'Failed. Do not use' sticker on it from it's PAT test. Great friendly staff though. Bed was comfortable enough. Breakfast was of course not included but from the extensive Wetherspoon's menu. I had as always the vegetarian breakfast. Toast was not really toasted. Mushroom was stone cold. But you gets what you pays for and a cooked breakfast and as much coffee as you can drink for under a fiver? I'm in! Important context: My experience was a 1 night stay and does not represent this establishment in it's entirety. No-one in hospitality sets out to provide a poor experience. Anyone can have an off day.

I have dined at many Wetherspoon pubs during the past, this year alone I have visited and enjoyed meals at various pubs and hotels in the Wetherspoons chain. Ruthin-Minehead-StreetSomerset- Burnhsm on Sea - Westhoughton- Chorley - Wigan “Moon o Water” - so I think you would have to agree I appreciate the food and the hospitality of Wetherspoons, the value of the meals normally are outstanding - however I have never had to leave a meal because the steak inedible I did mention my disappointment to a lady staff member on leaving, this last Thursday dinner, as I visited with my granddaughter and great granddaughter- perhaps you may recall if you were the person I spoke to when leaving ? The Brocket Arms was a disappointment

Not a huge carpark manged to squeeze my van in Need to enter registration details at reception for free parking No one on front desk says pick up phone still no one came popped to the bar to get someone. Quick check-in all info given No lift just stairs Room an ok size bathroom tad smaller Bed super comfortable WiFi good Shower hot and powerful Location is about 10 min walk to the centre of town. Breakfast not included Excellent menu and excellent value food Would definitely stay again if in the area

Managed to swap rooms due to the first one not quite ready. My replacement room was much better, although the shower only had very warm/hot water (I did mention this on exit). Pleasant service at the bar from all servers. No pizzas, so I enjoyed the chicken wings basket.
