It is HIGHLY recommended that you order through their store app

There is no actual store front at this location. You walk in and you are basically in their commercial kitchen storage area. There are no menus on site too. Not a big deal when most places are pick up these days hence the recommendation to order online for pick up.

We ordered the pineapple butter bun, curry fish balls, pineapple pork chop bun, hot signature HK milk tea and hot coffee milk tea.

Everything was very good and satisfied our HK snack cravings without making a 40 min trip out to CP. For those who are intimidated by the slab of butter, it is not like biting into a stick of butter that came out of a fridge. It's light and airy like whipped buttercream. The pork chop was flavorful and complemented really well with the sweetness of the bun.

I believe you get 9 pieces of fish balls (couldn't count fast enough as we guzzled them down). The fish balls were bouncy and I like how the sauce was thick enough to coat each ball.

For the drinks, you wouldn't think coffee and tea go together but I enjoyed the hot coffee milk tea more than the HK milk tea. The sweetness was cut by the coffee and it adds a wonderful bitter smokiness. The HK milk tea was overly sweet and was missing the tea flavor.

Probable one of the worst bubble tea and bubble waffle place I have ever been to. The drinks we ordered were no good. There are way too many other good places to go besides this one for me to waste my money here. The employee gave us one spoon for our bubble waffle, so we went up and asked for two more. She rolled her eyes, looked to the side then tossed us our spoons. Very unprofessional and disrespectful way of treating their customers. The tables were nasty. We were one of the first customers to sit there and you can tell they wiped the table with dirty rag. The table smells like rotting rag and I didnt even want to put my elbow there because it would smudge on me. Their straws are horrible quality. My straw was in there for 15 minutes then it shriveled and I had to use my spoon to scoop the stuff out. Bubble waffle had way too much stuff on it and it was folded too much for us to eat the bubble waffle and ice cream together. We ended up throwing more than half of the ice cream away because it was not even. Also the ice cream was super freezer burned and tasted bad.

Overall Experience, 4.3/5: It was their soft opening, but everything was impressively well-organized compared to other bubble tea launches. The staff was very welcoming, and the shop was clean and inviting.

Food/Drink, 4.5/5: We ordered the Fresh Lemon Green Tea, Passion Fruit Lemonade, and the Pineapple Bread! They use real fruit, just like Mr. Wish. The bread was incredibly buttery and delicious, with a subtle pineapple flavor. You could tell it was freshly made.

Pricing, 3/5: It’s sightly on the higher end for bubble tea, but it was worth the price for the quality of food.

Service, 4/5: There was a short wait, but overall, service was pretty quick.
